Surely they've mispriced this house?? Any Estate Agents or Property Experts able to comment?

I've namechanged for this - this house is on my road and I don't want this post linked to my others.

I am just flabbergasted. How do the prices get set?

I was actually looking on Zoopla because I am thinking about extending or moving and I wanted to see what asking prices are doing.

This seems to be at least £250k more than anything similar locally.

It is a nice road with a good primary school, good transport links and green space nearby but it's not an especilaly nice bit of London and no similar properties have sold for even nearly this price.

Does the Estate Agent decide the price? Or can the vendor say 'put it on for £1m - I don't care what you say'?

The decor is not at all to my taste but it's obviously been finished well - however it's so 'characterful it's unlikely to appeal to lots of people.

Or maybe IABU and this is actually what my house is also worth. Woohoo!

It’s not been done to the highest spec tho. Laminate kitchen floor, engineered wood floor, re-use of 70s wardrobe in the dressing room, loud stone effect tiles.

It’s been done by a big property development firm.

Sorry to not have read the full thread - so I don't know what the general consensus is but I think the decor is awesome.

Oh my word - the kitchen, that marble splash back with green La Conche oven is AMAZING! It has been done to such a high standard. The only thing is I wouldn't have a wooden toilet seat like that.

In my area that house would be about 700K and I am in the south of England but not London.

People saying they would change the kitchen makes me realise how differently some people live!

Nobody in their right mind - or possessing more money than sense - would replace that kitchen or the parquet floor. There are people talking complete bollocks on this thread. I’d love to see their houses.

Hmm, it’s on the tube, seems like a decent price. Decor isn’t to everyone’s taste but has a decent garden in Zone 4. Close to Morden Hall Park. Quite frankly, I think that’s a decent price. It’s around £500 a square foot. Where I live houses go for £1k per square foot, even for doer uppers. Anyway, someone somewhere will buy it. Supply|Demand etc.
It's a good walk from the tube, about half an hour. And it's well above the ceiling price for the area. And the road is a bit of a cut through (albeit with traffic calming) to avoid the Tudor Drive traffic lights (sorry OP).

Incidentally, Hamptons/Zoopla don't seem to be able to spell borders - for £995k I'd expect the listing to be of £995k standard!

I know someone selling a house in outskirts of London. They’ve insisted it goes on at £1 million. It’s an extended ex council house, still surrounded by council houses. The local schools arent much good. The house itself has a terrible layout and was mostly decorated in the late 70s/early 80s and hasn’t been updated (including the Spanish theme kitchen) since.
They think it’s amazing and is worth that though. Nothing around them is similar for that price. The next houses up for another £200k are mansions.

The pictures really don't work on Zoopla with the scrolling effect. A busy photo which competes with the busy edges of the two neighbouring photos.

I agree, I love the decor so nice to see something different than grey soulless boxes, fine if it’s not to you taste but the comments of ‘vile’ and vomit emojis are unnecessary.
