Must be dodgy, there is no way you’d pay that for a 2 bed in Leith, in that condition, also no landlord registration. Scotland has too many landlord regulations to let that pass yearly checks.

EastGrinstead · 07/05/2025 22:57

Shocked???

Paper never refused ink.

This is Gumtree - not a reputable estate agent in Edinburgh.

Ireolu · 07/05/2025 22:57

At least it doesn't say 'recently refurbished'
It's a dump. And listings like this make me grateful we were able to buy a few.short years ago..there are many unscrupulous estate agents and landlords out there.

EastGrinstead · 07/05/2025 23:00

What are the odds that it was OP who posted the advert on Gumtree.

Waiting for the article in The Daily Mail.

AlanShore · 07/05/2025 20:00

Why are you shocked?

You can’t be serious?
£1,800.00 per month for a shit-hole.

TheKeeperOfTissues · 07/05/2025 23:05

I live not too far & they're definitely taking the piss

BobbyBiscuits · 07/05/2025 23:10

It gives the impression there's absolutely no natural light at all, no visible windows? And the kitchen seems to be behind a shower curtain?
The mould creeping up the door is a nice touch.

That really is atrocious isn't it. It's like they deliberately want it to look severely off-putting to all humans?! And rats/cockroaches would probably turn their noses up...even though they'd get to live rent free.

Stickupherarse · 07/05/2025 23:26

In pic 5 is that mould around the bottom of the door?!

tulippa · 07/05/2025 23:30

I have no idea if that rent is realistic for the area or not but agree with Trainspotting vibe comments. Is the oven being used as some sort of cupboard?

Pretty low. 😆

It looks all right to me. I haven't read all the posts yet so obviously there must be something that is shocking you. That would be reasonable for where I live, especially with two bathrooms, £1500 - £1500 pcm with one bathroom. This particular flat is inclusive of bills, you don't see that often. It's furnished too, so it says, probably basic, so not sure it would attract a family. more likely two sharing. This is one not far from me (but unfurnished), not inclusive: www.rightmove.co.uk/properties/161213210#/?channel=RES_LET

PodgePie · 07/05/2025 23:52

It looks absolutely vile & expensive too.

ThorsRaven · 08/05/2025 00:09

Gattopardo · 07/05/2025 20:12

See also “rarely available” on sale listings - yes, because people don’t sell houses and flats on a yearly basis.

It’s truly disgusting.

and why is it being let bills inclusive? Is it a shed at the end of someone’s garden or an illegally converted garage or basement or something?

why is it being let bills inclusive?

Maybe it's a council flat being illegally sub-let? Bills included means the council tenants name stays on the bills so on official paperwork, it looks like the tenant is still there, when in reality, the resident is a sub-tenant. But the integrated kitchen appliances indicate it might not be a council sub-let.

The other alternative is that it provides cover for people who want to fly under the radar for whatever purpose (illegal, warrant out, criminal enterprise eg brothel, drugs).

Flat in a block. Looks like the other flats are quite nice. But that one has been trashed - same condition as a squat.

StatisticallyChallenged · 08/05/2025 00:13

YANBU, that is a shithole.

I know the area pretty well and I am fairly sure it is basically the same flat as this one here

https://www.onthemarket.com/details/16079120/

Amazing what a different not being gross makes!

JHound · 08/05/2025 00:15

Hadn’t realised Edinburgh was so expensive.

BlondiePortz · 08/05/2025 00:16

Considering the shoe boxes on offer in London this seems a bargain

NeilDiamondsBlowDry · 08/05/2025 00:18

@StatisticallyChallenged that’s astonishing

Huhuhuhu39272 · 08/05/2025 00:20

Don’t know much about the area but Leith is supposed to be rough as hell too (my brother used to live in Edinburgh)

Experience to drive through (heroin addicts hitting our car randomly as driving past)…think trainspotting (where the film was made)

11thofNever · 08/05/2025 00:21

TimeForABreak4 · 07/05/2025 20:14

Why are you NOT shocked?

Because some people who have a mortgage think people who rent deserve to live in substandard housing?

If you've been in highrise flats in London, you wouldn't say that.

Chinnuy · 08/05/2025 00:23

I think Leith is pretty trendy nowadays and has high rent like most of Edinburgh but yeah that landlord is taking the piss. I lived in a brand new well kept 2 bed flat in outer London for £1700 (which I shared with someone else).

You have very low standards, the place is filthy, if the landlord can’t even be bothered to clean it before posting photos, can you imagine what kind of landlord he is

Huhuhuhu39272 · 08/05/2025 00:28

Those people who post about it not being so bad in the uk…for many it really is that bad. Remember this post x

This isn’t even shocking to me (I rent in London so I know how awful it is out there)

No, flats often look like this, substandard, not anywhere you'd want to live.

I've seen how bad it is. It's horrendous how people are living in some of the high rise flats.
