We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

With the flag stones we used self levelling screed and the put latex screed over the top so it was a lovely flat finish, then vinyl over the top. Raised the floor level by 3/4 of an inch but so worth it!

I think it's lovely!

The garden could maybe do with some flowers or plant pots or something and the grass would need to be mowed regularly but the rooms looks really nice.

I imagine some people are put off by the peddledash fronting on the house and maybe the conservatory looks a bit bare and could do with a rug.

I'm impressed with your speed of work! Well, a project like that around here? I'd spend a couple of weeks just trying to find a couple of tradespeople to come in quote!

10 phone calls to companies

5 calls back to arrange coming out for quotes / measurements

3 companies coming out when they agreed to.

2 weeks chasing those companies for their quotes / fitting dates

5 weeks later one guy comes (when there should have been 2) and takes 4 days to do the work. Moans and grumbles about lack of tea, takes long lunches, needs the toilet every 5 minutes and has to go back to the DIY store 9 times to pick up bits he forgot or has run out of.

Or maybe that's just me. Wine

Lols fab. Some nice Roman blinds would cost up the conservatory even more though. There are online companies like Blinds 2 go who do really good value made to measure ones and you could include them in the sale.

When the new photos are taken, ask them to take front outside from a different angle, preferably cutting off more of left hand attached neighbour. Include more of right hand bungalow which gives an impression of more space.

You want the revamped new listing to look like a different house so that people who rejected the property the the fist time they browsed rightmove.co.uk will look again.
So the "lead" photo on the listing needs to NOT look like the same house.

You've done a great job OP.
You've now got a super dining room, a frown up living room and a very useable conservatory playroom.
With that downstairs space, the upstairs children's bedroom become less important

OP, did you give your your dining table and chairs a coat of paint? I really like how you have brought the space together. It's clear you have put in tremendous effort.

Great point Breakfast. In fact, is there any rule that says the outside has to be the first picture? A quick look at Rightmove says not. I’d put your strongest picture first, probably the sitting room.

The back garden is unnattractive as is the patio. Put some nice large rugs in the patio, cut the grass in garden and put some colourful pot plants out there.

The house looks rather soulless and cluttered with cheap looking furniture - get rid of some of those cupboards.

It’s kind of depressing to look at at the moment but there are things you can do to improve it. Have a look on Pinterest.

The conservatory looks much much better now - great job on that.

For me, the photo of DD2's bedroom looks a bit cluttered and therefore small. It might look more spacious without the black chair in it.

It's a lovely house! Some buyers ate a bit lacking in the imagination department so it would be a good idea to properly define the spaces. I would start by putting a dining table and chairs in one of the rooms and dressing it as a family dining room. In your lounge, pull the coffee table further out and away from the log burner. Dress the table with a couple of books and a large vase of flowers. In the conservatory, put a really big rug down and dress it as a playroom/office. There doesn't seem to be any pictures of the third bedroom online, it would be good to show that. In the garden, move your wheelie bins out for the pictures, and move the hutches out to show the patio space off better. Move your patio furniture into the centre of the area. If you have spare cash you could put some nice prints up but the most important thing is to define and show the spaces off better. Good luck!

I agree it looks so much better, I would make sure the blinds are completely open when the new photos are taken,

Remove black chair from DD2 bedroom while photo taken, you can move it back right after; if second route of escape from that room is the door into master , it needs to be not blocked by furniture

for the photos remove toys and kids bags from conversatory again put them back after, the same with wheelie bins

Great improvements! The conservatory in particular is transformed but the conversion of the front room to a dining room scene is great too.

For photos, maybe put out table mats in red or orange on the table to echo the red brick in the fireplace, which would draw the eye to the suggested function of the room. Flowers in red /orange /warm tones would be nice too. You need a little splash of colour there to add warmth.
Move all the children's things to another spot for the dining room photo and then move it all back in afterwards.

I agree, open those vertical blinds for the actual photos.

Also for the photos, it is often useful if you take photos yourself beforehand of multiple angles in every room, then go through each photo slowly and deliberately with an eagle eye for little things like a stored item poking out from under a bed, a piece of paper on a floor, etc. For some reason it is easier to spot stuff like that in a photo than with the naked eye on the spot.

I agree that Roman blinds would be much better in the conservatory than even drawing back the vertical blinds. Same goes for the new dining room. They suggest a different lifestyle in the house.

I don’t want to make you feel down, but your estate agents seem bafflingly bad. There are definitely some improvements but the photos seem quite poor quality, there’s still no sense of flow through the house, and the description really doesn’t sell your property.

Things that make me suspicious as a buyer are the lack of photos, eg of third bedroom and utility, and the closed curtains. The outside photos still look grim, you need a sunny day and some photos without the bins and hutch etc. At the moment I’d think the outdoor areas need a fair bit of work. I really do think that your first photo should be of the front of the house ( but not that photo!).
