We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

It looks very dated, there is no kerb appeal, the outside looks unkempt and a bit neglected. The inside is again dated and looks a bit shabby. The conservatory is awful. Nothing seems to tie together and if I was looking at it I would just be thinking how much it was going to cost to bring up to date. The stag wallpaper is too much and nothing seems to match. I am sure it cold be lovely but often when there is a lot of choice people will only look at the really eye catching homes.

It's a good size house for the money. Your bedroom is lovely and your bathroom is huge. .
I would make the conservatory into a usable room. Add comfy seating and a rug. A few cushions to make it look cosy.
Moving furniture from one of the lounges and making it a dining room is a good idea too.
Tidy up the garden. Add a few pots.
I'm not a fan of the vertical blinds in the front window.

Add a few pots to the front garden and a nice welcome doormat.
You have de cluttered well but I would add a bit of love, ie flowers, cushions and the odd throw.

Being honest, it looks a bit unloved and dated. I also think some of it looks a bit messy - the stuff piled beside the bins in the garden photo, stuff badly hidden under the chair in the conservatory, the bed made badly are just a few examples.
Also the conservatory floor - is it paint splashed on it? All of it easy to fix!

It's actually a lovely house but the first picture doesn't encourage me to look at the rest to be honest.

House frontage is rather unattractive (looks pebble dashed) especially compared to the red brick house next door. Same for the garden wall - looks rather bleak in comparison to the hedge/wall combo next door. Perhaps some plants/hanging baskets to brighten it up a bit?

Conservatory isn't doing itself justice, it doesn't look like it's used as a living area - more like a place to put bits of unwanted furniture.

The bathroom is fantastic, though I must admit it's the first house I've seen with a bathroom bigger than 2 of the bedrooms!

Good luck with the house sale, hope you get a buyer soon.

It's a good sized house but here are my opinions

  • get the photos redone. Shouldn't need to put lights on when taking photo of the inside. Blinds should be up and natural light needs to be seen.
  • tidy up the garden and add plants - move the animal hutches if you can.
  • the building at the back of your house is really awful - take the photos from the other side.
  • I would raise your back fence
  • Don't have bins in the photos
  • move the coffee table
  • It looks damp and dreary in the conservatory - add a rug and make it a room rather than a dumping ground.

Have you had any viewings? Ask for feedback.

Put the coffee table in front of the brick fireplace to break up the beige carpet.
Put some tasteful items on it maybe coasters and a bowl of balls on it (you know those decorative balls made out of sticks)

Stairs hugh no no. I wouldnt view the property due to that photo and front of the house. It looks drab. Can you get another photo

Pebbledash looks grey, ugly and depressing next to warm red brick - I agree with those suggesting making it look more attractive with plants. Inside, most of the photos of the rooms seem to have been taken from unfortunate angles, making most of the rooms look like abnormally thin, dull rectangles (everything looks abnormally elongated) - the shot of the kitchen in particular is horrible. The bathroom looks good, though. I reckon you could have much more appealing looking photos taken of the house.

I agree with pp, there are definite positives like the bathroom.

I would also ditch the oversized sofa and put in a dining table.
Put a large rug and comfy furniture in conservatory.
Put some plants around the place, they are a reasonable way of adding neutral interest (ikea has cheap large ones)

I think the problem could be that it’s listed as a 3 bed but really it’s only a two. For a family that needs 3 fully functioning bedrooms the listed third bedroom is way too small. Unfortunately there’s not much you can do about that but it may be that other 3 beds in the area are more practical.

The bathroom seems massive. Normally in really long bathrooms there is a bathroom and a 4th bedroom. Was there one but you/previous owner got rid of it and people are looking for a 4 bed in your area. I can't see the stairs so I can't tell what's wrong with them. But otherwise very nice!

You have a lovely home, your photographer has really let you down. The pictures are terrible and I’d get them redone before your house goes stale on the market.

You need to open all your curtains and blinds and flood the rooms with light, even then turn your lights on... create a bright airy space.

The picture taken from underneath the stairs, I truly don’t know what they are thinking with this! It needs to be taken so the stairs don’t dominate the room, even a Birdseye view off the stairs would be preferable to this.., the room itself is lovely, personally I wouldn’t hide your lovely fireplace with the coffee table as it’s a great selling point, you could even light it for pics.

Your room with the blue couch, definitely make this your dining room. Don’t waste money taking the fire out if you want to move, put a big bunch of fresh flowers on it. Have the picture taken from the other side so the fireplace isn’t in the shot. When you get a dining table in there the fireplace with not be the focal point.

Personally, I would create a family style room with your conservatory. I would buy a large rug to cover up the floor (again...don’t touch it if your moving) I would go for a rustic cottage feel, tie the floor in like a feature. Sofa, Tv and toys- the illusion of a family room and a ‘best room’ will attract families with young children enduring the death by plastic phase!

