We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

You wouldn't buy a house if you thought the owners didn't read for leisure ? And you decide if they read or not based on if books are displayed or not?

@BruceAndNosh I never implied child abuse. Op has said til age 6 or 7. I have a walk in robe the size of that room. For the life of me I can't imagine opening the door every morning and seeing my son. I wouldn't want to sleep in it, why would anyone else?

I think it's a nice house. Maybe give the conservatory a use, put a big rug in there and a dining table or something? Seems cheap to me but I'm in the south east.

And if it was in some of the suburbs in my city there would be frenzied bidding at auction by 3,4,5,6 potential purchasers, where 100+ year old houses in original condition (I.e. no plumbing & actual holes in the floor) have been known to sell in excess of $1million.

It’s not relevant though is it? Value is relative. Unfortunately for the OP the house literally next door has just sold for 170k. The cost to get OP’s house up to that standard would be (guesstimate) 40-50k, minimum. Coincidentally this comes to what OP paid for it 4 years ago - a period which house prices have plateaued.

I’m not saying this to be horrible, but a rug on the conservatory floor will not compel purchasers to part with 160k for this house (and will look odd).

@minty80 & @Romax you are both nasty little keyboard warriors, my 14 month old DD is only in the room to sleep. To fucking SLEEP. She wakes up and comes downstairs, she goes to sleep in our bedroom. Her sister did the same. DD1's room is so pretty, but she's also only in it TO SLEEP, so it's completely wasted. So if you can't be constructive with your comments, GTFO my thread.

I've been reading each and every comment and have taken most of it on the chin, including the plan to have a real chat about 2 Vs 3 bed with the lead agent at our EAs.

The price can be amended- as previously stated.

We've ordered a new floor for the conservatory and had it replastered, new pics will be up soon. Shed & fence now adoring a lovely sage green colour and we've done bedding plants and hanging baskets. This time next week I should have a whole host of new photos for you all.

Can you put a big cosy rug down in the conservatory? We have a stone floor in our kitchen, but the house is 1700s so it sort of fits.

It looks like the conservatory has been built on top of to patio, IYSWIM - nothing that a nice rug wouldn't sort out though.

Also, can you make it look more appealing from the curb (sp?).

The house is not very inviting from the outside - the colour is dull, the windows look quite dated. The fact that next door is visually much more appealing sort of emphasises the fact that yours isn't.

Are you getting many viewings? Once people get inside, it's got a lot going for it, it's just a case of getting them inside, I expect.

Just had another look...

Could you take those blinds down in the front room, OP? I don't think they are helping one bit. A nice vase of flowers in the window, maybe?

Could the hutch be moved to another area of the garden, and maybe lose the white garden furniture - it makes it look very cluttered, and it would seem bigger if you freed up a bit of space there.

Also, the bins on the path make it seem like it's not a practical working outside space - i.e. the path is too narrow/garden is too small even for the bins to fit in properly (not my thoughts, but some viewers might not be able to see the whole picture.)

Putting some flags down parallel to the gate, where you could store the 3 bins might make it seem like a more practical back garden, as it seems quite a good size, I think, but doesn't come across as such on the photos.

Can you get from the front to the back without going through the house? It looks as if you can't from the photos, but you always can with an end terrace, so I'm assuming the photos aren't doing justice to the fact that you can.

I think it’s a nice house, no idea about the price as don’t know the area, however what I would do would be to put the dinning room/table after the kitchen so where the stairs are as it would flow better. I’m looking to move soon and would love a big kitchen but can’t afford one so having the kitchen and dining room next to each other is the compromise. The other thing I’m quite obsessed with is the position of the radiators and whether the radiators are free from furniture, I currently live in a house where the radiators are behind furniture as it’s only space where the item will fit but it just wastes a lot of heat so now it’s somthing I look out for.

Bluntness the houses at 140+ have bigger 3rd bedrooms (with windows), have better kitchens, better gardens, more modern decor and are presented better by the agents. To get anywhere near the standard of the house next door will take significant sums of money.

As a project to eventually compete with the £160+ properties you would need to get it significantly cheaper to make it worthwhile. As the OP has said she wouldn't want her child to be in bedroom three past the age of 6/7, so it's not a family forever home where the investment payback can take place over a longer period.

Hi OP

I love it! Wish I could get something half as nice or even half the size in the South East. A few thoughts from when I’ve looked for houses - apologies if all have been mentioned before.

  • from the rightmove details I was not clear about parking. It mentions off road parking but no further details or photo that I saw. Whenever I’ve followed up having seen such lack of details there has always been a hidden problem - shared driveways, garage too small to park in etc. If I didn’t know the area I’d also wonder about how to park additional vehicles.
  • I’d prefer to see more photos of the conservatory. My fear looking at the photo with concrete floors is that it leaks and will st some point be expensive and inconvenient to take down or fix. If it’s in nice condition and well built you might want to stress this.
  • might be worth highlighting the work you’ve had done as it will save money for the buyer.
  • were that house in my area it would be advertised as 3 bed using the downstairs front room as a bedroom.

What are you so pissed off at? Swearing at me isn't going to change the fact you've made a closet into a bedroom. It's on the original listing FGS. Just because you've done it doesn't make it a nice thing to do no matter how much you stomp your feet.

I think the access from front to back went at some point through the gangway where the utility room is now located.

The windowless wall (right side of the house) seems to be situated right on the property line.

I think your house is lovely mind you, the outside would really put me off though. I don't know the area, so the ones I posted could be rough, but they look lovely😂
