To think that it’s odd no one has come to look?

I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

I don't have anything constructive to say but the thing that would put me off is that it is directly opposite a cemetery. I don't think you can do anything about that!

But I will also say that the housing market seems very slow right now, especially for larger properties - the stamp duty hike has put a real damper on things.

It’s a huge 4 storey 1800 square foot house - the ceilings are 10 foot high - the living room and kitchen are 30 foot long - not narrow anywhere

it looks like your average terraced set up, not a mansion

I think it’s overpriced. Especially for a terraced property and in that area. Usually if something hasn’t sold or has no interest, it’s because it’s priced incorrectly.

Photos do not do it justice - need to be redone.

Very odd layout.

Needs sprucing up a bit and made more warm and inviting. It comes across very cold, and almost like a school, I can’t explain it. Agree re carpets making it look like a rental.

Most of the house is beautifully presented but I dont get the kitchen and how it works. It looks sparse with no purpose for the space. And the garden is disappointing.

Can't comment on price as I dont know the area. House looks lovely in my opinion. But ... the last thing I would want to do in the current hot weather is drive around house hunting (which in turn means getting my own home clean, tidy and on the market) unless I was really desperate.

The price seems incredibly high - you can get a 4 bedroom terrace in Surrey or Sussex for only a tiny bit more than that!

It's widely over priced. OP put 4 bed upto 400k on rightmove to see the competition and you'll see lots of other properties which give better value.

As someone who is just waiting to complete on a house in lincs i wouldn't have even viewed it. The price needs to drastically reduce.

I didn't see it was opposite a crematorium and I absolutely would not EVER buy a house that was opposite a crematorium. Sorry but the whole idea of that horrifies me. Not in a million years. Obviously you can't do anything about that but you may need to significantly reduce the price.

Also, I know you say it's not narrow but it absolutely is. It may be huge in terms of square footage but every floor is basically just one long corridor. Not all square footage is equal or feels spacious and homey.

I drive up Harrowby Road most days as my daughter goes to the nearby girls’ school. There’s no doubt it’s a lovely road, but it is busy (certainly during the times that I drive along it) and full of parked cars as there is very little off-street parking. I notice on the particulars that you have a garage - if that provides you with private/dedicated parking, then I would definitely get your estate agent to make that clear, as that might encourage people to book a viewing. I do think that without dedicated parking, you’ll struggle to meet your asking price (sorry).

On the other hand living across from a crematorium wouldn’t bother me at all, and it obviously doesn’t hugely bother all the people who have bought houses on that road, so I don’t think it warrants a price reduction in itself. I’d rather live opposite a crem than a school. Quiter.

Kitchen looks like a corridor with no pictures on the walls, and garden could be lovely but looks scrubby - get some big pots with flowering trees?

The kitchen let's it down. Where is your washing machine, tumble dryer, dishwasher? You have so few cupboards. I think this is the problem room.

We’ve had the same! Priced in line with the market and average between 3 valuations…. It’s taken a month before we have had our first viewings and only 2 so far! We are a 4 bed so upper end of the market (in a desirable location) we did reduced slightly but can’t go any lower it wasn’t a rush getting people in even then! Agents have said it’s been incredibly slow. Not much coming on either…

That is an awful lot of money for a mid terrace house. Anyone looking in that price range would want semi-detached at least!

I am not keen on the layout…:it reminds me of a student house I lived in. Doesn’t look cosy.

The carpets are absolutely woeful and it seems far too open plan downstairs - looks more like an office than a home!

The photos aren’t great at all. The rooms all look long and thin and the kitchen looks especially odd. Where are the cupboards? It looks like I’d have to fit a new kitchen. If I’m being really picky, I’d get rid of the rugs on the bathroom floor too. They look weird. The photos haven’t focused on the things that are likely to appeal to people. For example it’s hard to tell if there are wood burning stoves in
the fireplaces or not.

The house looks good from the front. The garden is long but has nothing in it. For the price you’re asking, I’d want to move in with nothing to do. This house looks like it has potential but needs a lot of work.

The last time a house sold on this street from checking rightmove was October last year, that house was very similar but had an extra bedroom and sold for £5k less.

Ok - wow! So to answer some of the questions asked.

  1. to whoever queried that it was sold for £50k about 10 years ago - nope that was an anomaly and to do with a divorce!
  2. to those saying what a narrow house it is - again nope - but the photos do look that way! It’s a huge 4 storey 1800 square foot house - the ceilings are 10 foot high - the living room and kitchen are 30 foot long - not narrow anywhere but I agree the photos don’t do it justice.
  3. to the people who say because the lights are on then the house must be dark - again nope - all estate agents around here so it that way -no idea why! But we have huge sash windows letting in lots of light.
  4. to the person who thought in the attic room there was only a tiny door - that is a cupboard!! The door is normal sized.
  5. for those talking about the smallness of the garden - it’s 70 foot long and at the bottom is a huge double garage. There is also a side return - but I agree the photos aren’t great.
  6. to those suggesting that there are other houses near by on for less - yes there are - but none of them have a fully converted basement room and a fully converted attic room - and the other one on this road has a tiny courtyard garden with no garage!
  7. for those who hate the kitchen - fair enough but that isn’t exactly constructive is it! I’m not responsible for putting it in and I can’t afford to remodel - it’s a long and wide island with everything in the centre - it’s definitely a marmite kitchen.
  8. for those who said the bedrooms look a bit sad - yep fair point!
  9. for those who said it only had one bathroom - nope - it’s got an en-suite but there’s no photo as I fell through the shower screen the day before the photos! But we definitely need to get photographs of it.
i do agree that the floor plan should have measurements - I hadn’t clocked that! And I do know there are lots of other houses 4 beds for less money - many of them on estates and therefore normal estate style houses whereas mine is from 1908 and a typical Victorian house.

Ad I’m sure you are aware - I clearly didn’t cost the house up myself - we had three estate agents coming in at the same price based on the current market value per square footage for this area alongside other similar houses that have sold. For those who say Grantham is cheap - yes relatively so but it depends on where the house is! It’s not that cut and dried!

But thank you to those of you who gave constructive criticism - it’s given us a lot to think about. I absolutely take it on board but those who think it’s helpful to say ‘well I hate your kitchen’ - seriously?? I know Mumsnet can be brutal but downright unhelpful?
I won’t be returning to the post - mainly because I know a huge number of people
can’t be bothered to read updates so there’s really no point.

You asked for feedback, got it, and are now ignoring it because you don't like it. That's not how to sell successfully; it's the buyer's money that pays, so it's their view that counts, whatever you think of those views.

I predict that you will end up selling for less than you could have if you listened to the feedback that you've had.

Not necessarily. A lot of people like period terraces, the trouble with this one is that all the internal period features have gone.

Looks a typical tiny cramped terrace house but judging by the dimensions you've quoted, the video gives a misleadingly claustrophobic impression.

At any rate, you'd expect many people to be accustomed to such housing. I can't comment on the price, no idea what one should expect for such a place in that area.

Might just be a freakishly slow period and things will pick up soon.
