Why have we had very little viewers?

Hi all, our house has been on the market since early March. Up until now we have only had two viewings. We received an offer which we accepted but the sale fell through because they failed to sell their own property and their own buyers were not solid.

I'm surprised we have not had more people through the door however and wondered if anyone would like to click on the link and give feedback on the photos? Or anything else on the ad which may be putting some people off. All feedback, good and bad, gratefully received.

Its nicely presented. The views are lovely but the steps up to it aren't ideal. Your agent isn't good or your price is wrong, or both.

Op I would be very worried that there was something wrong with the house as you want to sell after only a few months of living there

Price seems high to me (am local ) moved last year from Nelson.

Your market will be people with young children for the primary school or people with no children. Steps will be off putting to those with young children or elderly. Main rd also not good for those with kids.

Remember Secondary schools are awful.

I also don't think online agent will be doing you any favours in the area - have you tried Pendle properties and there was also an estate agent from barrowford v helpful - name of firm escapes me.

The floorplan needs dimensions.

The photos taken from above (bathroom, bedroom ) make the rooms look tiny (give the impression that the rooms are too small to take a photo at floor level).

The hall and landing photos make the house look dark and cramped.

The empty room photo looks odd.

I think your photos generally don't look good, other than the outside one and the kitchen. I also think you have too many. It can be good to leave something extra that will pleasantly surprise the viewer.

Who is your target buyer? Think about hem and make it appeal to them (young first time buyer??).

The photos from last year make the property look so much bigger, better light, wide angle. The dining room in the old photos looks massive, large sofa and table and chairs, in yours it looks like it just fits a tiny square able. The third bedroom looks too small for a bed with just the box in it, yet we can see it will take a bed and a good sized wardrobe.
Your decor is lovely, but photos need work.

can you not get the photos done sooner? Now is the peak time for getting houses on the market. The ad as it is really does need to come down.

To have any chance of recouping some of what you've spent (you won't get it all, it doesn't work like that) your ad needs to mention what you've told us. Shout about that fully refitted bathroom,quality suite, lots of 'behind the scenes' work.

but being leasehold is a big issue.

I don't know the area but just to say it is a lovely home and round here a house like that would set you back 250000-300000 so it looks a bargain to me!!

I think it looks lovely, this would appeal to me and I think it does look lived in (dressing gown on back of door etc). It's neutral and I think you have used the spaces well. However. I would lose the hallway photos, all of them, you just don't need them as they don't add anything to the house. Could you brighten the Pictures as others have said? And perhaps try to take the garden from a different angle as the current angle looks quite exaggerated. Last thing, remove furniture from bedroom 2 and put it in bedroom 3 to balance the pictures a bit more.

You'll get some interest soon I'm sure.

Hi all!

Just returned from an exhausting day of shopping. We bought paint and new door furniture. A new dining table and chairs, much bigger since the dining room is actually huge ( which we were going to buy when we moved). We ordered the cot and drawers for the empty room (hopefully come end of the week) and we will attack the front garden first. Can't change the photos until we have done the work so photographer is coming next week. Praying the cot arrives in time because all the lovely things will make the empty room look so much better. Later we are also going to remove some items from the other bedroom and stick in loft. Photographer friend is a friend of 20 years - he's a professional and if anyone can make our house look much much better he will. Plus he can come when the sun is right where it needs to be for the photos. Details on ad will be changed by next week. Leasehold is nothing around here- 999 years left and £1.38p per year. We can buy it for £300 if we want with a click of a button to make it freehold.

And we had already ordered two large new sofas since the front lounge is also big but they have 10 weeks lead time on them. We are trying! Lol

I'd go for the freehold then if it's only £300 - so many people have said they wouldn't even look at it without it, must be worth it, surely?
Either that or make sure that the leasehold details are prominent in the details and include that it would cost £300 to make it freehold.

I've used an online agent and was really pleased with them. We had lots of viewings and I felt the service but far better than local agents.

I love the views. The house looks appealing but I agree the photos are not helpful...but you're tackling that :)

If you don't buy the freehold make sure you add the fact that it's a 999 year lease, peppercorn ground rent and no service charge. It will stop people being put off.

Definitely the hall is too dark and only one bedroom looks actually lived in. The kitchen looks nice though.

I would definitely buy the freehold. Judging by the number of posters on here, myself included, who wouldn't even look at a leasehold house, you could be putting off loads of potential buyers.

Your house looks great, nicely presented but let down by the photos which you are already in the process of addressing. Measurements on the floor plan would certainly help. Leasehold will put off buyers from outside the area so maybe some more detail should be added by the agent to the description to reassure any relocators. Best of luck with selling!!

To be honest if you can buy the lease for £300 to make it freehold I would do that. Whether the lease has 999 years on it is immaterial for many people - just seeing the words 'leasehold' would put very many off IMO.

I fear it being leasehold is a bigger problem than you may think. I can't think of any other reason why it is not selling - if it was freehold the price would be right for the house and location (I know the area) and it is a very nice house.

As others have said the pics are poor. They make the rooms look very small. When we sold our house the agent crouched in the doorway to get good angles and so that the pic was of the whole room, not just the part in front of the photographer. Also there are no measurements on the floor plan, which means the pics are the only clue as to size. Love the uncluttered look.

Your house is beautiful OP and I don't agree it doesn't look lived in.

The main thing that hit me when I looked at the photos was that it looked very cold. This is not a dig at your decor because I think it is classy and tasteful but I think the lack of coloured accessories makes the rooms look cold and because of your location being so rugged and beautiful I think it needs to look more cosy. Even brightly coloured flowers and a couple of vases/cushions in a strong colour would help. As no-one else has mentioned this, it could just be me, but that is the immediate impression I got.

I also think the paved garden could be improved with lots of pots with bright flowering shrubs in which of course you could take with you...and a patio table and chairs would sell the idea of sitting outside and taking in the view on a lovely sunny day. "Sell the dream" as they say in tedious sales seminars Grin
