We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

Gonna be a really brutal dick.
Strange layout. The conservatory floor would put me off. Photos of outside are poor - peeling paint and no kerb appeal. Bathroom is massive but bedrooms aren't. The sports club may put people off. The inside is actually really nice but the other things would out me off. Also I do think the fact you bought it 5 years ago for 120 something and the pics aren't that different would make me offer lower then your price.

Also, the white outside wall that the rabbit hutch is against looks really shabby. A fresh coat of paint?

Apart from the bathroom and the child’s bedroom it looks really dated ( sorry) and the bathroom although nice having that ordinary bath in all that space would make me look at it and think that that also needs replacing . The two lounges both look a bit unloved , would it be better to set it up as a study or dining room or anything to show it has a useful purpose . The conservatory likewise looks like another unloved / under used space .

If I was a buyer I'd be put off by the render but that's a big job to solve. If you've altered the stairs get the estate agent to change the photo.
I'm not sure why the agent has taken some of the photos with the curtains shut.

Kill off the weeds growing against the garden wall.

I think it's a lovely house and I really like the bathroom and kitchen which I think are the main rooms that people wouldn't want to change. If you can though I'd turn the living room with the blue sofa (is that the playroom?) into a dining room, maybe put some of the wooden units from the conservatory in there as well as a table and chairs, and get a few iron stands and plants for the conservatory itself. There's honestly nothing wrong with it but people seem to like being told how to use rooms and that will help them.

I like it. I would buy it if looking in the area. The pictures of the rooms all look a bit strange because they are taken at an odd angle. If you have them taken again I'd for straight and from the centre of the room. If put a few potted plants about. You can get them cheaply and bring them with you when you move so out wouldn't waste money. Put something on the wall to the right of the curtains in the bedroom that has curtains off to the left. I think it will sell.

Honest feedback - it's lacking kerb appeal, the brown window fames and subdued colour pebbledash look a bit dull - perhaps some hanging basket/pots with flowers etc might help? Conservatory looks cold and bare - rugs etc to brighten it up and make it look more comfortable and inviting. Back garden is in my opinion the least attractive thing, it just looks like a somewhat muddy patch of grass. Anything you can do to tidy it up would be great. Hope I haven't offended you because it is a lovely, spacious house with a good kitchen, living rooms are great and bathroom (how big is that! 😄) and bedrooms are fine. The points I've mentioned are what I would notice as a potential buyer although, apart from possibly the garden, they wouldn't put me off at all.

It's a perfectly nice house. I wondered why all the curtains were closed in all the photos - made the rooms look a little darks and I wondered if there was a view you didn't want to show?

The conservatory doesn't look very inviting or lived in. Try and stage it a bit more? It looks a bit mishmash furniture wise, almost like a storeroom.

The garden looks a bit dull. The fence could double with a paint and a few pots of daffodils or something would brighten it up.

I'm sure you will sell sooner or later.

My thoughts are: remove the vertical blinds in the front room - they remind me of offices and make rooms dark, even when open. Paint the red brick fireplace white or cream. Have the open treads of the stairs boarded to close them and consider painting the dark wood of the staircase.

Put a rug over the paint splashes on the conservatory floor and add some plants - it needs warming up and looks unloved and sparsely furnished.

The wood cladding visible in the back garden needs sprucing up and some of the furniture, etc out there could do with being removed.

It's a lot of house for the money, but it doesn't look very inviting.

Can you borrow a big rug for the conservatory floor and get them to retake pics?

I think they need to take the pic with the stairs off or take a pic without the stairs. If I was looking for a family home they would put me off viewing.

Can you put the pets down the bottom and make the patio area more welcoming with plants?

Pictures on the walls.
Plants/flowers/herbs around the house.
Bathroom - bouncy towels on the railings.
The conservatory is soulless (sorry) needs better homely furniture.

The flooring in the conservatory does look like the bare patio — could you soften it and make it look more indoor with a rug? And the back garden looks very unloved — move the bins and wheelbarrow out of shot and tidy up? And the front could really use some plants or a hanging basket to make it look more loved. Also, like a lot of people, I find those vertical blinds depressing — at least slide them over to one side to take the photo.

It has no curb appeal at all, can you paint the render/pebbledash? The front fence needs painting, and the whole outside needs some pots or hanging baskets with flowers.

The back garden needs a big tidy up.

That conservatory floor needs to be taken up and replaced, it literally looks like you’ve thrown a conservatory up on the patio flags - it looks like it is a damp and cold unusable room.

There’s no dining area.

The agents really haven’t done you any favours with those photos, I’d be asking them to redo them, especially the exterior.

The inside is ok. Not mad on the conservatory floor but it wouldn’t put me off!

I agree with PP that the outside of the house is the problem, it just looks sooo grey - could you add some hanging baskets or a trellis or something to brighten it up a bit? Otherwise I’d i was looking for a house in that area I’d definitely consider it, I always look at the floor plan first and it looks like a good layout and nice sized rooms.

The render isn't pretty. Can it be painted?
The interior is a bit brown and everything downstairs seems sort of lined up against walls to make everything feel corridor-like. Maybe shift furniture into zones a bit more?
Upstairs the bathroom is huge and the bedrooms rather small which is a shame, but not sure what you can do about that.
