Lodgers boyfriend using our address

We have an annex which we rent out.
Our lodger, (lets call her Mary) asked if boyfriend can stay over every so often. We said yes, as long as he didn't add significantly to electric bill or wear and tear etc. All happy.
Mary's post gets delivered through our main door and we pop it into the annex. No problems from anyone.
BUT, for the second time, I have received post for boyfriend. I assume it is the boyfriend, as the initial is correct, but I do not know boyfriends surname.
I feel as though boyfriend shouldn't be using our address.
AIBU?

I would not pass it on and I would speak sternly to Mary and say that it's not on for her boyfriend to give out your address for anything to be mailed to him and you will be returning to sender as 'not known at this address'.

It's a piss take and you are right to want to stop it.

You don’t even know if it’s his yet! Unless his name is Xenon or Quentin then all the OP has to think it’s him is a first initial.

He’s a scuba diver so he’s obviously hiding Chester Copperpot’s treasure at the lodgers place and is the new Pablo Escobar to boot.

Knowingly allowing someone to use a false address is likely to be aiding and abbeting fraud. Lenders need to know the real address of their debtors. If borrowers are allowed to take out credit on a false address and then disappear the whole system of credit and debt collapses. When banks can't call in their debts the economy collapses. Financial systems rely on people following the rules because it's all a house of cards that only works if the rules are taken seriously.

All of that is true, and if that was happening I’d of course say it’s not on. But we a) don’t even know it’s his yet and B) it’s letters from the British scuba association. Maybe it’s fir her but he out his name out of habit, maybe it’s for both of them, maybe it’s not anything to do with either of them. It’s the over reaction that strikes me as odd. Just talk to the girl!

Why can't people understand that he doesn't live there and isn't entitled to have his post sent there?

Why would he have his post sent to op's house if he has a house of his own to live in? Something ain't right about that, all other post goes to his own house but only some to op's house, why?

If you as you say - rent out your annex.. that would make her a tenant, no?
And if she does not pay rent, you wouldn't haven't needed to mention that you rent it out.
I'd be pretty miffed if my landlord told me my partner couldn't have his post delivered to his home.

But it's not his home

He's not on the agreement

Spoke to Mary - It was for boyfriend, as his army barracks address is insecure and stuff goes missing. I explained that he must not use this address as we would be going against the house insurance and tenancy agreement etc.
All good. Thank you to the useful posters for advice and reassurance.
ps - Mary is a good LODGER!

We use the Rent a Room agreement for Lodger.
DD has a tenancy agreement at her student house. (she IS a tenant!!)

But that's not the point of the thread. Are you wanting to know how much the OP is paid and if she is claiming UC too? Its none if your business and not relevant to this thread

If it's an annex with its own kitchen and bathroom she is a tenant and if she is not a relative then the annex is also liable for a separate council tax account. If by annex you just mean a room that is partially separate from the house but she shares your kitchen then that fine.

If you'd just clarified people would shut up about it.

I'm pretty sure that wouldn't count as a kitchen unless they were built-in and there was space for a fridge, I think it also has to have a separate entrance. If it is a self contained abode, then it counts as an annex an is liable to council tax, unless close family are living there, and rented out it would be a tenancy.

The local council can confirm after an inspection if OP isn't sure.

Oh, maybe just self contained then. Flats have a shared hallway so I guess it makes sense. Otherwise you could split your house into 2 flats and claim it was one I suppose.

My conclusion is either that OP is wrong and it isn't an annex or she's illegally renting out an annex on a lodgers contract and not paying tax.

You’d be miffed if your boyfriend couldn’t use your landlord’s address as his mailing address, despite living elsewhere? You obviously have a very tolerant landlord. I don’t want every Tom Dick and Harry claiming they live in my house when they don’t.

Why stop there, we should ask OP to upload her last five years of tax returns to we can be 100% sure she’s claimed correctly.

Then we can move back onto the lodger’s boyfriend. I expect OP has done something wrong to somebody somewhere at some point in the past which will excuse him using OP’s address as his fake mailing address.

The lodger lives at the address, her boyfriend doesn't.
