We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

Ask your agent to rejig the order of the pictures online - photo 4 with the stove and cosy living room would really draw people in. You’re in a lovely house but think the frontage looks a bit nondescript as is. Maybe some kind of plants or colour on the exterior? But if not, the standout photo of the interior should be used

WBWIFE the first house is actually nearer £20k over the OP’s asking prices, so not really comparable.

As for the second, those photos! I know some people have said that OP has removed any character from her photos, but this is the exact opposite and just as problematic - I don’t understand how people can basically just invite the estate agent round to take photos without doing even a basic declutter.

I'm not sure I really see the issue with the second property, sure it's a bit clutttered, but the posters point remains, which is this is the standard/size of property you can get for a few grand more.

Oh yeah, def more house for the money. It was just an aside about the photos. I know buyers should be able to see past the clutter, but let’s face it, loads can’t. I’m not objecting to the clutter per se - my house is full of stuff - but if I were selling, I’d have made an effort to hide it.

There seem to be a lot of two bed terraced houses in Nuneaton that have been sold for as much or more than your asking price - and for way less space OP.

Two bedroom doesn't seem to mean a price drop will be required but you may get more suitable buyers as yours compares favourably with other two bed properties.

the conservatory is horrible and cold and bare looking. Put a cosy rug on it - maybe cream, light orange, red? something to make it look warmer.

Open the blinds! let some light in! everywhere in the house, and take some new pictures with natural light. Makes me feel trapped and like you are hiding something.

Get rid of the awful conservatory furniture and add some more comfortable furniture.

your windows don't look very warm - are they double glazed? They look old and cold.

The outside isn't appealing - maybe some hanging baskets?

nice bathroom (lots of empty floor though - I would worry about slip hazard) and nice kitchen

tidy the garden. it's too cluttered. again some hanging baskets from the fences / walls. not family friendly at all, no real space to play. lots of walls/fences/strange gates/bins/garden furniture - make it look tidier and also more private.

You did ask. I wouldn't buy it.

I have just done the virtual tour, if I were you I would ask the EA to remove this. When you get new photos done let them represent the house.
The tour is really doing more harm than good. There are some nice rooms, but to be honest most of your house looks unloved. I would not be interested after taking the tour.
I recently sold a tiny 3 bed, anyone could tell we had invested time and money in it, therefore we got a good price. You must do the same if you want to achieve a premium price. I like your house, but it would definitely be a project that I would expect to get for a knockdown price.

To be fair, I'd also remove the video tour and have it redone, it reveals things not visible in the pics, like a ladder etc all dumped in the third bedroom room, the adjoining door blocked off by furniture causing a fire hazard for the child who sleeps there , a lot of clutter barely hidden, and some quite bad signs of wear and tear, like the scratched door, bare bulb, the hanging wire, and the conservatory in its entirety,

I think it's probably putting some folks off. Have it redone when you've made your changes.

I would love to see new pictures of the garden / rooms when you've got a chance to post them. I think the current pictures and virtual tour unfortunately do let the house down. I also think it was always going to be a difficult property to market, when next door has just sold for the price it has. As lots of buyers interested in the area will compare the two.

I'm good at seeing past clutter, rubbish, and awful smells. Just bought a bungalow in need of full reno that smells of cat and dog piss and cat litter but I just know itll be my dream home and felt like home when I walked in 😂😂

OP I just read about the changes and new photos, sounds fab hopefully that will entice some buyers. Taking photos on a bright day really does do the world of good

Yes, I guess you get buyers at different stages of life. Some will be actively seeking a doer-upper and others will be looking to walk in to somewhere pretty perfect. For me the OP's house looked like a rented property.

@StylishMummy I think it is a nice house you have some lovely rooms. I think you should stage it how a family could use it rather than how you use it IYSWIM? I agree that the virtual tour does you no favours, it shows up too many negatives giving first time viewers the wrong impression. And agree with others that you need better photos, add some accessories and draw back and open the blinds, you can see how this works by the kitchen photo.

I would move the furniture away from the walls particularly in the conservatory, put the table in the centre and open the blinds, this will draw the eye line away from the floor. I would remove the clutter from behind (your lovely) sofa, bedroom door and in the 3rd bedroom as this gives a viewer an impression of lack of space.

I would definitely go 2 bed with a closet / study, despite what the EA agent says. If I was looking for a 3 bed I would discount this straight away. If I was looking for a 2 bed your home may not come up on my search criteria whereas I would see the extra room as a bonus in a 2 bed.

I think it is unfortunate that your neighbour has recently sold and there have been some other nice houses sold for similar price in your area which still come up in the search and people do compare.

I think you have been very brave, however if it helps you sell your house then well done to you. My only concern is that you do realise that you have really outed yourself online, not only your full address but your photo on the wall.

Exactly - a 2 bed with a nursery/study/changing room is great compared to just a 2 bed.

A 3 bed with one tiny bedroom isn’t great compared to the ones with better sized bedrooms.

Changes all sound great Op I cant wait to see pics - btw I do agree a windowless room might actually be an advantage for a baby as it wont let the sunlight in so no need for blackout blinds.

Nothing useful to add but to say good luck and I hope you achieve the price you need to be able to move. And yes, I’d probably list it as a two bed.
