Okay here's my story any advice please...
I'm private renting, our landlord is evicting us for 2 reasons...
he's selling (no argument ofcourse I understand he needs/wants to sell)
ground 13- we have deteriorated the condition of the property (this one I'm arguing here's why)
We have lived in the property for 10 years, we have had many structual repairs that needed doing, I approached the landlord who told us that due to us not ventilating property it's caused the damp and mould.
I went and bought dehumidifiers, opened windows etc... cleaned all the mould off however the mould would always return!
I called environmental health round an improvement notice was served to the landlord, he was advised of every repair that himself as a landlord needed to fix!
However this was not followed up as the envirmental health officer at the time passed away.
However the landlord was still aware of the problems and chose to not do them!
I contacted environmental health again recently as the damp, mould and other issues were still not resolving no matter how much we cleaned the mould or using a dehumidifier.
A new improvement notice was served to the landlord.
He has now issued us with a section 8 notice using grounds 1a and 13 :(
Again I'm not arguing that he needs to sell, but ground 13 I find extremely unfair as most of the condtion of this property is down to him!
He is now also increasing our rent :(
Ofcourse there are days we forget to open windows and we don't always keep the home to a high level of cleaning, I have depression and anxiety (have done since my son passed) my partner is autistic our 4 year old is autistic and I have a typical teenager!
If we're found to be intentionally homeless due to ground 13 the council won't help us and we are passed to social services which could mean we lose our children :(

Why would you expect another grown adult to have to parent you and manage you into cleaning your room? He’s a landlord, not your father. Going off a decade of experience of this, if the workers refused on H&S grounds it was squalor. Workers have already turned up and incurred costs getting to the property. It’s to be extremely bad for them to withdraw from the job as they lose income.

For your information mrs "I have to make someone feel shit"

My teenage daughter has mental health conditions!
If the landlord had provided me with notice, her room would have been sorted!

But you are missing the entire point. It’s not about putting on a one day show of tidiness. That does not protect a property from damage. Repeated abuse and lack of ventilation of a property long term causes irreversible damage. If you didn’t think yourself to clean it before a worker arrived it indicates a complete lack of awareness. And that’s very worrying. My tenants gave me a complete mental health breakdown, I used to have panic attacks and my hair was falling out because of what some of them did to the house and the stress it put me through. I didn’t get to stop cleaning and ventilating my house during those times. If I did that, it would be ruined and unsafe for my children to live in. Take some accountability. Then it might not happen next time.

Wow you really are mrs high almighty!

The landlord never gave notice that any worker would be coming!

I would tell him to do any communication over email. You don't have to see him in person if you don't want to. Also email gives you a paper trail when we're the photos taken? And messiness and clutter doesn't automatically = damage.

Edited

There is a consensus that heavy disarray restricts routine cleaning. This allows dust mites, pet dander, and allergens to build up heavily, which can trigger asthma and respiratory issues (the environmental report stated they all have chest issues).

Messiness and clutter damages a house over time. Heavy clutter and piled-up mess trap moisture, block airflow, and hide structural problems.

TRAP MOISTURE being a key one for this house.

How would him giving you notice have changed how you have treated the house already long term? You’ve already damaged the house. He isn’t required to remind you to clean and ventilate. It’s what most grown adults know to do. You should have been doing it anyway. What else do you expect your landlord to remind you to do that are basic daily tasks? Feed your kids? Put your bins out? Pay the council tax? I rented for 15 years. I wouldn’t dream of expecting my landlord to send me reminders to keep my house clean. You are a parent and an adult. Not a child.
