friend ‘lodging’ gone sour

Need some advice/opinions

Myself and my partner let a friend lodge with us a few months back. At the time she had no where to go and we offered to help, as it’s just the 2 of us with 3 bedrooms. The original deal was a stop gap for her whilst she got herself sorted, we agreed she wouldn’t pay rent but instead pay for household bits and bills. This was a short term fix, she has a cat who we originally said would have to stay elsewhere as we have cats and a puppy of our own and our cats are female and not yet spayed and live inside and hers is a male, outside cat. She also informed us all her belongings would be stored elsewhere, it would just be her and the stuff she needed for a short while, whilst she got back on her feet.

She was unable to find anywhere for her cat to stay so we suggested he stayed downstairs in our dinning room which leads out into the garden and would give him access in and out - it’s a big space and cosy and would mean he was completely separate from our pets, we even suggested she could bring him up stairs at night - our spare room is tiny so this seemed a better option for him.

The week she moved in, we were informed she’d lost her job and the storage had fallen through, so suddenly we had her, alllll her stuff and her cat in our tiny spare room (and her belongings filling our garage and dinning room). She then refused to house the cat downstairs and instead insisted we put up a ‘shelf’ on the outside of our mid terrace house so he could jump in and out. We turned this down, so after a lot of trying to change our minds, she settled for him being let out the front door (carried down).

We realised within a month in, none of our ground rules had really been respected, she was regularly letting her cat mix with ours and then randomly dropped on us, her cat has a gum disease which can be transferred through salvia. She did not contribute to bills and would leave all her dirty washing up in the bowl for us to clean. She then began to leave her cat outside all evening and go out, which caused our neighbours to complain he was trying to get into their houses - to which her response was to tell them to ‘f off.’ She spilled some kind of ink on our carpet which she didn’t inform us of and it’s now ground in and the whole thing needs replacing, put posters on our walls and cracked our paintwork.

As you can imagine, we are very frustrated with the situation and became even more so, when she asked to write up a contract claiming she was paying rent so she could claim more benefits. We refused as she was not actually wanting to pay but transfer it to us and then us send it back and we said we cannot since that is fraud and we are in jobs that require a DBS.

This caused her to become even worse with us and she now regularly moans at us for things like letting her cat in when it’s raining or shutting her bedroom window if we’re going out for the evening and she’s also out till late.

We decided to inform her, we would need our spare room back by the end of jan (6 weeks notice), we stated this was mainly due to our cat ripping out her fur due to the stress of the male cat in the house, meaning until he’s gone, our poor girl is on steroids and stress relief which is costing us hundreds. This combined with the fact she leaves heaters and lights on at all times and has 2 hour baths which has caused our bills to triple, has meant we can no longer have her stay.

She has taken this awfully, threatening suicide and claiming she’ll be on the streets. We have suggested again and again, she contacts the council to try and get housing support but she refused to do so until we told her she had 6 weeks.

Was it fair of us to give her a deadline to move out? We genuinely cannot afford it and my partner grew up in a household with a parent who regularly threatened suicide so as you can guess, he is finding it all very hard

I've name changed for this so as not to out myself- I'm sitting here wondering if we have the same friend! Well I say have, I haven't been friends with mine since 2015. Probably a different woman but in our case it was a friend from work who latched onto me and I felt sorry for her as it seemed her flat mate was a nasty piece of work. She found new shared accommodation- lo and behold that new flatmate was also horrible to her and she had to move again. She found a flat very near to mine and began spending more and more time at mine and borrowed lots of my stuff etc.
Ended up she got evicted from that flat due to some issue with the neighbour and moved in with me temporarily while waiting on a new flat. Supposedly only for a month. FOUR MONTHS LATER she was still there. Paid not a penny in rent and behaved very much like you're describing.
I was too shy to tell her where to go. Eventually she left when I met my now husband as she apparently felt "unwelcome" Hmm But after that she caused so much bother for us and threatened similar stuff to your pal. In our case the woman moved away to New Zealand thank heavens! It was very clear she'd pissed off everyone she knew here and had nobody left to stay with. I have heard she's since returned but thankfully haven't seen her again. I say stick to your guns OP and please let my experience be a warning to you not to let it go on any longer. Hugs Flowers

She surely has no ''rights'' to your house.
What a ghastly freeloader.

Her and her manky ill kept cat {not the poor cat's fault} are absolutely impacting on your pets.

Get this scrounger out of your home immediately.

She absolutely won't commit suicide. That's just to be manipulative so you cave in to her shitty grabby demands.

Strange....I know of a woman who ALWAYS ends up falling out massively with people she rents a room from {thankfully not me! }

If it's repeatedly them complaining about their housemates, the problem is almost always 99.999% them.

Well done for sticking to your guns and insisting she has to go! You've been more than generous and accommodating and she's absolutely taken the piss and trampled all over your friendship.
Now that she's not getting her own way, she's manipulating you and being emotionally abusive.
I'd pack all her stuff, her and her cat into your car and dump them on her parent's doorstep with a note that says 'your problem now'.

Six weeks is way too generous, she’ll be making both your lives miserable until then.

What was her explanation to not involve the council the minute she became homeless? I recently had a friend stay with another friend and she got sorted within a couple months (I appreciate this varies wildly on location and council abilities).

You've been more than overly generous op. You need your home back. She's not your responsibility, and don't let her emotionally blackmail you into letting her stay a day longer than the date you've given her. And once she's out, I'd cut all contact with her.

If she threatens suicide again, take her at her word, call police and tell them you're worried for her welfare given the threats shes making. They could remove her/hospitalise her potentially.

I totally agree with previous posters that you need to tell her to go asap. No way should she be allowed another 6 weeks after massively taking the piss. I'd give her till Jan 2nd when the council offices will be open again as usual and she can apply for emergency accommodation.

I'd be inclined to surreptitiously drop the cat off at a shelter. It's sick and she is never going to look after it properly. I presume she didn't have it chipped.

The agreement she tried to get you to sign OP so she could fiddle benefits would have been a tenancy agreement which would mean she would have a hell of a lot of rights legally under an AST tenancy agreement.

Shes trying to emotionally manipulate you. No doubt she was fine until you gave her the eviction notice.

Shes had plenty of time to sort herself out.

Shes not your responsibility.

Perhaps direct her to sites such as spare rooms.com, rental section of Rightnove etc so she can find somewhere to live.

Thank you so much for all your comments, it’s been really helpful for myself and my partner to read over and realise we have made the right choice asking her to leave. For the few asking, I’ve known her since 2019 when I was in my final year of uni - she’s been a fairly close friend to me for a few years (i have closer) but this has proved a lot!

Put her out.
Give her 21 days to find other housing or you will put her things on the street and lock her out.
No more excuses, no more drama, no more distractions.
Twenty-one days, then do it. Put her things on the street and lock her out.
Put it in writing and make sure to keep a copy and hand it to her in front of witnesses.

It’s a sad day when you’re punished for being kind to somebody, isn’t it.

I wouldn't give her 6 weeks, she would be out by the end of the day, sleeping on the street, I don't care, and her cat dropped at the shelter if she can't sort something. None of her problems are yours but she's making your life one big problem.

She won't go on Jan 6th, you realise this? What's your plan to get her out?

Also, change your WiFi password to something else. Your house won't be so attractive with less benefits.

It wouldn't be an AST as she's a lodger. A lodger has very virtually no rights.
