I wasn’t sure how to title this - but we put our house on the market 3 weeks ago and have had utter tumbleweed. I’m including a link - am I missing something? I think it’s priced right for the market and I think the photos are lovely but maybe I’m too close to it?? AIBU to think we should have had a least a little interest? Or am I missing something glaring??

My parents have had to give up their idea of emigrating. They can't sell their house. It's a superb mediaeval house, one of the best in the street. A lot of people just aren't selling well now. Can you leave it for a couple of years? 5 years ago people were knocking on their door to ask if they could buy their house and those houses weren't even getting on rightmove before they were sold.

Your house is lovely OP but the video does make it look very long and narrow! Which is a shame as the kitchen and the lounge/dining room are actually spacious! Maybe it's not a skilled photographer/video-ographer?

Agree. I think people increasingly want a ‘heart of the house’ central congregating point as it were and it’s usually a large kitchen/dining area - a sort of soul of the house. I think that’s lacking here and the minimalistic/utilitarian kitchen style comes off as clinical and uninviting.

It is a beautiful home though and has a nice cheerful vibe about it in general 🙂.

I think it is a lovely house though with a timeless facade and cute touches inside & interior.

I do wonder why the British don’t do more with their gardens and always have those narrow gardens that aren’t usable. It would make sense for more people to use patios and Alfrescos with this space for drying laundry or for children to play under even when it’s wet. This is coming from me though and my garden is basically an overgrown jungle at moment.

I don’t think anyone will view unless you retake some kitchen photos - I don’t understand where everything is? It looks like just a long island in a corridor, it’s baffling.

I LOVE LOVE LOVE the living room.

You have an odd layout of bathrooms v bedrooms too which I would hate.

I think people see the outside and are expecting a terrace, and then they get an overly open-plan house inside.

And the corridor kitchen is massively off-putting.

I have to agree I think it is the pic of your kitchen don’t look like it’s all together, it’s a bit mixed up, but I think the garden is the main prob it’s got the next door neighbours hedge pushing down and blocking light and the fence looks like it needs work. These are simple things to sort but they mean £££ to a buyer. I think u have done it all up lovely and you have great taste. It just it still looks quite personal, where as a more plain-neutral design with less personal items may help.

Ok - wow! So to answer some of the questions asked.

  1. to whoever queried that it was sold for £50k about 10 years ago - nope that was an anomaly and to do with a divorce!
  2. to those saying what a narrow house it is - again nope - but the photos do look that way! It’s a huge 4 storey 1800 square foot house - the ceilings are 10 foot high - the living room and kitchen are 30 foot long - not narrow anywhere but I agree the photos don’t do it justice.
  3. to the people who say because the lights are on then the house must be dark - again nope - all estate agents around here so it that way -no idea why! But we have huge sash windows letting in lots of light.
  4. to the person who thought in the attic room there was only a tiny door - that is a cupboard!! The door is normal sized.
  5. for those talking about the smallness of the garden - it’s 70 foot long and at the bottom is a huge double garage. There is also a side return - but I agree the photos aren’t great.
  6. to those suggesting that there are other houses near by on for less - yes there are - but none of them have a fully converted basement room and a fully converted attic room - and the other one on this road has a tiny courtyard garden with no garage!
  7. for those who hate the kitchen - fair enough but that isn’t exactly constructive is it! I’m not responsible for putting it in and I can’t afford to remodel - it’s a long and wide island with everything in the centre - it’s definitely a marmite kitchen.
  8. for those who said the bedrooms look a bit sad - yep fair point!
  9. for those who said it only had one bathroom - nope - it’s got an en-suite but there’s no photo as I fell through the shower screen the day before the photos! But we definitely need to get photographs of it.
i do agree that the floor plan should have measurements - I hadn’t clocked that! And I do know there are lots of other houses 4 beds for less money - many of them on estates and therefore normal estate style houses whereas mine is from 1908 and a typical Victorian house.