Mow the lawn, tuck the patio set in, move the bins, pot some pansies and get the estate agent to come back on a brighter day.

Your very main issue is your pictures tho, they are shocking and will most definitely lose you viewings. Your home is lovely- be assertive with the estate agent, they are not marketing your house to it’s full potential.

I think anyone who actually wants the house isn't going to be bothered by your decoration as they will redecorate.
I don't like the render so I wouldn't look at it. I only like uncovered bricks.

Conservatory looks like it's the plastic roofing which doesn't let much light in and the room is bare. Needs to be made into a nice comfortable room to relax in. Perhaps new glass or some lights to brighten it. Also the flooring doesn't look too great in there. So much could be done with the room

I'd echo most of what others have. Did the estate agent use some sort of telephoto lens? The Kitchen, bathroom and front room look longer than they are on the plans. I would get them reshot to make them look less narrow. There are only photos of 2 bedrooms and 1 is tiny. Again the conservatory is not really selIing itself and I would put a table and chairs somewhere. Also tidy up the garden and get something like hanging baskets for the front garden. Unfortunately harling and brown windows are not that appealing. I had a quick peek at what your prospective buyers had to choose from and I must say that the others are more appealing. I would have a rethink about your price

Is the conservatory built straight onto patio slabs!? I can't work out what the floor is about!?

I mean this in the kindest way possible but it's just not an attractive house. Its a bit odd so it needs to be made "quirky" but undeniably gorgeous to sell.

Hi OP,
It's probably a case of be careful what you wish for when you ask for frank opinion, sorry! I had a quick look and wrote down:
Pebbledash and brown window frames
First room looks odd
Take photos in the daylight (with curtains/blinds open)
Conservatory floor looks like a patio
Is the back of the house wood? Does it need painting?
The patio area looks offputting as it's cramped and has all the hutches on it.
A fair bit of that is fixable with some staging and much better photos. Your agents are rubbish if they are happy with them!

PEOple on mumsnet always gove advice on cosmetic issues, but the issue is more than likely the price.

Most buyers who know the area will be looking at the location, the price, the size and how much work is needed.

Argue you getting viewers? What feedback are they giving? No long has it been on the market? Do you have any money to spend on improvements? What does the estate agent recommend.

Sorry, but people who don’t know the area commenting on your decor isn’t going to be particularly insightful.

I think that first picture sets the tone. Beside next door, it looks like the sort of house that needs work done to it, even though it probably doesn't. I'd give it all a lick of white paint, including that front garden wall, and I'd buy one or two of those bay trees in pots, or the dangly foliage ball things, then get them to take the pic again. More face on next time.

I'd like to see the garden from another angle - first garden pic has a lot of random bits of wall in it and I'd like to see how they actually relate to the house/access. Garden could do with a tidy up too.

I don't like the stag wallpaper, it makes the room look smaller. A few stunt citrus trees in the conservatory would make the world of difference - I really like that conservatory but would wonder about the floor, as a previous poster said. Moroccon style rug maybe?

The agent needs to take different pictures, with the lights off. Nothing photos at its best with a big light on

the brick fireplace , it looks very dated.
what is boxed in in the corner? It looks like there is some kind of access hatch at the bottom?
the fact that I'd have to strip the wallpaper

Picture 3

the dangerous stairs as they will be expensive to fix.
the way the only place to put the sofa is both under the stairs and in front of the radiator
the front door coming straight into the lounge
the coffee table in front of the fire - makes me think either there is nowhere else to put it or that the fire doesn't work.

picture 4 looks nice - I like the fire you've got.
picture 6 - the conservatory floor - is it the old patio? It doesn't look very well laid and the room needs to be staged nicely. I don't like the conservatory being off the kitchen.

picture 7 and 8 - decent sized rooms

picture 9 - is the bathroom really that large or is it a photographic trick? I love the look of the shower but it's a shame it's a small bath given how much space you seem to have?

picture 10 - unattractive storage space. The wood needs some TLC as it looks like it's rotting?

picture 11 - I hate the gates out to the road from the garden, it shouts security risk to me. I wouldn't mind if the rest of the house were right though.

Sorry but I think your biggest issue is that this is a 2 bedroom house.

The middle bedroom has no window so it shouldn't really be advertised as a bedroom.

lovely house inside, just the pictures (or the photographer!) that lets it down.

Front - add some flowering plants, perhaps hanging on the outside wall or in window boxes.

Family room - move that coffee table out.

Conservatory - put a big rug in the middle, and and put some colorful throw or cushions on that settee thing, which needs moved away from the wall.

I can't see the 3rd bedroom, which is very odd since others have mentioned it.

Open the blinds/curtains in all the rooms. As they photograph each area look critically - that plant pot on its side in the garden is a no-no. Move the cardboard from against the fence/wall. Things like that.

It will sell. Lovely house. Terrible pictures.

I think the inside is lovely but I'm going to be honest, the front isn't pretty. Is there anyway you can paint over that grey colour.
