Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I've namechanged for this - this house is on my road and I don't want this post linked to my others.

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

@WhoWouldHaveThoughtThat

Zoopla estimate the value at £551,000 to £690,000 although that probably does not take into account any extensions, new kitchen etc.

It appears to have been extended rather a lot and I suspect that it has just been overdone. One cannot keep increasing the 'value' of a house by just spending more and more money on it.

One to watch... Wink

That is no way worth £550k!

A similar property in my neck of the woods would be around £480k. I live in the North West!

I would say its definitely going to be closer to £690k.

Pootle40 · 15/07/2020 19:42

Wow! Would be £350k where I live MAX!

KeepingPlain · 15/07/2020 19:42

Really not a stealth brag - I refuse to believe my house is worth anything like this! Honestly, if you look at the area it's not 'naice'.

That's an interesting point though... I hadn't thought of that.

Don't worry I was joking. Grin

It probably is that they don't want to sell though. Or they're crazy.

NewModelArmyMayhem18 · 15/07/2020 19:43

The area is fine but it's not Wimbledon for sure and the local hostelry is naff (that's a fact) but it does have a garden centre on its doorstep which is a plus!

TatianaBis · 15/07/2020 19:43

@BigSandyBalls2015

You wouldn’t get much in Chiswick for that price!
Nope!

True!

burritofan · 15/07/2020 19:44

Gosh that's breathtakingly ugly, and the price made me go "Oof" too, perhaps that's the theme?

burritofan · 15/07/2020 19:44

TatianaBis · 15/07/2020 19:45

I’m lifelong Londoner, I’ve spent plenty of time in Kingston - I’m allowed to dislike it.

welldonesquirrels · 15/07/2020 19:46

Am I the only one who thinks the interior is gorgeous? I don't get the decor hate, there's not much about this I'd change.

(it is too expensive though).

excuseforfights · 15/07/2020 19:47

What do you find it so breathtakingly ugly? Wall paper can be easily changed so that wouldn’t put me off.

People tend to rip out kitchens and bathrooms any way and put new ones in.

The only think wrong with the house is the price.

Cadent · 15/07/2020 19:49

@TatianaBis I’m a life long Londoner too but I wouldn’t call an entire ok town a shithole.

I notice you don’t say you lived there.

Hodgewell1 · 15/07/2020 19:49

I have no idea about local prices but the decor is much more appealing than the ubiquitous grey walls with white accents that bore me to death.

Grilledaubergines · 15/07/2020 19:49

Local to there OP. I’d have thought £850k was more reasonable. Good transport links to London will always attract a premium though. And Lower Morden Lane is a lovely road though and sought after.

TatianaBis · 15/07/2020 19:49

I think the wallpaper is hideous, and I’m not a fan of changes of flooring in open plan rooms, but everything else is well done.

Yes you’re allowed to dislike it, but calling it a shithole makes you sound completely ridiculous.

Well I would. Diff’rent strokes and all that.

Parker231 · 15/07/2020 19:51

All depends on what you want from a house. I would need new kitchen , bathrooms and total redecoration on this one.

TatianaBis · 15/07/2020 19:52

No, the people whining on and on are the ridiculous ones.

Just accept people have different opinions on the internet.

burritofan · 15/07/2020 19:53

Things that can't be easily or cheaply changed: the naff chevron engineered wood floor, the hideous chequerboard floor tiles that don't go with the McMansion kitchen units, horrid backsplash above the nice range cooker that clashes with everything, particularly the new money worktop; those enormous wagon wheel light fixtures and elsewhere the non-cosy spotlights in a bedroom; brown bathroom tiles, in fact two different types of brown bathroom tiles, why, when there are nice tiles in the world?!

Wallpaper is a pain in the bum to change properly by stripping it off (and I'm a fan of a floral wallpaper).

It looks like someone went through Pinterest and went "I'll take all of it! Twice over! And supersize it, please!"

I'd buy it as a fixer-upper if they knocked most of the price off Grin

Tlollj · 15/07/2020 19:53

I quite like the decor actually.
Lot of money though.

79andnotout · 15/07/2020 19:53

Are there two different wallpapers in the photo labelled no 2 (with the pink bed) or is it just reflective? I quite fancy that on the wall behind my own bed.

Yellownotblue · 15/07/2020 19:54

I accept we have different opinions over how ridiculous you sound.

🙂

Yes but really not nice to read, if you live there.

TatianaBis · 15/07/2020 19:59

Dear Lord the needy women of MN.

Other people don’t have to like where you live. If people don’t like where I live that’s fine.
