We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

And pricing at £160k would bring it to the attention of another band of buyers.

The Estate Agents are probably unmotivated to make any effort because your house is getting so many hits!

I agree with Flaverings, pricing at 160k would open up to more buyers, and will get more people interested. Also the outdoor pictures, front of house and back garden don't sell the house at all.

Fingers crossed they are temporary photos until new ones are done? Does still look better with new pics slotted in though.

The back garden is unnattractive as is the patio. Put some nice large rugs in the patio

Well done on all the hard work!

babk door cut the grass, paint the shed, remove the bins and hutch and cardboard for the pictures!! This is so simple to do and will make a huge difference. If your budget can stretch to it a few colour pits along the back walk would be nice.

Ok so no read the full thread but my thoughts are:-

Get some colour on the front of the house. It looks dull and depressing. Olive trees in pots (so you can take them with you) would look nice as well as some flowers

Get some house plants its an easy way to add colour it just seems so bland and looks like a rented property.

The flow is wrong. The dining table needs to be near the kitchen . I would have a nice snug in the front room and then have the back reception room as a dining/family room that leads onto the kitchen . That will appeal to buyers with kids.

Cut the grass move the bins and again add some plants.

You really need to pressure the agent to change the description.
More than meets the eye is still there and it doesn't sound flattering at all.

The conservatory looks amazing - well done. Personally I would still paint the brick fireplace white / cream.

The estate agent posting still doesn't do your home justice.

They have only added 2 new photos of the dining room and conservatory, both of which are poor photos, despite the brilliant work you have done. The blinds should be fully back in both rooms for photos, and the angle of the conservatory photo shows more of the ceiling than the actual room. I think you did a better job with your phone!

They still have the poor photos of the outside area (front and back), and the photos of your nicest room still has the odd placement of the coffee table. Photos of the bedrooms and bathroom are still the ones taken at night with the blinds / curtains closed.

I think the problem with the front photos is that it looks like the house next door is double the width of yours, whereas it is actually 2 houses. So it needs to be taken from another angle which cuts them out. Have you weeded below the from wall?

And they are still stating three bedrooms, but not showing the photo of the third room. Your estate agent really isn't doing much to earn their commission. Could you ask for new photos, or even provide your own for them to upload? Do you have a friend who is handy with a camera?

Have you had any increase in viewings?
