Why have we had very little viewers?

Hi all, our house has been on the market since early March. Up until now we have only had two viewings. We received an offer which we accepted but the sale fell through because they failed to sell their own property and their own buyers were not solid.

I'm surprised we have not had more people through the door however and wondered if anyone would like to click on the link and give feedback on the photos? Or anything else on the ad which may be putting some people off. All feedback, good and bad, gratefully received.

Agreed, pics aren't doing it justice. No idea about your location/price, but for me, very first impressions are that it looks dark.

On closer inspection, everything looks very lovely. I'd ask your agent to retake all the photos. In fact, you don't need that many, I rarely see pics of hallways unless they are especially grand! And yes, your first pic should always be of the front of the house.

It doesn't seem overpriced for the area...there are some beautiful properties there. I found a 2 bed for the same price here and that doesn't have a lot of garden either.

It could be that people want a garden and can get one in a less popular area.

I did have a quick look on sold prices for your road and they seem to be about £20k less than yours.

I do think it looks lovely, but I think price might be the stickler.

Get the title amended to say "end of terrace" rather than just terraced.

Get the first photo changed so that it shows the house instead of the view.

Drop the first photo of the garden - makes it look completely vertical and unsuitable for a family.

Drop the photo down the stairs - makes them look very steep and unsuitable for a family.

Sort out the pots and planters full of dead plants by the front door - take a new picture in the sunshine.

The full description is a bit lazy, basically says nothing expect "book an appointment". It doesn't really sell your house at all.

BTW, do you have external access to your back garden?

Ah yes, I don't even read the blurb (straight to photo's and location first for me), so didn't see it's Leasehold. That would put me off too.

Hold on OP. This house was on the market just 7 or so months ago at £20k less! Looks like you've done a bit of work but certainly not £19k worth!

Is it on at a similar price to other recent sales? Only 1 other property came up in RM at £140k, but there might be local reasons why yours would be worth much more.

Pics wise agree with the above; too many and not well lit. Better just to have 6-8 decent ones and leave things to the imagination.

All the photos are take from Different heights. Makes the smaller rooms feel smaller. As others have suggested get wide angled photos done in good light. It looks like the photos were taken on a lovely day, but unless sun is streaming in, the effect is to make the room look dark.

Second bedroom looks tiny

Dress third bedroom with some of the furniture in second

Big thing made of new bathroom in details, but it doesn't WOW me. Photo seems to be showing me how clean your plug hole is. :)

Better photos of outside space and the off street parking

View is lovely, but don't use it as the first photo. Nice one of the front of the house would catch more peoples eye.

I have no idea what leasehold is (I'm in Scotland we have no such thing) but others have pointed out it would be an issue for them. Can you get something included in the schedule that makes it more appealing?

Can't comment on pricing or location, but your house is lovely, just needs to be "sold" more.

First thought is - why is the first photo a landscape one? Anyone browsing rightmove would see that in the search results and probably not bother clicking through - I wouldn't as I'd assume the house was a state (i mean, "full of potential"). Yours isn't, I don't think there's anything wrong with the pictures, apart from the lighting on a few.
I always heard if you didn't get viewings it was because your price is too high (was that from kirstie and Phil?) - what's the price like in your area? Have you checked sold prices? Did you get several valuations? Are your estate agents doing anything? If not, ditch them and try someone else. Or get two estate agents to list at once, then they've got to compete to come up with a buyer (we did this on our last house as we needed a quick sale).

I think your house is lovely. And the view.....

Maybe a bit of warmth in the bedroom and photos taken when the sun is about as they are a bit dark would be good?

Kid-friendly the garden a bit - or borrow patio furniture and show how you could dine al fresco out there, add a cot to the empty room or make it look like a study, and de clutter the other spare room. Remove the photos of the stairs and corridor and brighten up the darker ones.
It looks like a lovely house, hope you get some more views soon

The blurb is really generic, and there are far too many pics. Ive seen your whole house now and the blurb doesnt make me want to come and see it in person which is a shame cos its a nice house but the whole advert isnt really selling it

The photo of the garden, looking down on it from an upstairs window, in the August listing is much better than either of the current photos in the current listing.

It's on an A road and there is not really a proper back garden - bit of a nightmare with small children. I think that is going to narrow the pool of buyers considerably. The steps up will put off people with prams/pushchairs/mobility problems.

In terms of improving the photos, I would cut out all the photos of the stairs and hallway and make the rest lighter and warmer. Just putting the lights on in each room would make a big difference to the warmth of the photo. The photo of the kitchen looks so much better than all the others for this reason.

Better photos of the garden are a must - you need a wider angle photo to get all of the garden in. At the moment it looks like you're hiding something.

If you want to go down the route of major improvements, the garden should have top priority. It needs to look like a usable space. Atm it looks terribly steep and full of hard surfaces.

This is the schedule from last year, although the decor is dated the photos are 10 time better at showing off the property that the ones you currently are using. The rooms look bigger, the mater bedroom for a start is huge, but you can't tell that from the photos.

I'm guessing you took the photos yourself and used a online agent. To do your home justice you need to get a proper agent in.

For me, the first pic should be of the actual house from the street. If it's not, I don't bother with the rest of it. IME agents tend to do that - likewise indoor shot first - when the house is ugly. Yours isn't. I think it's lovely.
Put some of the second bedrooms furniture in the third bedroom. It'll make the second room look less cluttered and the third like it's actually used.
Maybes a nice landscape on the main bedrooms wall?
Leasehold is another problem. It takes effort to find out the details and on a skim through for properties, unless we really want to be in that area, leasehold makes me go to the next property.
As others have said, it's priced high for the area, if folk can get the same cheaper, they will.
It is a lovely house though. I would consider it if we hadn't bought a new build just last year. I'm going to bookmark it, but I hope you find a buyer soon.
