Why have we had very little viewers?

Hi all, our house has been on the market since early March. Up until now we have only had two viewings. We received an offer which we accepted but the sale fell through because they failed to sell their own property and their own buyers were not solid.

I'm surprised we have not had more people through the door however and wondered if anyone would like to click on the link and give feedback on the photos? Or anything else on the ad which may be putting some people off. All feedback, good and bad, gratefully received.

Well OwlCapone it looks to me like this thread is 4 pages / 170 comments of the same things being written.

Clearly you missed that part where the OP is going to make the changes to the photos to see if that makes a difference first and then reconsider the agent so yes, you might be on the wrong thread.

Actually I hadn't missed that part, but it didn't change the fact that- as I said- it was a very long and repetitive conversation. Which even the OP referred to in the part you quoted.

Clearly I have hit a nerve by stating the obvious.

We used your estate agent Rita and thought they were fab. Sold in days with absolutely no probs at all. Hope when the photos are updated, you start getting some more viewings. Good luck.

Well I also used the online agents and also thought they were fab. Lots of viewing but more importantly to me the viewings were genuine rather than footfall the agents had managed to shove through the door. The communication was excellent and the whole service was very controllable. I too had struggled with local agents who promised lots and did not deliver.

I'm rural and would always go straight to the internet and not tour a single local agent

I know it's all been discussed to death but to add my two pennorth. It's been a while since we moved but when we were searching for a new home I registered with all local agents in the hope that they'd alert me to the properties coming to market. I also stuck with a point of contact and let them get a feel for what I was looking for.

It was very hard to find what we wanted until one agent in particular really got an idea of the kind of people we were and our lifestyle and literally bullied me into going to see a house I would never have even looked at on paper in an area I'd declared a total no-go. I loved it so much that I called and got my OH there immediately, offered and was accepted on the spot. The vendor was relocating and so it all went through in no time at all.

Apart from the photos which are being changed, the online agent sounds good on their efficiency and feedback but obviously they can only make appointments for people who see their online ad, as opposed to the personal touch of knowing who's looking and what might suit their requirements. It's another dimension to the sales tools.

Picture 17 needs to go. The hall and other smaller places that look dark need the lights turning on, other than that I think it is a gorgeous place.

Here is the newly painted front door and the spare guest room tweaked. Still lots to do. However we have a viewer tomorrow. Yay!

And here is the new table - but I have since added a centre piece. I am absolutely exhausted. The man at Next Home must think I am a pregnant lunatic.

Why do I keep finding my partner's socks everywhere when a viewer is coming. Thank you all for all of your advice. I am reading every single comment. I wish I had time to reply but between cooking a baby, ordering cots and plumping cushions I am utterly drained. Cot arrives tomorrow and I have the bedding ready to go. Phew. A man is coming to lop down a huge conifer and photographer friend is coming at the weekend - if the sun shines. Now it's like a competition. I don't know who I am competing against but I am determined to win!

The shiny red door & dining table look lovely Rita & I'm sure your friend can tweak the photos to look sunny even if it's a bit dull out -

good luck with your viewer, with a bit of luck you might get a few more have a bidding war to reward you for all your hard work :)

Can't help on the socks though - unless you have a cat ? Our cats are very partial to dragging socks around the house :)

You deffo need some flowers in vases, get rid of the dead branches/tree in the second pic and rearrange furniture in bedroom to the empty one. Lovely house tho!!

Haven't read whole thread - have you changed the outside photos as they were winter ones and looked dreech.

And the big problem is the steps to the front of the house and where is parking for a car?

I wouldn't buy a house that meant I had to lug bags of shopping /baby/buggy up flights of steps. If you actually can park next to the house and unload, avoiding the steps, then that should be made clear or put a photo of parked car next to house on website. Retirees won't buy a house with steps in case health deteriorates.

The first photo looking up at the house make it look too high. Take some looking across at it (maybe use a ladder). Apart from the steps everything is nice and doesn't need changed.

Just had the viewing. I've never known anyone so mute in my life. It was like a 'silent' viewing. A lady on her own. Divorced. Which is absolutely fine but why did she say virtually nothing.

perhaps your viewer was just thinking a lot? I wouldn't worry.

I think sometimes people who are buying a house are so uncomfortable they just don't speak. It's awful. But buying a house is one of those situations where you're forced out if your comfort zone.

Don't worry about the quiet viewer. Ime the quiet sulky looking ones are the ones who out in offers, and the ones who enthuse and get your hopes up don't.

Can you stain the bench before your photos? The door makes it look tatty :-)

I had a 'mute' couple view a few years back - very strange. My dad, who happened to be visiting me at the time, told me that they would definitely buy it. And they did!

I agree the house, although essentially the same, looks so much better in the latest photos, so the professional photographer will be able to achieve amazing results. It just looks a lot warmer and more inviting. Hopefully more people will want to come and look after that.

Wouldn't worry about how the viewers present, that's not important, they could come in fancy dress and hop on one foot throughout, it's their interest in the house and ability to purchase that matters Smile

Tbh I thought your house looked fine in the first photos but it's does look lovely in the updated ones too!

I personally wouldn't look at your house because it's on a main road and I have cats which would get squashed very quickly! I would guess the road is putting other people off too. I have no idea whether the price is realistic for your area or not.

Great improvements to the house Rita what a difference it makes! Also love the front door improves the look of the house dramatically.
