fuck and bollox been gazundered

need some advice please, been gazundered two days before exchange by ftbuyers. They dropped their offer by 17k this morning stating the reason that it's going to cost them more than they thought to convert the office, outhouse and to do some remedial work like damp course, electrics and repointing.

The house is an absolute bargain already as we dropped the price by 40k to get a quick sale so we can get the house we want in time for my two children to start schools in september. We previously had tenants in there and they have now left, we have given notice on our tenancy for where we are living and are due to move in two weeks (completion date).

I immediately told the ea to stick it straight on the market and there has already been 3 viewings tonight, meanwhile, ea are trying to salvage the buyers offer by pointing out that there is electrical and damp certificates and a new damp course that was installed three months ago.

I am so, so devastated, don't know where we are going to live and god knows what to do about the kids school!!

Oh, you could put a clock radio in the loft, with the alarm set to 3am. The alarm on those things normally makes a horrendous sound, and usually goes on for an hour before switching itself off, but will go off again the following day, so it's good for whenever they move in. They'll have to go in search of ladders to get in the loft and switch it off. It might even be audible next door, so you have the added bonus of annoying your horrid neighbour :)

Why are they not completing until the 12th? That's 2weeks from exchange. We exchanged late on a Thursday and completed 10am the Friday morning.

congratulations Plim, i have been watching this but didnt post because i was too angry for you and it would have added more stress . So you need to make back the 3.5k in yor mind - i suggest you kill all the grass on the back lawn by scorching it with some random weed killer/ grass killer and do the same to the front too, leak opil on the driveway, hide something smelly in the loft, something hidden down back of kitchen cupboards is a good idea too and under no circumstances should you clean the house before they move in - be sure to leave skidders on the loo and loosen the toilet seats so they annoyingly slip off when they sit on them. Clean your hairbrushes and leave that hair behind doors internally so they balk cleaning up. Congratulations though and i hope you find joy in your new home. Smile

This maybe like too much effort, but could you scrounge every dead lightbulb and replace every single one in the house, so it looks like you have left lightbulbs but none of them work?

I wouldn't be too careful about not marking the walls when moving furniture either.......

But Plim, let me tell you, three weeks on from where you are, you very quickly forget - I am now knee deep in boxes in the new house going 'oh my god why on earth did I think THIS was a good idea' :)

please please please make sure that you sort out some watertight post forwarding and take your phone number with you before you leave any surprises!

vry pleased for you. Karma will get them one way or another but ffs don't stress yourself with gardening or cleaning at a time like this. Her nesting instincts will take over and she'll be happy to mow a very wet lawn with 7inch long grass and weeds, i['m sure.

Also - you can get in a pickle over taking fixtures (love the idea of taking the corian and replacing it with plastic clad corian lookalike plywood), but do you by any chance have any particularly knackered old sofas or ikea wardrobes that you can't be arsed to move? I thought one seller was o so kind to leave her sofabed for me in my first home but it turned out that the giant uncomfortable ugly f*cker was impossible to move without dismantling the built in cupboards in teh hallway, and being a sofabed, it was all very heavy metal which couldn't just be sawed in half (I left it for the girl who bought from me too :-o)

OP I hope you don't belittle yourself by following any of these suggestions. For all you know - and to be honest it wouldn't surprise me - they have had a useless solicitor.

I would not go out of my way to be nasty, no harm in leaving a skids toilet and not bothering to garden, dust etc before completing.

Their actions have caused untold stress to the op and her family.
Her children didn't even know what school they would be attending next week!!
the buyers have behaved disposable. I wonder of you would have been so calm if this had happened to you and your family?
Op...do the bare minimum that is legally required and no more.
They cannot expect any more of you than that.
Enjoy your new home (whenever you finally get in!)

I too have been watching this thread for a while. I wish OP and family the best of luck and think you've done a great job holding it together as I know what it's like. We moved abroard now but had a nightmare being messed around by buyers. They have a great system here though. You have to pay a 5K reservation fee when you make an offer and that's accepting the terms of the contract at that point. It's only taken off the market when the fee is paid and if the buyer pulls out the fee goes to the vendor! I would have made 20k out of those scoundrels! We never sold in the end but I hear of too many cases like this and think uk should adopt a similar system. I admit, I wanted to get revenge too and it wouldn't have solved anything but would have made me feel better! I loved some of the ideas!

Check what they have actually bought and leave nothing less and nothing more. Firstly, check about things like curtain, curtain rails etc. If they are not on the list, check with your solicitor whether you can take them. Take all the instructions to appliances you are leaving. That will be a real bore for them and they will probably phone asking for help, at which point you can tell them where to get off. And, finally, lampshades and lightbulbs. It is polite and decent to leave them but they have been neither, so take them. There is nothing more annoying than having to go out to buy lightbulbs before you can turn a single light on. Equally, plugs. If you are leaving a cooker, cut the plug off.

I think anything smelly or that will get families out of bed late at night is a bit below the belt and I would not do it. On the other hand, the above will annoy without being seriously damaging or illegal.
