We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

I havent rtf but I'd move coffee table away from hearth. I'd be tempted to out the cream monochrome sofas where the blue one is to make that bit look more homely. From the floor plans that looks like one lounge?
You don't want to spend money as youre selling but could you get a cheap rug or something to make that conservatory feel a bit warmer.
I dont think it looks uncluttered it just doesn't look homely and warm but it seems a nice space otherwise x

It's a lovely home. Can you put a dining table in middle of the conservatory? It will fill.the space a little and stop it looking bare. Also there are no pictures on the walls at all. This and a few touches as others have said like flowers. Ask the estate agents to redo the pics when. It's dressed a bit

Hi. It’s a lovely house. Things I think you could do to improve the photos etc are:
A nice hanging basket outside
You can see things have been hidden behind or underneath furniture in the conservatory so get rid of them!
Maybe a nice coloured rug in the conservatory to help make it feel cosy
Could you tidy up a bit in the back garden? Maybe put some pots of flowers or some trellis on the back wall to hide the industrial area at the back a bit?
But overall it’s nice. Love the bathroom! Good luck!

The photos are funny angles. The bathroom looks long, like it’s been stretched out? Is it really that big or is it camera trickery?

I don’t have any time for houses that have photos that aren’t accurately representative of the property/rooms.

One thing that really stands out to me is that you don't appear to have any kind of dining table. There are two seating areas, but it was hard to figure that out without looking at the floorplan.

Is it also right that your third bedroom has no window? That would put me right off, as it would clearly say to me that the bedroom and bathroom need swapping around and that will cost a lot because of the soil pipes.

It looks ok to me. The only thing I didn’t like was the floor in the conservatory. It looked like outdoor slabs.

The third bedroom should be the bathroom and the bathroom should be the third bedroom. If it doesn't have a window, it's really not a bedroom and the bathroom is ridiculously massive.
In terms of what would be easy to fix though, I agree that your biggest problem is probably the photos - they make it look very dingy. Also, when houses are as ugly as yours is (sorry!), estate agents often 'lead' with a picture of something other than the front of the house e.g. a nice shot of the lounge or something, which will make more people look. If they already like the look of the house, they will be more inclined to overlook the fact that it's covered in brown pebbledash.

The third bedroom isn't really a bedroom is it? It doesn't have a window. Is it actually just a 'dressing room'? In which case it's a 2 bed not 3 bed.

Also, I think having a shared passageway leading to your/neighbours front doors will put people off.

It's a bit cold. I'd move coffee table out of log burner room and put In conservatory and but a large rug for in there too a plain bright coloured one. Bathroom have some folded towels out and a plant it's a big bathroom. Hanging baskets outside and plant pots for a bit of colour. Do t mean to be harsh it's a good house with lots of room needs to be more homely. Buy second hand furniture to spruce it up good luck

I'd ask the estate agents to change the listing on rightmove and lead with the third photo (room with the stairs in) will get far more click through. It's a lovely house and good luck 😊

I think you need to stage the rooms better. The front should be more of a cosy 'snug' and dress the conservatory as a dining room perhaps? The middle room is trickier as it's a bit of a walk through corridor. I'd be put off with the furniture in front of radiators. Your coffee table right in front of the fire just makes me think that the house is too small iykwim. I'd also be put off by the brown windows (not cheap to replace) so I think I'd detract from them with some lovely planters etc. As others have said, it feels impersonal rather than homely. Try and remember what made you liked about it and see if yiu can recreate that. It looks a great size and well cared for, you just need to help viewers imagine how they'd live in it.

First picture looks awful. Wall paper is terrible. Total put off. It looks long and narrow. The patio looks like its temporary. Horrible floor and the blinds just don't look right. The stairs look dangerous for children. The render on the outside looks dull and uninteresting.
The positives - kitchen looks nice as does the bedrooms, other sitting room and bathroom - beautiful. I would try and continue that look throughout the house. After seeing the outside and the picture of the stags head bedroom and conservatory, that would put me off.

O.K. OP this is my brutal appraisal. I think it's a nice house by the way but not "staged" enough to stand out to a potential buyer.
The garden looks really messy and drab. Can you get rid of some of the stuff out there, paint the wall and add a couple of pots of spring flowers - make it look as though you care about it and it would be nice to spend time out there.
The fireplace is bare and ugly - all that brick work could be improved vastly with a couple of house plants in colourful pots or a couple of well chosen bits from Next home.
Generally the house looks a bit boring and soulless - perhaps go to Dunelm and get a few teddy rugs - cheap and luxurious. Definitely get a large one for the conservatory floor which frankly is awful.
Add a few beautiful fluffy towels to the bathroom.
Good luck OP I think it's a lot of house for the money so hope you get a sale soon - just remember some buyers have no imagination!

A rug in the conservatory would make a huge difference & really soften it up.
Def move the coffee table from in front of the log burner.

You have a really nice wood burner that shouldn't have coffee table in front. I like that sitting area with the stairs. Bathroom looks big and kitchen looks nice.

Do you have a dining table in the conservatory that we can't see? Even if it is too cold in there to eat, you should make it look like a feasable dining room and make more of it. I like to think where I would put a dining table when looking round a house as that's quite important to me.

The photos aren't helping, they are making the rooms look long and narrow, taken from the middle of one end, I'd get them redone. I once loathed ours and sent some I'd done myself.
The lacked of exterior lighting in the middle room, where the stairs are, makes it look dark, I'd invest in some floor lighting.
Good luck with it, I know how hard it can be, ours took 4 years to sell!

I think that, compared to next door, I’d be inclined to pay nowhere near the same price. It also looks a lot smaller, just by virtue of how the cladding is distributed.

The bedrooms are fine, but that conservatory is a big problem. The cheap veneer furniture on it, and the fact that you have things stuffed under the wicker furniture just makes it look like a bit of a dumping group. I’d be making an offer taking in to account the cost of knocking that, to be fair.

Get rid of the vertical blinds, create a nice family dining area, and redistribute the furniture so it isn’t so pushed together.

Tidy up the garden, take out the hutch to create more space.

Can I ask- is there an L-shaped extension where the kitchen leads to the conservatory? If so, do the bedrooms on that side look right into the neighbors?

I like your cream sofa!

I know you cant change this but one of my icks is when a house is this colour/texture on the outside.any chance you can pain it white or cream!

Looking again, is it the attached house which has just sold for £170k? It looks significantly bigger because of the wider frontage- has yours been extended further at the back?
