To think that if a landlord evicts you ie makes you homeless to sell you shouldn't get stiffed for cleaning charges by the agent when you move out?

contended agree with ban on new builds being BTL.

However, I do know property developers and they are incredibly rich people. Purchasing acres of land, gaining planning permission and building homes on there requires a lot of capital. But the returns are huge. I reckon the likes of bloor homes and persimmon et al are turning a pretty penny!

Nor me, Foxmuffin, even though I only have one rental property and my son lives in it. As said, there are so many regs anyway that a few more would make little difference if they were halfway reasonable

But while I'm unlikely to ever sell it at all, I certainly won't be doing so to anyone who thinks they can dictate what I'd market it for

OP it's pretty standard that you have to clean the property to a specified standard on your departure

It should be clearly stated what is expected in your tenancy agreement

It does not make a difference whether you gave notice to leave or whether it was your landlord

People need to bear in mind as well, if it’s not been your principal residence in the past 18 months, you’d have to pay capital gains tax on any profit you made of the sale of your house.

It's a valid point, ethelfleda, but not to worry ... at the price some would like LLs to sell for there probably wouldn't be any profit, no matter how long they'd owned the property Wink

I don't see how anything is in tenants favour. I'm a tenant and nothing is in my favour. That house with the collapsed floor I did give up the money he wanted for the carpet because I found out after we moved in that he had "form" and was a criminal and etc and I had a baby and got scared. There wasn't anything protecting me then. It didn't matter that he was so dodgy he could still charge me rent and claim on the deposit like he was legitimate. He was honestly a very nasty bastard but nothing stopped him.

Yes contented I do find it upsetting

I am being sworn at, called a parasite and being accused of some horrible things

My rents are actually lower than council housing and many tenants would never be able to get a decent property on their wages ( we have previously had 4 of the DC's nursery nurses rent from us for this reason)

Happy to have legislation and agree it should be really tight; however it's like a kick in the teeth when you have tenants that do a runner, trash the property, don't pay for months on end and it's incredibly difficult to ever get the money back

I totally get there are some awful landlords (& 2 weeks without a boiler is ridiculous and unnecessary - anyone can call their plumber from on holiday, I have had to do this before for a tenant and happy to do so)

However, there are also some awful tenants

The whole area needs more protection but it's not going to go away, it's a desperately needed sector that the govt have no way of replacing!

Anyway I lost thousands moving really so what the fuck but it's just on top of that grinding another hundred quid out of me is tight. They said it was for handprints on the stair wall I couldn't see any fucking handprints.

Bleddry - can you ask for photographic proof of the handprints?
Hopefully you can dispute with the deposit scheme

I have never disputed and always returned all my tenants deposits in full (apart from the one who left the property without telling me, owing 4 months rent and wrecked the kitchen...!)

OP has totally missed the pp encouraging them to raise a dispute with the deposit protection scheme. If it’s truly unjust raise a dispute! It costs nothing!

There’s so many references to deposits being unfairly taken, that’s why the scheme exists. You WILL get your money back if you landlord truly is a greedy bastard!

@handsoffmyswets I would love to get a council place. I have signed up for it before but they kicked me off because I wasn't bidding enough. But every time I bid there was 200 people in front of me. So it wasn't worth bidding so I stopped. And then got removed but I didn't know that until we got kicked out again. So this time I went to them and said I've got a section 21 that's homelessness right and they said yes but you've got to take steps to house yourself and your working so you can do that. Rent round here us 2/3rds of what I earn but they don't give a shit about that no one does. Then the woman I was allocated went on leave how coincidental there's no one who can cover her work. I'm ringing every day we're statutory homeless it all goes on and in the meantime we've got to get out. Then in the end all they give me is a list of private landlords and say ring them I could have done that my fucking self. If they put you with a private landlord they've done their duty in getting you housed. It's shit. And all the time I have to keep on working and I'm crying and going crazy.

If someone steals my car or my handbag, I can get help from the police and if caught, the person who didn't that to me will be punished. Someone steals three months worth of accommodation in my property, I'm on my own, and have to wait weeks and spend a fortune to be allowed my own property. And again, the person that did that to me can carry on as before.

So true! The protection for ll in this scenario is shit. Why should they provide free accommodation for months? They're not charities. Why should they then have to fork out thousands to go to court to regain possession of their own property then more thousands to repair which may mean gutting the house back to the plaster and starting from scratch, taking weeks to put right what some awful tenant has wrecked? Believe me, for every shit ll, I'll guarantee there's a shit tenant.

Why this belief that people should be able to accumulate housing just to make themselves wealthier?

Why shouldn't they? If someone has made a choice to study hard, deprived themselves of ever going out, worked hard, never had holidays, earning enough money to invest in a property, why shouldn't they be allowed to rent out a house which will help secure their future?

As pp have said, the govt couldn't afford to buy up all private rentals to put in the social housing market.

In terms of providing a service, yes, it's essential, but so are an awful lot more services which we pay for, fair or unfair. The level of vitriol on here for ll is incredibly high. Some are pretty bloody good, you know and drop everything to go and fix minor issues like a curtain rail falling down, or a mouse appearing or the cord for the blackout blind not working.

Non payment of rent, and malicious damage is just as insurable as your car.

Yes you still have hassle sorting it (as you do when your car is pinched), but that’s a risk in any business transaction.

LL’s and tenants need to take steps to minimise their risks.
