We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

Selling a house is the pits. It's obviously a lovely house with plenty of room. Obviously that is a third bedroom and if people don't like it then they don't have to buy the house. Loads of houses have that render - not my first choice but if I loved the house behind the render the render wouldn't put me off. I think 90% of your problem is how and when the photos were taken. You're doing lots of work to rectify - get someone in who knows how to position and take a photo and use natural light, book the photos for a sunny day and see how it goes.

The thing is looking at similar houses nearby gives cheaper 3 bedrooms with things like drives and big gardens as well as full size bedrooms.

Yours is a nicer house... but, if I’m looking for 3 bedrooms it’s because I need 3 ok sized bedrooms.

There are 2 beds on at more than yours, so it’s not necessarily the price as much as that people do search by the rooms the need.

I'm sorry OP but you don't have a three bedroom house. And anyone viewing it who needs a three bedroom house would walk in and walk out.
You should market it correctly.
It's a two bedroom. And as PP have mentioned looking at the competition in the area your price is not reasonable.

But I do hope you sell it soon.

Any house will sell for the right price. This one is too high, and OP might have to drop the price to lower than she wants to, or stay there.

I assume baby is only in there for sleeping.
The children have a large and bright playroom to use during the day.

No, I wouldn't buy this house if I needed 3 bedrooms, but stop implying that it's child abuse to "force" a baby to sleep in there.

This is about the long and short of it. Even with some cosmetic improvements - and bearing in mind what other, better presented houses are being marketed at - I'm afraid my absolute limit on this would be the early £140's

FWIW I totally accept OP's comments on how the 3rd "bedroom's" been registered for mortgages, insurance and so on. But it doesn't matter ... what counts is how viewers feel about it, and for me it would be one more "no way"

You know what ... our house sold for £250,000 to an estate agent who gave it a lick of paint, a new kitchen and sold it for £315,000 less than 6 month later. Do you have any idea how hard I kicked myself for not doing the cosmetic improvements ? It’s got to be worth a shot OP

Hello! Id suggest a rug (inexpensive Ikea maybe?) for the conservatory. Also some bunches of flowers add some warmth and colour!

Alsohuman you actually need to get down to £130-135k to find property that is of a similar standard. Don't envy the OP.

That's overly harsh. That house has a lot of potential and yes, it has a lot of competition in thr 160 to 170 price bracket and it doesn't fair well.

However I don't think it's anywhere near as low as 130 odds. I think a realistic valuation would likely be around the 150 mark, as it does have potential.

I actually thought the 3rd bedroom was the pink one - now I’ve seen the picture and it actually IS a cupboard!! Seriously OP this is false advertising. You have no interest because people coming to view your house are looking for a 3 bed - which yours is definately not.

People are just starting to be arseholes for fun now. The OP has been advised by her agent to market it as she is, so while you may now agree, berating her isn't fair.

It's a nice house that looks well looked after, I can't believe this has been going on for hundreds of posts.

I simply can't believe the comments about "pictures and rugs". Seriously?? Are people who are looking to buy a house that dumb that their decision whether to see the house or not can be based on the owners furniture or where they placed the coffee table?! After the photos I'd look at the floorplan, dimension of the rooms and what aspect it is (i.e. where the sun will be at what time of day, if at all) - to glean how big the place is.
When viewing I'd disregard the temporary things such as rugs (like, they are leaving them to you, right?), and see how big/small everything is, if the ceilings are too low, if the rooms are dark or not, the views out of the windows ...

I mean ALL the houses we looked at were owned by people who don't read (imagine 2 stocky shelves with nothing on it or some "abstract ornament" or a tiny family photo in a massive mock leather frame - that kind) but who watch too much tv (it was in every fucking bedroom) or spend too much time on their phones. It didn't put us off buying one of their houses.

I'm not so sore, Bluntness. Yet another issue I've only just noticed is that - unlike most of the competition - it doesn't even have parking

There's some suggestion in the details about converting the back garden, but then that would affect it's potential as a family home

Just because people don’t have books on display doesn’t mean they don’t read. I got rid of all our books years ago because I have a severe dust allergy and little interest in keeping books I had already read. My Kindle is however full and I read a new book every couple of weeks. Full bookshelves make houses look pretty dated these days, in my opinion.
And how on earth can you tell from someone’s home how much time they spend on their phone?!
