Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

It's nowhere near close enough to Wimbledon (Merton Park) to be classed as an SW19/SW20 postcode though ... FWIW I have a good friend who reckoned she lived in Earlsfield - she was at least a mile away from the station in Tooting!

There's postcode licence (if you're a few hundred metres away or less) and going too far!

There were 3 new builds in my village -in 2017 (different builders) small plots -all are 3 bed rooms -no garage no garden to speak of really very tiny plots. All were sold for around the £275K mark.

They have all gone on the market in the last few weeks, 1 for £375K, 1 for £550K and one for £395K.

I was gobsmacked -gobsmacked. I have a large 4 bed det on a massive plot (x3 size the other plots) and huge front and back garden and a large det garage. I paid less for it in 2015 then they bought their houses from in 2017. I thought it might be worth £450K etc -but rightmove is suggesting £700K which suggest x300% increase in 5 years. I think prices have gone up stupidly in 5 years if that is the case.

Definitely overpriced but having moved from SW19 to SW20 Iast year I know there are lots of people keen to stay local but willing to compromise slightly on location. The seller is banking on that and perhaps hopes to pick up on a slightly less clued up buyer who thinks they are nearly in Wimbledon.

Nothing wrong with Morden but it's not Wimbledon. Oh and I like Kingston!

I’m in the area too and I think it’s a nice road near a newly refurbed leisure centre and lots of green park land that’s national trust owned. It’s opposite near enough a garden centre and you’re close to the tube. It’s Merton but I agree spinning it as Wimbledon is a push .... they’ve obviously spent money on the interior and I personally like it. I just couldn’t afford it 🤣 Think it will end up going for less than priced but I’m invested now - how do you find out how much it sells for ?!?

This argument about Kingston is making me laugh, there was an feature in the Times mag about Dotty the 1 extra DJ, she lives there near Tom Holland, Stormzy, and she likened it to Calabasas. 😆. Anyway, it’s a big town, used to be very working class in the main apart from Kingston Hill which is a big private estate, with enormous gated houses. Houses near the park and by the river are multi-million, and the schools are mostly outstanding and over-subscribed. But it depends what you like, I guess.

It reminds me of an episode of one of those sell your house programmes (can't remember the name, not Homes Under The Hammer)) where the seller had bought a house to renovate and sell. She insisted on doing the house up to the highest spec, despite advice from the programme host, pretty much obliterating any profit she would have made from selling.

I love most of the decor. The hunting wallpaper would have to go, as would any wallpaper alongside the checkered floor, but other than that I quite like it. Reminds me of a quaint hotel.

Hmm, it’s on the tube, seems like a decent price. Decor isn’t to everyone’s taste but has a decent garden in Zone 4. Close to Morden Hall Park. Quite frankly, I think that’s a decent price. It’s around £500 a square foot. Where I live houses go for £1k per square foot, even for doer uppers.
Anyway, someone somewhere will buy it. Supply|Demand etc.

I looked into this area and believe me, even if someone loves the decor and isn't going to fix anything, that house is min 200k above what it's really worth.

That would be over a million round the corner from me (not on my road though !). Even the 3 beds are close to £1m there.....

A house is only worth what someone is willing to pay for it - see what it eventually sells for.
