need some advice please, been gazundered two days before exchange by ftbuyers. They dropped their offer by 17k this morning stating the reason that it's going to cost them more than they thought to convert the office, outhouse and to do some remedial work like damp course, electrics and repointing.

The house is an absolute bargain already as we dropped the price by 40k to get a quick sale so we can get the house we want in time for my two children to start schools in september. We previously had tenants in there and they have now left, we have given notice on our tenancy for where we are living and are due to move in two weeks (completion date).

I immediately told the ea to stick it straight on the market and there has already been 3 viewings tonight, meanwhile, ea are trying to salvage the buyers offer by pointing out that there is electrical and damp certificates and a new damp course that was installed three months ago.

I am so, so devastated, don't know where we are going to live and god knows what to do about the kids school!!

you have told the ftb and manheadedbaby that you're taking another offer, haven't you?
please please don't sell to them - they're not good for it.
take another offer and get on with it as quickly as you can.

mylovelymonster is correct. We had a similar issue and would have needed a solicitors letter to secure boys school places- we were lucky however as desired school had places free anyway.

Your buyers sound like utter shit bags.

latest update is the ea called to say the buyers had been in and shown them all the paperwork that they were sending recorded delivery this morning to their solicitor, said they weren't ready on Friday because of solicitors and desperately still want the house and will exchange on Tuesday / Wednesday. I still don't believe them but the ea swore blind he showed him all the paperwork. Sigh.

In the meantime, btl mortgage offer in principle through and application gone in. It gives us the deposit we need for the new house plaus stamp duty and solicitor fees. Leaves about 20k equity in the house. Rent covers payment and leaves £200 profit per month but means we don't have the 15k spare from sale to do up our purchase and it needs some work doing, we would have to do it gradually. Would leave things tight on money but we would still own it so it would still be an asset, just means we are going to have to save to do up new house......thoughts anyone?

Have you said you are going to a cept single guys offer? I would see who you can get to exchange first. But then I don't know if you can do that.

Only go down the btl route if you have no choice.
Do you trust ea? If the ea photocopied the proof (as he should have done) then can you ask to see it? (with personal info blacked out obv)
I would go with whoever can complete fastest.
What a nightmare for you plum :(

why you say that about btl badvoc - think it's too risky? It's been a buy to let for the last three years.....but I know it's more of a risk

I think you said earlier in the thread that you had two agents dealing with the house. The arsewipes agent isn't the single guys agent either, right?

I would be taking all the information he gives you with a massive pinch of salt and wanting to see physical photocopies/emails that verify what it is he is telling you. Ultimately he does not care about your son getting into school, or you moving when you need to or having a budget for redecoration. He simply cares about getting his cut of the fee, which means keeping hold of the arsewipe couple because he can't be bothered to go out and do his job to get you proceedable buyers.

I 2nd the advice the get in touch with the single guy again. (Would it be possible to use the btl mortgage as something of a bridging loan, to free up some more time for the single guy? That probably isn't a good idea, and i'm not sure if it's possible, but at this stage you have to keep all your options open I guess.)

Now it's Tuesday/Wednesday. Frankly I'd tell them ant further delay on Tuesday and they can forget their 3.5k reduction....
They have severely inconvenienced you and taken you for a ride, you need to put your foot down. In the ea just wants his commission and will say what's required to keep you on board...

I think that in the long run its more risky. But that's just me.
If I were you I wouldn't trust a thing the ea told you.
It's all very odd.
I have sold and bought a house very recently (within the last 6 months) and I am so shocked about your situation, and mine was not without incident!
You seem to be experiencing the"perfect storm" of arsehole lying bastard buyers and unethical, lying EAs :(
However, if a btl is only way to get your purchase and g your kids into school then that's the way to go.

If the EA is only acting for arse couple, he is not on your side in this. He is desparately trying to save his commission and couldn't give a flying whatsit about you.

Your buyers are taking you for a ride. If their solicitors are working for 'no sale no fee' then they could, if they wanted to, have put a rocket up them to exchange on Friday by threatening them with the collapse of the deal and the loss of all fees. I think that the shitty solicitors are a convenient excuse. Come on - when we bought our house the vendors were in financial difficulties. They went with the cheapest solicitors they could find and got an awful service accordingly. The guy ended up taking documents down in person and sitting in reception refusing to leave until they were dealt with. Your vendors could have done that. They don't believe you will pull out and so they are making no effort.

I'm really shocked any solicitor would work for 'no sale no fee'!!

Means people can just offer on loads of properties and behave like immoral twats! Is good to know this to look out for in any future buyers solicitor when reviewing their credentials.

Really hope it's all sorted tomorrow Plim, sounds absolutely horrendous.

MontBlanc lots of solicitors offer no-sale-no-fee. We got ours from the website Compare & Convey all of them advertising on that site offer it.

However if you read the small print, it only counts for one sale - once one sale falls through they'll start charging regardless of whether the next one completes or not.

no idea if that's standard in the industry but i suspect it may be.

Went to exchange this afternoon and they have asked for further proof of damp guarantee and woodwork certificates, this is what we negotiated on weeks ago.

I can't even complain about it today, too tired of it all, kids are watching cbeebies on loop and I'm considering having a glass of wine Blush

Sad I've lurked since the beginning but haven't posted as everyone else was saying what I was thinking. BUT

Have tonight off, then tomorrow morning PLEASE instruct your solicitors to ask for the return of the contract papers from arsewipes' solicitors. Then get on with whichever option (btl, single guy) will work fastest.

It's been 2 weeks since you first posted and you're no further forward. They simply aren't going to buy your house, so it's time to cut your losses and take back control.

Sorry, I know that's easy for me to say but I really feel furious on your behalf!
