To think that it’s odd no one has come to look?

I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

@dontwannadothis The garden looks small- also the first photo of the garden looks as if you're back neighbours are right in the nack of the garden with no fence?

I think that is actually the garage but it's pretty unclear because it's not properly listed.

Ok I see OP has said not returning but just in case - of course you didn’t price the house yourself and it may be worth what it’s listed for and maybe if I came to visit I would find I like it more than the detached new builds. But you asked why people aren’t coming to look and I think you’ve been given fair answers. Given only the information in the listing and the context of other listings on rightmove in the area it looks overpriced. Either the listing itself or the list price needs changed to generate some interest.

Who knew Grantham was so expensive?

Nobody. The only reason anyone moves there is its cheap house prices. OP might get her asking price if the house was moved 20 miles down the road to Stamford.

I can't work out what else is in the kitchen apart from that massive island?

And the grey industrial carpet used in every room.

I'd be thinking ££££££ to re do both.

I think it looks really well kept and I love your style!
When I saw the first kitchen picture, I thought , oh that's a nice island, but from the next pictures, it seems like it is the whole kitchen running down the middle of a room.
I also think that the bedrooms look like they have cheap rental carpets and it does not give a warm comfortable feeling.

I absolutely take it on board but those who think it’s helpful to say ‘well I hate your kitchen’ - seriously??
I wouldn't view it because I don't like the kitchen.

Wow, the outside made it look a small house but it’s massive inside!! I did find just looking at the pictures make the layout look confusing. But it’s a lovely house, love the kitchen!

Ok - wow! So to answer some of the questions asked.

  1. to whoever queried that it was sold for £50k about 10 years ago - nope that was an anomaly and to do with a divorce!
  2. to those saying what a narrow house it is - again nope - but the photos do look that way! It’s a huge 4 storey 1800 square foot house - the ceilings are 10 foot high - the living room and kitchen are 30 foot long - not narrow anywhere but I agree the photos don’t do it justice.
  3. to the people who say because the lights are on then the house must be dark - again nope - all estate agents around here so it that way -no idea why! But we have huge sash windows letting in lots of light.
  4. to the person who thought in the attic room there was only a tiny door - that is a cupboard!! The door is normal sized.
  5. for those talking about the smallness of the garden - it’s 70 foot long and at the bottom is a huge double garage. There is also a side return - but I agree the photos aren’t great.
  6. to those suggesting that there are other houses near by on for less - yes there are - but none of them have a fully converted basement room and a fully converted attic room - and the other one on this road has a tiny courtyard garden with no garage!
  7. for those who hate the kitchen - fair enough but that isn’t exactly constructive is it! I’m not responsible for putting it in and I can’t afford to remodel - it’s a long and wide island with everything in the centre - it’s definitely a marmite kitchen.
  8. for those who said the bedrooms look a bit sad - yep fair point!
  9. for those who said it only had one bathroom - nope - it’s got an en-suite but there’s no photo as I fell through the shower screen the day before the photos! But we definitely need to get photographs of it.
i do agree that the floor plan should have measurements - I hadn’t clocked that! And I do know there are lots of other houses 4 beds for less money - many of them on estates and therefore normal estate style houses whereas mine is from 1908 and a typical Victorian house.

Ad I’m sure you are aware - I clearly didn’t cost the house up myself - we had three estate agents coming in at the same price based on the current market value per square footage for this area alongside other similar houses that have sold. For those who say Grantham is cheap - yes relatively so but it depends on where the house is! It’s not that cut and dried!

But thank you to those of you who gave constructive criticism - it’s given us a lot to think about. I absolutely take it on board but those who think it’s helpful to say ‘well I hate your kitchen’ - seriously?? I know Mumsnet can be brutal but downright unhelpful?
I won’t be returning to the post - mainly because I know a huge number of people
can’t be bothered to read updates so there’s really no point.

I think your reply to all the queries tells you what you need to address.

Better photos will show your home of better assuming price is right you should have viewers.

Edit to add: what is your agent doing to sell this? Assume they have a list of potential clients for a house at this price/size? Have they shared it and chased up? What reasons are being given for not viewing it?

It’s all down to personal taste of course, but for me I would click immediately on the picture of the front of the house (beautiful Victorian terrace) hoping for original features and character. Then as soon as I saw any photos of the interior I’d move on. Feeling slightly depressed. Sorry OP.

You could add solid gold doors and people still wouldn’t pay more. Houses only have a max value based (largely) on area. You’re only meant to invest in a house to a point that people are willing to pay if you were to sell.

What really annoys me is that the market is flat, yet agents still take meh photographs, don't bother with room measurements etc.

The photos don't make sense to me. The kitchen looks like it's just an island, with no fridge, cupboards, sink, cooker etc. The loft and basement both look like games rooms.

The garden looks OK to me.
The loving area looks like two rooms minus a wall.

I didn't watch the video, but the photos aren't selling a 'lifestyle'.
There's no 'bright,airy/cosy/spacious family home with plenty of outdoor space and a double garage' vibe.

I don't know your area at all but that alone suggests you're overpriced.

This isn't a similar size. Bedroom 4 is basically a cupboard and the OP has the extra bedroom/garden room plus a larger kitchen. The photos are odd though. Too many of some things and not enough of others in particular the main kitchen

I think that it’s very attractive. Lots of character. I suppose it’s the price that is the problem because people seeking 4bed houses should surely be looking at it unless they really dislike terraces.

I haven’t read all of the replies so this might have been said already but this time of year when the school holidays are approaching can be quiet for viewings. I had the same experience a couple of years ago. The market picks up in September. Also house prices have dropped recently according to the latest figures.

The upstairs photos make this a house of two halves - as if everything (including the cleaning and tidying, not to mention the money) has been pumped into the downstairs only. Those upstairs photos look like they belong to a different house altogether.

Well, the washing machine appears to be next to the oven, which looks odd. It's not integrated either, not that I am a fan of integrated washing machines, but a conventional washing machine on show next to a fitted oven looks very odd.

The kitchen design is really off-putting to me. It seems like a poor use of space. Why have an island that emphasises how narrow the kitchen is?
