To think that it’s odd no one has come to look?

I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

Sorry OP that you find the 'I don't like your kitchen' comments unhelpful.

To quote Kirsty and Phil 'it's kitchens and bathrooms that sell houses.'

You've admitted that your kitchen is marmite, therefore, when some people see it, they are already factoring in the cost of the renovation and that's ONLY if they LOVE the rest of the house. Most people will just look at another property.

The styling and photos from when the house was last sold are better than yours

The estate agent should include photos of the double garage. That could be easily missed if you don't read the description.

I dont think the photos look nice. To me it looks messy and cheap. The kitchen doesn't look like a kitchen and the bedrooms look scruffy. Sorry! I think you need better staging and less clutter. Good luck, selling is stressful!

I live in the area. It’s seems overpriced to me. If I had that money to spend I wouldn’t buy a terrace.

Ok - wow! So to answer some of the questions asked.

  1. to whoever queried that it was sold for £50k about 10 years ago - nope that was an anomaly and to do with a divorce!
  2. to those saying what a narrow house it is - again nope - but the photos do look that way! It’s a huge 4 storey 1800 square foot house - the ceilings are 10 foot high - the living room and kitchen are 30 foot long - not narrow anywhere but I agree the photos don’t do it justice.
  3. to the people who say because the lights are on then the house must be dark - again nope - all estate agents around here so it that way -no idea why! But we have huge sash windows letting in lots of light.
  4. to the person who thought in the attic room there was only a tiny door - that is a cupboard!! The door is normal sized.
  5. for those talking about the smallness of the garden - it’s 70 foot long and at the bottom is a huge double garage. There is also a side return - but I agree the photos aren’t great.
  6. to those suggesting that there are other houses near by on for less - yes there are - but none of them have a fully converted basement room and a fully converted attic room - and the other one on this road has a tiny courtyard garden with no garage!
  7. for those who hate the kitchen - fair enough but that isn’t exactly constructive is it! I’m not responsible for putting it in and I can’t afford to remodel - it’s a long and wide island with everything in the centre - it’s definitely a marmite kitchen.
  8. for those who said the bedrooms look a bit sad - yep fair point!
  9. for those who said it only had one bathroom - nope - it’s got an en-suite but there’s no photo as I fell through the shower screen the day before the photos! But we definitely need to get photographs of it.
i do agree that the floor plan should have measurements - I hadn’t clocked that! And I do know there are lots of other houses 4 beds for less money - many of them on estates and therefore normal estate style houses whereas mine is from 1908 and a typical Victorian house.

Ad I’m sure you are aware - I clearly didn’t cost the house up myself - we had three estate agents coming in at the same price based on the current market value per square footage for this area alongside other similar houses that have sold. For those who say Grantham is cheap - yes relatively so but it depends on where the house is! It’s not that cut and dried!

But thank you to those of you who gave constructive criticism - it’s given us a lot to think about. I absolutely take it on board but those who think it’s helpful to say ‘well I hate your kitchen’ - seriously?? I know Mumsnet can be brutal but downright unhelpful?

Let me start by saying that I really like the bold pop of colour that I see on the GF, might not be to everyone’s taste, but really cool! - and I’m the boring millennial grey/beige type of person too!

Now I’d generally say it always comes down to price. A few ppl upthread mentioned is overpriced for the area, haven’t looked, so not sure.

However, I can say your house has a few features that would put buyers significantly off…
n.1 the kitchen!!!!!
I can understand the logic of why you turned the galley into that, but it would have worked significantly better if you either had a galley with a table at the end, or a L shaped kitchen.

you have no wall space, no space for the usual gadgets like coffee machines, toaster, kettle, air fryer, etc.
it all feels really cramped in the middle. This type of island is usually accompanied by another set of kitchen units on the wall. This unfortunately will be unappealing for a lot of people, so price comes down to it even more as it needs to compensate for the unique design as unfortunately you’re not in a boho area of London.

