fuck and bollox been gazundered

need some advice please, been gazundered two days before exchange by ftbuyers. They dropped their offer by 17k this morning stating the reason that it's going to cost them more than they thought to convert the office, outhouse and to do some remedial work like damp course, electrics and repointing.

The house is an absolute bargain already as we dropped the price by 40k to get a quick sale so we can get the house we want in time for my two children to start schools in september. We previously had tenants in there and they have now left, we have given notice on our tenancy for where we are living and are due to move in two weeks (completion date).

I immediately told the ea to stick it straight on the market and there has already been 3 viewings tonight, meanwhile, ea are trying to salvage the buyers offer by pointing out that there is electrical and damp certificates and a new damp course that was installed three months ago.

I am so, so devastated, don't know where we are going to live and god knows what to do about the kids school!!

Ok so back to being gutted again, they have not exchanged. Said that they will exchange Tuesday. We don't believe them so have gone with single bloke and have asked for a fast btw mortgage option. :(

They were supposed to be ready to exchange last Friday. Time wasting bastards! I would chew your EA's ear off as well because if they looked at these people's finances properly I will be astonished.

What is your estate agent advising you in all of this? Has he seen the couples mortgage offer? Its beginning to sound like they either don't have the money or they're haggling over another house which if they get they'll drop you like a hot potato. But they're stringing you along incase they don't get it.

Grrrr!!! Some people have no sense of consideration or decency whatsoever.

We had something similar and were gazundered then had a long period waiting to see if the buyer would drop out.

To top it all the buyer was our next door neighbour and we had to live next door to the stupid, fat, bald, wanker while he jerked everyone around.

I hope you go with the single guy and get everything sorted.

Something about a gifted deposit but funds were clear at 2pm today but they said they haven't signed the contracts so need to do that but as our solicitor pointed out they could do that very quickly or solicitor could do it on their behalf. I don't believe a word of it, we found out that their solicitors are no completion no fee, some bunch of cowboys called arc property and they have a terrible reputation, mumsnet note DO NOT USE ARC PROPERTY SOLICITORS!!!

I agree that they are probably negotiating on another house and all I can do is say that what goes around comes around, karma and all that.

Why 4th, that is another 10 days? What is the alleged delay now? Hmm I agree they are either holding out for something else or they are not FT buyers. Before you know it there will be some "complication" with the pg which delays things again or calls it off. Are your EA's male by any chance in which case they will feel too embarrassed to enquire further or push the issue with her.

Oh they're twerps - don't you normally actually sign the contracts a while before the actual 'exchange' I certainly have in the past.

Oh Plim so sorry, but not surprised, I'd pursue other options and if they come good on Tuesday all well and good, and if not, so what.
Yes re contracts, ours had been signed and sat with solicitors for at least a month before exchange (sols simply date then, or disposs of them if it all falls through..)

How the wife can be arsed with all of this when she's about to give birth, and they know your kids school places rest on this......some people begger belief!!!

i would def ring school, if you haven't already, and explain the situation. maybe ask if you rent a nearby property before you move if that would be ok?

Yeah true tricot, as we said to ea how can we believe a word they say, it's just gutting because we had three offers we turned down when we accepted theirs originally and one was a lady who begged us to go with her but we didn't because she was in a chain, we went with arsewipes because they said they were ftb, pregnant and desperate to get in by end of august ey etc. I feel like such a figgin idiot. Spesh now it comes to school places, my daughter is just settling into yr 3 and could do without the hassle and my boy is 4 and it's his first ever 'big school', totally shit. :(

my understanding of the schools admissions from the experts on here is that if the school has a place, you can be allocated it from wherever you are in the country - you will just have to apply through your existing LEA, rather than the local one. The local LEA will only deal with you when you have exchanged (i.e. are resident in their jurisdiction), but that's irrelevant if you are applying through your existing LEA. Once you have got the place, it's up to you how you get there, be it commute daily, or find a rental, rent a holiday let or buy a house.

Obviously you would need to be committed to that school, as you will lose the place at your local school once you accept the place (as the offer comes through your local LEA).

Hope single guy gets his stuff in order asap for you to move.

As I understand it re schools, once you have been offered a place you have it, whether you are in catchment/local LEA or not. Obviously the onus is on you as parents to get your children to and from school from wherever you reside until you move locally to catchment area.

I think OP said somewhere that she appealed for the school places and that there was a waiting list behind them, so I doubt they would get the school places anyway Sad

She said they had to have exchanged by the 4th, not completed , so it's still doable.

Yes - having been through this myself this year, it is the date of exchange which secures school place. Once you exchange, your solicitor will do a certificate of exchange which if you request it, they can fax direct to the LEA admissions people.
If you ask your solicitor to be ready, and supply them with the correct FAX number and ideally the name of a person (who will be there on the day!!) for the attention of (ask admissions people - they are usually very nice and understanding) , it can be done same afternoon as exchange. Then completion can be at your convenience.
