Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I've namechanged for this - this house is on my road and I don't want this post linked to my others.

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

That is WELL overpriced for Lower Morden Lane!!! Are they leaving the Christmas lights?! I'd expect Merton Park & a SW19 postcode for that price, not SM4 ShockGrin

Meh - I’m not fussed.

Morden isn’t especially nice but ok in parts.

The face she called Kingston a ‘shithole’ tells me everything I need to know. Sure nice parts, less nice bits but it’s far from a Shithole.

The estate agent can tell the Vendor what they value the property at but ultimately it’s the vendors decision what they put it up for. An estate agent is likely to want to advertise a way overpriced property though as it is unlikely to sell.

Hahahaha! That's hilarious! £1M for a 4 bed semi in Morden! If you could "lift and shift" that house over to Wimbledon Chase, yes, but no way in hell will anyone with a working brain pay that kind of money for this location Grin

I can't comment on price as I don't know the area - but the sales figures suggest its over the top. I imagine thats because they have spent a lot on it (and maybe overdone it). I think its been over-designed and is trying to be very 'fashionable' but its just a bit off - particularly with some of the kitsch wallpaper choices. I think they got an interior designer in. But I think its way too niche and personal to have wide appeal. The kitchen looks like its high end quality. But as others have said there's very few rooms I'd actually want to keep. The sitting room is nice but could do with getting rid of the kitsch pictures and getting some real art.

While it’s beautiful it’s very expensive! Our house is larger but in north Scotland and is a quarter of the price!! But if this is near London then I guess it could be worth this. Mind you, it’s only worth what someone is willing to pay for it.

We’re very normal but we bought a flat in a lovely area in 2008 at the property price low with help from PIL and sold 5 years later for £100k more which allowed us to buy the house.

Just 5 years later and we’d never have had a chance - we decided not to get married (then) as suddenly we could afford a house. Had we delayed we’d absolutely still be renting.

Some people do just try their luck. There is a house on my street that was put up for sale for around £150k/30% more than next door (same layout, same number of bedrooms, similar decor) has just sold for. Others in the street have been sold or put up for sale at prices consistent with the lower value. It hasn't been snapped up.

It's only worth what people are willing to pay for it. I suspect in this case they've spent a shed load on the renovations and in order to reclaim that cost when selling have priced themselves above the ceiling price for the area.

@Dylaninthemovies1 they buy and live in small houses and flats in the 400k-600k mark. they get an inheritance. They bought it years ago.

My DH and I saved for 3 years (whilst living with family) before buying our flat in London, it was £400K. We have a friend whose parents gave him a house In London zone 4 and also bought houses for his 2 siblings (he would repay them when he earns more money). That is actually quite common in London.

Ahhhhh.

I’ll see if I can find a link but essentially a lot of residents have a tradition of putting up very... extravagant Christmas lights on their houses and the Rotary Club collects donations a few times over the break for various charities.

Some of the displays are truly unbelievable and feature music, moving models and strobe lighting.

Quite something to discover on the weekend you move to a new home...

Annoyingly my gran owns a large 3 bed flat down the road from there and let the leasehold expire, it now transfers to the freeholder.
