So where can you buy a 4 bed detached for less than £450k?

Inspired by the previous thread.

Where in the UK can you buy a 4 bed, 2 receptions detached house with a garage & garden?

We were all set to put our house on the market last summer to upsize... and then we didn't.

Now there's a huge influx of people from the SE moving here, which has pushed up prices. In a way this is good because our house is worth more but we want to upsize so we would have to take on a larger mortgage than originally planned.

Are there any areas left in the UK where a 4 bed detached is £450k or less?

Can get that for about £260-280k in many areas of West Yorkshire!

We have a 4 bed detached, 2 ensuites, large kitchen diner, utility, 2 receptions, conservatory, lovely garden in a lovely village between Preston and Southport. £275,000. Good schools, good community. I love it. We moved up here 30 years ago from a tiny shoebox of a house in Kent. Never regretted the move.

The north east!
We have 4 bed detached, large kitchen diner with 2 other living spaces coming off it, further separate living room, DS toilet, utility, south facing garden, double garage, nice area and in catchment of excellent primary and secondary school...£227k! Friends from down south can’t believe it...I tell them to move up here!

Some parts of Scotland, including where I live. Closer to the big cities and it won't come close to getting you what you want.

My original question was inspired by the 'How do you upsize?' thread.
I'm in danger of repeating myself in every post, I have noticed recently that a new development in the next village over from us the 4 bed, integral garage houses are all £465 plus.

10 years ago this was a not particularly fashionable part of the Cotswolds although I know that just being in the Cotswolds makes it desirable for many.

Although we have been looking at houses and we are looking to upsize, we did the upsizing that the OP in the other thread was asking about many years ago.

My point was not meant to be a personal one. As I say, over the years I have seen London price rises along the M3/M4/M40 corridor in a ripple effect.

This is emphasised by people decamping from London post-Covid.

Similarly, I know that prices around Manchester have risen too. I don't know about the other big cities.

Following on, my question then is; is this happening North of London too? And if so; where is left for people to buy a family home for £450k?

Asking whether there are any areas left doesn't seem so very silly in the circumstances.

Our 1st home was in an undesirable part of the SE. It was a repo, 2 up, 2 down. They had taken everything, including the skirting boards and ripped the electrical wiring from the light fittings. We did it up ourselves, from scratch, while I was pregnant for the last bit.

For us:

We have more than £450k.

We like Weardale, Cumbria, Northumberland, The Peak District, South Somerset, around Manchester. Neither of us know Suffolk or Norfolk or loads of other places that we don't know about yet. We would have taken a good look last year, except that we couldn't.

We also like the Lake District, Yorkshire Dales & North Yorkshire Moors but want to be able to get to Morrison's without fighting through the tourists during high season.

I like Cornwall, the quieter parts of Dorset & Sussex but again, don't want to be stuck in a queue for the beach when we are just popping to a mates house.

@OxanaVorontsova we have been looking there not in person, obviously

@LST we like the North, DH is Northern & passionately so.

I love Llandeilo. We have friends who live close to it, I think I’m in heaven when we visit.

North Wales. BIL and his DW have just bought a 4 bed link detached with nice garden, backing on to fields about half an hour’s drive in to Wales from Chester. They paid £250k.

I am very envious

@ArtistInResidence did you catch my post about Cockermouth? So close to the Lakes, but once you get west of Keswick the number of tourists drops dramatically, so no problems getting anywhere/doing anything...

I’d agree Alton and thereabouts is a good place to look as it’s less convenient for anywhere interesting ( although a direct train into London).

However there’s only one on Rightmove that’s close (19K over but heyho) and the 4th bedroom is only accessed from the third bedroom and is clearly just the third room divided into two.

Edinburgh - on the outskirts anyway. We live in a village a couple of miles outside the city border and our detached 3 bed with garage and garden cost £245k

The non tourist parts of Cumbria. Houses in my area (south Cumbria) from £250 000. North Lancashire will have them as well.

If you aren't concerned about schools it shouldn't be a problem.
But where I am in Scotland it's 1.5 hours to an airport. But then you have to allow an extra say, hour in case of hold ups on the road to be sure of not missing your plane. And trains are hopeless.
But Carlisle to London is 4 hours. Lots of lovely countryside round there. Not far from the M6. So I would take into consideration links to the rest of the world!

www.rightmove.co.uk/property/103937480 Abergavenny and Usk in Monmouthshire are nice, although prices have jumped massively because of the bridge tolls and covid.

If your job is council/civil service and it's saying Welsh is a requirement, I know many people in these jobs whose knowledge of Welsh is basically greetings. They have to have Welsh as a listed requirement but realistically it's not used. Obviously if you're in North of West Wales, or getting a job as a Welsh teacher then it's a bit different. Also if you did move Monmouthshire way then you're close enough to the border to commute anyway.

I'd try a Rightmove search around Monmouthshire, Herefordshire and Gloucestershire.

4 bed detached in all of Scotland? Definitely not. I popped 4 bed detached in my area and nothing came up at that price, almost everything well over half a million even then some were flats with the detached filter scored out

I think it depends on your definition of area - I'm in East Dunbartonshire and would consider that my area rather than say Bearsden or Lenzie in most contexts.

You wouldn't get a 4 bed detached in Bearsden for under 450k but I wouldn't say you were priced out of my area.

You would definitely be able to get a 4 bed detached with a sensible commute to any of the major cities in Scotland even if you could not live in any neighborhood in Scotland (with the possible exception of easy commute to St Andrews area).

I have a large 4 bed detached with garage and garden for under £250k. As have most families I know here.

Or for people who are looking anywhere in the UK. Why would you choose a small detached with a tiny garden which is only detached by a tiny margin when you could choose from somewhere offering far more?