Then something else that’s not working in your favour is the no separate entrance directly into your living room. You have to go through that really long hallway all to walk back to the living area. Sure, it means you can use that wall for the sofa but it really kills the flow and to make it worse the whole room dining and living has carpet.. and to make it worse it appears to be the very low thread that reminds me of carpet tiles of office buildings…

I also believe the images are not great, there’s too many of each room that don’t really add much.
I would actually hire a photographer rather than the EA to take images as they’ll have the experience to make the best of the layout.

Also… if your appliances are hidden in the wall cupboard we see, you NEED a picture showing that so people know there’s a place for them. Many will not see past this.

Hoping you come back to the thread as there’s lots you can do. It’s a lovely house with lots of potential but I don’t think the photos do it justice. The house looks beautiful from the front and your living room is beautifully styled so wants to be your second photo. With the rest of the photos I don’t think you need too many duplicates / different angles sometimes less is more. With the kitchen a bit of additional styling, adding a cookbook stand, fruit bowl etc to the Island would help, as it feels slightly bare due to the Long Island you want potential buyers to be able to see themselves living there. Again with the bedrooms and bathrooms you just need a little extra staging, it doesn’t have to be expensive but the addition of a few big plants, rugs etc to make the rooms feel a bit cosier would make the world of difference. Adding some bits to the shelving in the bathroom would also help, Dunelm is good for this. A bit of an organise of any shelves and removing clutter would also help a little styling goes a long way. I’m a home organiser and style houses for sale and took all our own photos when we were selling, moved things around etc to make sure we got the best possible photos. I find it so frustrating that estate agents don’t give more advice and take more care with photos. Feel free to PM me. Good luck with the sale.

Agree with this. Everything looks strangely elongated, even the beds. The photographs make the house look more like corridors than rooms, as the lens is distorting the spaces .

If the long open shelves had cookbooks on them, it would add purpose, colour and interest. What looks like a plastic jar with flour or cereal on it doesn't.

I think the kitchen photos are a bit off-putting. I'd maybe put the big orangey tree picture from the living room on the empty wall above the radiator for example, and maybe add in a couple of pieces of furniture so not everything is centred in the middle then empty elswhere. A few of the other photos maybe don't do the house justice. I wouldn't put the garden picture so early in the stream because it's nice and big but doesn't have much going on in there - not very midsummery-y.

The photos aren't great. You say it's a spacious home with high ceilings - that doesn't come across. For example the living/dining room looks cramped. Agree with others that kitchens and bathrooms sell houses. The bathroom looks dated and I have no idea if I like the kitchen or not as the photos give me no real sense of what it's like (I can't picture what the room is like overall/how the space is used). The ordering of photos is also not doing you any favours - second photo is an uninspiring view of garden that gives no sense of scale. Have your strongest photos up front. The first photo of the outside is lovely but unfortunately it all goes downhill from there.

number 6 doesn’t mean as much as it might sound - people tend to not want to have neighbours who all have shit houses while they have a nice house. You want to feel you’re in an area where everyone has nice houses (depending on what that means to you).

So if someone really wants to live in your area they might be like ooh bonus this is really nice and shell out another 10k if they can swing for it, but mostly they only had the budget for the average house in your area so they aren’t going to magically have more than that just because it has some special features. Equally, someone with a bigger budget won’t want to be in your area.

estate agents everywhere are inflating prices and I think people are getting to the point they’re like fuck off with the insane house prices tbh. They might all agree it should be that price based on the massive hike the entire property market has seen in the past year or two but clearly, this thread shows, the rest of us aren’t buying it.

It’s overpriced. You might think it’s priced correctly but given you’ve had no interest it’s safe to assume you’re wrong.

Having quickly scrolled through the pics I’d say back garden needs a lot of work, bathroom needs replacing, all the bedrooms need and upgrade and whilst the kitchen is nice enough I don’t like the long single bank. I also can’t get a feel for the dining room, the pictures make it appear different sizes. You have a particular sense of style that people will find off putting, eg the pink chairs, and not see past it.

Second paragraph is merely my opinion, first paragraph is a fact though.

It's the price.
Plus this one is £300000 and I think it would look nicer for most people as rooms are a bit wider. Also, you don't have a floorplan with measurements. How would anyone know how big the rooms are?
