Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

I quite like the decor! I wouldn't choose it for my own house but I'd love to rent a house like that for a holiday. I'm not too familiar with Morden but tbh all of London seems insane for house prices. Be interesting to know whether yours is valued in the same region OP!

It’s perfectly fine - I’m not precious about it. I like my house, have lovely neighbours and prioritised a house I could afford easily in an area I could bear so I have have a nice life.

If my house is worth £1m though I’m fucking off!!

The old guy next to us died in November, nothing happened with the property until early March but then came lockdown. None of his family came up to do work on it (apart from taking all the furniture. Garden is a jungle, gutters need replacing, as well as the windows.

Estate Agent (not local) have priced it 10k over similar ones in the area, which all have decent décor, bathrooms and gardens.

I always think of anywhere commutable to London as expensive but I don't know the area.

House just seem to be crazy prices now. I consider myself very lucky to have bought for the first time 20 years ago. Could not afford anything if I had to buy for the first time now though will definitely try and help my kids when they are older.

It's a friendly, safe corner of London, 1930s houses built with the coming of the tube out to Morden. The pub isn't worth visiting but there's a decent garden centre. Definitely suburbia.

It has very posh kitchen and bathrooms, it is high end and I think they are probably trying to recoup that. That cooker would cost about £15k.

A house in my road, which sold 3 years ago for £475,000 has just gone sstc within a day of going on the market so I assune it got close to the £625,00 asking price.

They put new bathrooms in but kept the same kitchen and added an aga. Prices haven't gone up much in the last 3 years here, all the neighbours said they were having a laugh but somebody clearly felt it was worth it!

HRTWT.

Yes vendors can specify a price. We did. We accepted an offer about 10% below asking price but it was still £20k higher than the highest valuation we got. So I reckon we probably got at least £40k more than had we gone with the suggested valuation.
Equally declined to view a house that we felt was overpriced.....the EA agreed but said that the vendor insisted on that price.

I slightly love it. Some of the wallpaper is lovely, there's just quite a lot of it. Don't think I'd pay that to live in Morden though (and I live in Croydon so not being a snob Grin)

I think that New Forest house looks dull as ditch-water.

I'm slightly agog at the decor. It's got everthing that the interior designer thought was "in" over the last few years, but then somehow completely missed the point. And the ghastly pictures on the walls! I feel that the designer might not have signed off on those! Hmm Grin

The overall effect is kind of like a trendy pub.

Lower Morden Lane is definitely not a shithole, it's a really pretty road. I wanted to buy a house there but the inside didn't live up to the outside.

It's huge for Morden, and compared to other houses (I'm house hunting and local at the mo so have a good idea) it's much nicer than the average. That said, if houses are a million pounds in Morden I might as well move to Spain.