Ad I’m sure you are aware - I clearly didn’t cost the house up myself - we had three estate agents coming in at the same price based on the current market value per square footage for this area alongside other similar houses that have sold. For those who say Grantham is cheap - yes relatively so but it depends on where the house is! It’s not that cut and dried!

But thank you to those of you who gave constructive criticism - it’s given us a lot to think about. I absolutely take it on board but those who think it’s helpful to say ‘well I hate your kitchen’ - seriously?? I know Mumsnet can be brutal but downright unhelpful?
I won’t be returning to the post - mainly because I know a huge number of people
can’t be bothered to read updates so there’s really no point.

I would also be put off by next door. Your house has curb appeal but next door doesn't - is it empty or does someone who doesn't/can't take any care of their garden live there? I would be worried about permanently fighting off weeds from next door. Can you ask the neighbour if you can mow the front lawn for them then get some new pictures done?

What's wrong with next door? Confused Quite a few people have mentioned this... Yeah, the grass on the front lawn is a bit long, but so what? That doesn't mean they will be a shit neighbour. Maybe they were taking part in 'No Mow May' when the photo was taken, or maybe they're rewilding. It's becoming very fashionable/popular to let your garden grow a little bit wild.

Some people are going on as if the neighbour's garden is like this! 😆

I think people ask for feedback /advice but what they are really hoping for is to attract some potential viewings by showcasing it on MN which casts the net a bit wider than someone's RightMove search might do.

I don’t know about prices in your area but that’s generally the main thing that puts people off.

The video is really comprehensive and may be negating the need for a viewing for many. Personally, I don’t like kitchens with low storage, so that would put me off and be a deal breaker. But everything else wouldn’t be a problem if I was looking for a terraced house in your area.

Many many people are commenting on the kitchen because it’s odd and the majority of people would look to replace it if they were to buy this house. That’s a significant cost and would certainly put people off. So it absolutely is constructive in learning what it is that’s putting people off viewing. Which was your question, was it not?

No one is suggesting you decided on the house price yourself, we’ve all bought and sold houses, we know the process. Unless you’ve told the agent you want to sell quickly, Estate agents will typically put a house on slightly above what they expect it would sell for to test the market. After a couple of weeks with no viewings you would then drop the price.

Searching for 4 bed and similar price in Grantham, you’re listed alongside detached houses with big gardens. Yours is terraced. Looking in a similar area there’s a very similar house (tho only 3 bed) listed for 300k, you are listing for 390k. There’s a 4 bed nearby for 215k!? I wouldn’t look. If I had the money to afford your place I’d rather get one of the detached. The prices of the nearby places suggest there’s nothing so very special about the area to justify such an uplift.

The garden looks small- also the first photo of the garden looks as if you're back neighbours are right in the nack of the garden with no fence?

Kitchen looks really small and awkward - most people looking for a 4 bed are doing so as they've got a large family and that kitchen doesn't look suitable.

House prices everywhere are static or falling. I sold a property at the height of the 2022 boom and I see the people who bought have put it up for sale at the same price, reduced it and not sold in the last 6 weeks — and that is in the SE, in an increasingly desirable area.

Yours is mid-terrace, no off-road parking. The garden picture shows that the fences need replacing. You seem to be asking a premium price for a tidy house that looks a bit done-on-a-budget. I have a feeling that the carpeting in the living-dining room is cheap contract nylon stuff used in offices. It it's prime Wilton I apologise and you need to photograph it better. The kitchen looks sterile and poorly planned. It doesn't make good use of the space. I hate kitchens where you have to squeeze along an island unit in order to get out to the garden. The more normal kitchens in similar houses in the area make more sense and seem more practical.

Who knew Grantham was so expensive?

Your question was am I missing something glaring. The overwhelming majority of people are telling you the kitchen is off putting. You might not have put it in and might not be able to change it. But that is still what you’re being told. Perhaps the price needs to reflect the fact that the kitchen will likely need replacing.
