We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

We're in Warwickshire, seems a good price for the house.

I too found the layout confusing til I looked at the floorplan. There is lots of space, just a different layout to usual. The conservatory looks very unappealing, but otherwise I like it.

It’s the grey pebbledash and brown windows compared to next doors beautiful red brick.
Interior lack of clutter means little to any sensible homebuyer who will imagine their own stuff in it. The decor is dated though, sorry. White walls all round to brighten it up?

I don't think the pictures are doing it justice, definitely get more done on a sunny day.
Would also do the following:

  • get seating and plants in conservatory
  • paint kitchen tiles white with tile paint
  • paint brick fireplace bricks white
  • get rid of vertical blinds in front bay window
  • move coffee table away from log burner as others have said
  • more plants in living areas
  • tidy up garden (make sure bins aren't in the next set of photos)

The bathroom looks nice but picture is taken at weird angle, I'm sure it could look more welcoming.
And as someone else said, some plant out front, maybe plastic hanging basket as a quick fix?

Your main living room with the stairs is lovely.
The front room looks a little bare but I guess it's normally full of toys that have all been tided away.
Bathroom HUGE or has the agent used a wide angle lens?

Do you have a dining table?
My first thought is that there is no room in the kitchen for one so where do you eat?

Conservatory looks unwelcoming with paint splashed floor.
Can you put a rug down - I can't imagine sitting in there, it looks cold and damp.
As a buyer I would think I need to spend money on sorting that to make it useable space.
Back views confusing, is that a garage?

Does the 3rd bedroom have a window?

Rugs in bathroom and conservatory. Can you make one room a dining room - the conservatory?

Big plants in bathroom - big room (or funny camera lens?) but needs bringing together.

I think photos done on a sunny day with the curtains open would make a huge difference. Get the agents to come back now the sun is here.

The conservatory looks cold, if you can add a big rug to make it more cosy looking then definitely do that.

When you say you aren’t selling, are you getting lots of viewings but no offers, or are you not getting many viewings?

It looks cold and depressing, the beige carpet is the only standout feature in the front room. I'd have the photos done again. Could you paint over one wall of that stag wallpaper?

I would try and clearly define each space; living room, dining room, play room.

Coffee table needs to be shifted. Conservatory looks a bit unwelcoming.

Get new pictures taken with better lighting/ angles. Use some accessories so it doesn't look so bare (move them into different rooms for the photos to be taken to save money).

Maybe do something with the kitchen tiles and fireplace and loads of bright potted plants/ hanging baskets outside x

Why are all the curtains closed?

The conservatory floor is a massive put off for me, and you're not showing that the room is used for anything? I'd worry theres a problem which is why you're using it

The main thing I see from the floor plan is that the ground floor lacks natural light. Is this typical of the houses in your area? If so then may not be a problem, but if others have made their more open plan then that will appeal more to buyers, so majr sure your pricing reflects that.

I think you could do more with the photos, open up the blinds and curtains in your conservatory and open the curtain in the family room, you need day time photos not with curtains closed. I would get rid of the photo in the family room where you can't see the window, I thought that was a basement room at first.

I would 'dress' the conservatory so it looks like another living space, could you borrow some rattan furniture or buy some cheaply from a charity shop, put a rug down on the floor.

I'd say mow the lawn, remove wheelie bins from sight and take the garden picture on a sunny day.
In the conservatory, remove all those brown cupboards for the picture and put some nice big ferns in.
Maybe big ferns for long room as well to break it up a bit. The blinds could be replaced with net curtains, they're quite "officey"
I quite like the other lounge as it is.

New photos if you can on a sunny day, open up the blinds so it looks lighter. Big rug in the conservatory as it looks cold. Tidy up lawn area and maybe a willow screen to hide the bins. I'd ask them to remove the patio photo as they always look a bit miserable until late spring when the sun is out and patio pots are blooming etc xx

Have RTFT but three/four things put me off.

  1. Brick fireplace - not a deal breaker but seems like a lot of work to replace
  1. Conservatory - seems lacking in purpose and looks cold. Wouldn't take much to make it look better and more inviting. Currently it runs the risk of looking like it might be unusable.
  1. Garden looks a bit forgotten. As all gardens do in winter. Maybe some spring/summer pics would make a difference
  1. Kitchen feels a bit brown. The though of needing to replace it would put me off a lot. Cream accessories or some tile paint might help it, but it might just photograph badly.

Are you getting viewings and no sales, or no viewings? If no viewings, then maybe get a different set of photos, and stage them all very carefully.

Bathroom is lovely, bedrooms are fine, as is the kitchen. The family room looks good - I hadn't even noticed the incongruity of the coffee table in front of the woodburner. The lounge looks a bit bleak - a vase of flowers on the hearth, or something on the mantelpiece would help. But that wouldn't actually put me off.

The things that would put me off viewing are the outside picture looking towards the conservatory - the paint peeling on the shed/garage on the right gives an uncared-for look, which one transfers to the house because the picture makes them look joined together. The picture of the lawn - tussocky, un-mown, with a muddy patch, wheelie bins, rubbish. I'd line up the wheelie bins all together, cut the grass, temporarily move one of the hutches to conceal the muddy path, and maybe park a tub of flowers somewhere to draw the eye to that instead of the mixture of walls and fences.

I'd also be put off by the conservatory floor and wonder, as someone else did, whetehr the flags were lain straight on the ground - I'd put a cheap rug there for the photos and viewings.

I agree with plants. On the front and in pots perhaps in the back garden. The pebbledash lacks colour next to the red brick, so bring some colour back.

The main thing that would put me off is something that you probably can't do anything about. I don't like kitchens that have no door or window directly to the outside. I'd rather demolish that conservatory and have the kitchen opening to the outside, even if I lose indoor space.

Agree with other posters:
Paint garden fence,
Bright hanging basket
New photo of front without neighbours house
Get rid of deer wallpaper (paint cream and put cream cushions on sofa)
Can you paint brick fireplace cream or reduce size?
Go to carpet store for off-cut of carpet if you cannot afford large rug. Ditch all furniture in there and buy or borrow second-hand table and chairs.
I would not spend too long in back garden, but photo at a lower angle from distance may look better.
I like your family room, bathroom and bedrooms.

I'd get the photos re-done. There are a few tweaks that could be done, things moved out of the way, different angles etc that would look so much better.

I did tell my DH today that the superficial things that instantly put me off a house are pebbledash and brown PVC window frames. These things are unlikely to put someone off if they want that particular area, but if the other similar house on the road had the nice red brick then that would have given them the advantages. You might have better luck now they are off the market.

Bear in mind the market at the moment. We went on in June last year, and haven't sold yet. We have a very well presented house in a desirable area, at a good price, but the market is incredibly slow at the moment due to Brexit.

Stairs pit me off with having kids. The conservatory floor male sit look really really cold and looks odd with the furniture in there. The kitchen is too many shades of one colour maybe it's too many little squares. The living room needs updating it looks quite restrictive for space. Main bedrooms lovely and I love your bathroom.

It is a little dated it could do with rugs etc and a defining feature making of the playroom/dining room. It is more expensive than other houses in the area. Biggest issue though is the estate agent photos really do not do it any favours, look at how your neighbors showed off their house and other houses on the market with a similar price and get your agent back to do better pictures.
