I'm going to try to word this carefully. It's to do with making different life choices but it's in a sensitive area which could imply that I'm being judgemental. I don't mean to be. I'm just wondering if this sounds normal to the ears of anonymous mumsnetters.

So we have a rental property - our old place. I will try to give as much info as possible though some probably isn't totally relevant, but people might ask otherwise :-)

A nice couple moved in and they have a baby.

The deposit was covered by the council, and the monthly rent is £600, which was to be paid by them. They are on UC - they had asked me if I minded and I answered of course not!

I am 75% sure that the guy has a job of some description as he talks about it on Facebook.

They moved in and after the first month immediately fell into arrears, with a late partial payment and then a missed payment. They are a little more than a month behind on rent.

I did some research and found that the UC people can pay us about 90% of the rent directly to us, which sounded easier for everyone so I applied for that and all has been well, aside from the outstanding rent.

We asked the tenants if they can catch up this money and they said they'd have to do so in drive and drabs. This was last autumn. They have yet to make a payment but with Christmas and then corona virus I didn't push it. UC said we could apply to have it taken out from their other benefits in small chunks but I think the debt needs to equate to two months for this.

So now there are some bits and bobs to do maintenance wise so we've been looking at that and working out how to sort them out.

In the conversation, we asked if they'd be able now to start repaying the arrears as it would help with sorting out the maintenance bits. They said they could only do £10 a month as they have to pay for other stuff - namely Sky which they have at £90 a month.

I was really surprised at this. We rely on this rent as an income. I'm not able to work at present and we live modestly. I know people tend to think of their landlord as being Mr megabucks but it's not like that with us. We have netflix at 5.99 a month and thats the extent of our entertainment luxuries.

I'm just surprised that a lovely couple who get their housing costs covered plus additional benefits - and a job - see repaying this rent debt as so low priority.

Am I a bit mad? Should I sell the place?
I've not got cross with them or anything about it by the way. But I am wondering if I should sell it. They wanted me to come change a lightbulb recently. I think they've also moved an older step child in, which is fine I guess But they didn't mention it.

I try to be a really considerate landlady as far as I can but it's never going to be a perfect situation.

Just wondering what your thoughts are ? Obviously not planning on evicting them over this.

My thoughts are, how did you discover they're paying Sky at £90 / month? Did they tell you?

Be careful @SomeOtherGirl. The only group more hated on MN than Americans are landlords. Smile

Asking you to change a lightbulb for them is clearly over the top, as is their attitude about the back rent. You need to decide to either forgive it or evict them or sell. You'll never see a penny of that money.

I'm sure someone will be along in a minute who knows for sure, but if you can get the arrears paid direct by UC, I'd do that.

Like a lot of people, they appear to struggle with prioritising debts and payments. Over the years, I've worked with shedloads of clients who prioritise their Sky subscription or something over their rent.

Goodness - then they haven't given themselves much of a leg to stand on at all! They should be repaying you and making the sacrifices required to do that, albeit whatever difficulties they have in extricating themselves from their Sky contract.

I have no debts and wouldn't even dream of £90/month for sky. That's just irresponsible whilst having debts that can jeopardize that roof over your head. Mixed up priorities.

Thanks everyone. Just glad to hear you also think it's an odd way to prioritise.

I'm not the kind of person to tell someone how to spend their money and a lot of people rely on Sky for their entertainment, but it's so expensive!

They expect you to change a lightbulb? They are taking the piss IMHO. I rented for 8 years and I'd never have done that, nor would I have fallen behind on rent without a bloody good reason and an explanation to my LL.

When they move, the rent arrears can come out of the deposit, so you shouldn't end up out of pocket, but it's a hassle in the short term.

I would evict. Can't imagine I would be asking landlord to change a lightbulb unless it's some special lighting.
The fact that they don't care about arrears says a lot too.

But be prepared for mayhem.

Perhaps you should sell but that's not a quick fix. Stop being so nice and tell them they pay or you will get it via a UC reduction. You shouldn't be out of pocket.

You sound like a very nice LL and they are taking advantage of that .

you need to re-approach them with some very firm terms either ;
pay of over due rent via UC
pay it of as a lump sum ( unlikely i know )
pay it of at x amount in x time
or face , and go through with eviction

The reason I think people prioritise sky / Netflix over rent is as soon as they stop paying for them the service stops , with rent they know that a lot of the time they can wing it for ages and maybe get away with not paying .

How the hell do you know they’re paying £90 to sky? I mean we are on UC, have “sky” bills but that’s only because they were the only people we could get Internet with when we moved and we were tied to them.
We also both work. And need internet for that.

Lol yes they are aren't they but having said that if there were no landlords.... I try to be really fair. I don't moonlight as a traffic warden or anything Grin

Firstly, it’s nice that you took on a tenant on UC bit are you sure your insurance covers that because mine doesn’t.

Evicting tenants is not an easy option and can take a long time and cost you money. They really need to be in arrears for longer than a month or two. There’s very strict terms now for how and why a tenant can be evicted.

I’ve had a tenant in rent arrears previously but thankfully within 6 months it was paid back but like you I was patient with them and it could have gone the opposite way!
