To think that if a landlord evicts you ie makes you homeless to sell you shouldn't get stiffed for cleaning charges by the agent when you move out?

I don't know, he came back to our house for a shower, my partner took him home. I know he's not back in work until Tuesday, so, I'll find out then

As for the posters trying to justify their landlord status - Don't bother, just own up to the fact you're in it for the money. And couldn't give a shit about the plight of others less fortunate. Maybe you agree its all getting out of hand, maybe you suspect the golden goose will soon get its neck wrung??

I don't have the time of day for any of you! I sleep soundly at night because my conscience is clear, I'm not rich, but I have morals and principles and would never dream of using others to generate wealth. I see and hear from colleagues the anguish of being trapped in the renting cycle. It takes a certain kind of person that delights in taking advantage of those less fortunate.

But, as always...what goes around comes around!
Remember : None of us leaves this world holding all the Aces....that's what Fate is there for!

Contented soul I find your post insulting. I have been both a LL and a tenant. Yes I made a bit of money out of letting a property but very little after paying the mortgage and insurances not to mention repairs and upkeep. The rent was not increased for several years as we had a good relationship with the tenants. When the property was sold we offered them first pick and at a reduced rate.
So like you, I have a clear conscience and like you I sleep well at night.

Smug!! of all the descriptions that was the furthest from my mind. I am bitter and very very angry.

As mentioned previously, work colleagues are trapped, personal friends are trapped, siblings are trapped. None of them have done anything wrong, they all work, all pay taxes yet all are either trapped in the nightmare renting cycle paying their landlords mortgages off or stuck at home with mum and dad trying to save the deposit to buy, yet constantly missing out on first time buyer properties because landlords want them too.

OP, what was the original letting term? How long have you been there?

It sounds like a vile situation, potentially facing homelessness, and you are clearly extremely distressed by it, unsurprisingly.

I have been on both sides of the fence, and been treated appallingly by tenants, as well.as threatened and intimidated, accused of robbing them blind etc. Massive property damage. I lost a lot of money as a result.

I wasn't going round money grabbing and buying up properties to take advantage of the disadvantaged or something!

Turns out the references were fraudulent and he'd just come out of prison, was hiding drugs in a home that had been completely refurbed before he moved in, and he stole a new washing machine.

I have also been a happy tenant with good ll who don't get involved, and those that have massive chips on their shoulders and everything must be the tenants fault, when it absolutely isn't! A black is white situation.

I inderstood the govt was looking at increasing notice periods for tenants, which does seem very reasonable.

I think there should have to be serious grounds for ll to give less than 6 months notice to quit/end tenancy contract.

It's not unreasonable to expect finding a new home to take many months. No homeowner would expect to find their perfect home withiwithi in a month or two.

I really hope you find somewhere soon.

I beg to differ.

Oh come on! If in any other area of life, you damaged someone's property, be it their car or their shop, the victim would be able to prosecute, without having to pay. But tenants can cause unlimited damage to a property and the victim has to pay to even have it recognised, has next to no chance of being paid back, and the person that caused the damage can carry on with life as before.

If somebody smashes up your property of course they're committing a crime. The reason the police won’t be interested is because you have a contract with the offender and can recover civilly - although I recognise that you probably can’t, for purely practical reasons. That’s the risk you take on.

But a tenant asked to leave at short notice for no reason other than a landlord’s wish to sell or to get another tenant who’ll pay more has no recourse whatever. They don’t accept any risk for reward; they just have to lump it.

Landlords are housing people for periods and at rates that they dictate. What greater power over people’s security and welfare could there be?

I do recognise that there are some really excellent and understanding landlords on this thread. But that’s not the point. No landlord should have the opportunity to be less than a good and decent social provider.

I let mine out at market rates, the same as when I sold I got market rates, etc.

It's like saying I hope you who sell food can sleep at night, making it so expensive, that people are starving.

We have an overly inflated market, falsley propped up now and for decades too

@smotheroffive it was a six month lease then rolling so they acted within the law. Sorry about what happened to you sounds like similar that happened to me with the house where the floor collapsed. I didn't know who I was dealing with beforehand but after we'd signed the lease I found out he was a criminal. I was so scared of him and all his workmen. One of them used to boast about how he'd let himself into tenants houses and go through their knicker drawers. I know it's maybe a bit ott but I threw out all my knickers when we moved out. Even when we were there I kept thinking has he done that to me. Of course that's what he wanted me to think. I didn't feel safe in my own home.

Yeah I get that it's shit. You think you know who you're dealing with and you don't. And these criminals are hard fucking work and that's your living. It's shit on the other side as well though because that was mine and my kids home. I mean it's all tied up and you're on the wrong foot. I don't think you should be a landlord if you've got a criminal record.

Without owning your own home there's no security. With a falsley inflated market how can people still buy their own homes across the board.

In many countries its all renting and has been for years.

Yeah I couldn't do any of that with cameras because he wasn't a nice man. I mean really not a nice man. None of them were. Who could I have gone to? The fucking council who chucked me off the list because I wasn't bidding enough? Believe me no one wants to know. That twat has around 100 houses in this area. No one is bothered that he's a crim.

But you don't know someone is a crim until you deal with them that's the thing. I had to give references and all sorts and I didn't know what he was about until I was in there but he knew everything about me. Landlords don't give references.

No, they don't, and that's wrong.

They have traditionally held all the power, as a tenant needs a home, but tenants now have rights to stay put if things are not done properly.

Is your notice to quit legal, i.e. does it.meet the strict criteria? I don't just mean that it can come to an end, but that you have a copy of the energy performance document first, plus the 21 notice,plus the written agreement.

Have you spoken to Shelter?

If your ll is a criminal, have you reported to the police? Or will you once you have somewhere else?

My status as ll does not prevent me from sleeping. Don’t be fooled by the timing of this post - If it wasn’t for breastfeeding my newborn I’d be sleeping soundly. Halo what a stupid comment. Selling stuff at a higher cost than you buy is how the whole economy works.

If you started your rental agreement after oct 2015 the following criteria apply:

Your landlord must follow the tenancy deposit protection rules.

They can't give you a valid section 21 notice before they give you required information about the tenancy deposit scheme used.

A section 21 notice is invalid if either of these apply:

your deposit isn't protected in a tenancy deposit scheme
it was protected more than 30 days after your most recent contract started
If your landlord breaks these rules, they can only serve a valid section 21 notice if they return your deposit first.

  1. Check your tenancy-related documents

a section 21 notice can be invalid if you receive it before your landlord gives you a current copy of the following documents:

gas safety certificate
energy performance certificate
‘How to rent: the checklist for renting in England’ - a government produced guide

This doesn't apply if your tenancy started before 1 October 2015 and has not been renewed since.

If any of these things apply to you,then do nothing would be Shelters advice. Wait until you are summonsed to court and then attend court (some months later, but within six months of receiving notice from ll) and state you do not have a valid 21 notice due to lack of ....[any of the above].

So, your depositust be protected under the scheme, within 30 days, and you must have received your gas safety cert, performance report, and 'how to rent' doc, all before or with the 21 notice. If not, sit tight, and keep looking and get on the housing register and keep bidding.

There are often valid reasons that rental properties have to be sold. Some should never be rented though if this is already known and not transparent, as that is truly appalling treatment of someone and the impact of this on their life and well-being.

Tenants do need more protections from the greedy selfish.

Some would never treat others so badly, but for some it does need tight legislation to protect vulnerable tenants and families
