need some advice please, been gazundered two days before exchange by ftbuyers. They dropped their offer by 17k this morning stating the reason that it's going to cost them more than they thought to convert the office, outhouse and to do some remedial work like damp course, electrics and repointing.

The house is an absolute bargain already as we dropped the price by 40k to get a quick sale so we can get the house we want in time for my two children to start schools in september. We previously had tenants in there and they have now left, we have given notice on our tenancy for where we are living and are due to move in two weeks (completion date).

I immediately told the ea to stick it straight on the market and there has already been 3 viewings tonight, meanwhile, ea are trying to salvage the buyers offer by pointing out that there is electrical and damp certificates and a new damp course that was installed three months ago.

I am so, so devastated, don't know where we are going to live and god knows what to do about the kids school!!

Plim - if it's any consolation we should have completed last Thursday but still no exchange. Supposed to exchange today, blah blah blah. Tomorrow will become Thursday blah blah blah. I have given up quite frankly. Sorry you are having such a rough deal of it and sorry can't offer any advice or magic wand but you aren't alone.

...and if you haven't yet given up on them "because they absolutely definitely will complete tomorrow (HmmHmm) but understandable from your perspective because you want schooling sorted out , please please reassure us that you will be leaving a dirty house, hiding leaving some prawns and an empty (good) wine bottle with a note that says "this is the bottle of wine that we would have left you if you hadn't fucked us about so we had to drink it to deal with the stress" Grin

Lol you guys are so funny! It's so late in the day for school places etc. That I think we are pulling tomorrow from the entire thing, so will stay in rented house and will re rent ours out. We could do the remortgage but it will take two weeks to draw down and we are worried about neg equity. So it's tomorrow or nothing. Angry

Seriously though, you need to step away from the jokers and try to get the sale moving on with single gay guy. It Could still go through pretty quickly if you make it clear to his solicitor that it is a quick sale or no sale.

My parents are currently going through the same thing. Buyers are asking for guareantees on everything, despite all of it being there for 20+ years.

In their case it's because they don't have a solid mortgage. They are bastards of the highest order and shoukd sort it out.

Sack them off. do BTL.

I think I posted it much earlier in this thread, or in another one, but according to some estate agents I talk to there are couples out there who do actually get some perverse kick out of stringing people along and pretending to buy a house but never doing so. Some go as far as the solicitor, surveys, paying out money but still do not buy.

Why estate agents do not tell sellers about such people, especially when they are known in an area, is beyond me.

Hope you get this sold.

arsewipe buyers have until 5pm today - solicitors are then under strict instructions to withdraw contract and proceed with single bloke. Tempted to say just go with single bloke anyway but one last stab at exchanging in time for schools and if not it's single bloke all the way.
