We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

Well the pebble dash could do with something, painting to brighten it up or something, the windows I have no issue with and the stag wallpaper could do with some pictures plus your lawn needs sorting, it looks bare, asides of that it's fine.
Decor isn't the be all and end all. Our previous house sold in a month and the whole house was magnolia inside, we never decorated. But it was in a very popular area. The house we live in now the house had a brown lounge diner and a brown upstairs room, all since changed so don't worry too much about decor. If someone loves it they'll see past it.

I think you've decluttered to the point of making it appear souless. Sadly many house viewers don't have imagination or are unable to see the potential.

I'd suggest dressing the conservatory as a dining room or moving the playroom in there - at the moment it seems confused as to what it is with what appears to be abandoned furniture and bits that belong in the garden. A nice big rug to cover the floor and some matching curtains too.

I'd move the cream furniture and tv into the room at the front, moving the blue sofa to the room with stairs. The fireplace needs some attention - tile paint on the hearth, whitewash the bricks, paint the ledge white and add a fire basket.

The bathroom is a fabulous size, add some brightly coloured towels that pick up on the colours in the storage unit.

The photos are bad but they are not the main issue. If I was in the market I’m afraid I would see this as a do up especially compared to next door.

If I was going to buy it I would be thinking I’d need to:
(1) remove the pebbledash pronto
(2) swap the bathroom and nursery around to make it a proper 3 bedroom
(3) dynamite the conservatory

Pretty much immediately. Long term I’d want to open up the ground floor so that the flow is more logical and would solve the issue of the nicer sitting room not having a window. The brown kitchen is cosmetically a bit unfortunate but it looks in good nick and wouldn’t be a priority given the other issues.

All of which I would factor into price - if next door went for 170 with none of these issues to address I’d be thinking more like 140+ to give me change to do renovations.

Looks very bare and basic, needs colour and some nice decorative peices. You could pick some peices in second hand shop maybe? The garden needs flowers or pot plants. Looks like a rented house, not homely sorry.

Yeah, sorry the pebbledash makes it a no-no for me too. But that is just taste, some folks prefer it.

I think that, marketed as a 3 bed property it woefully under delivers, BUT marketed as a 2 bed, with the EA focusing on the flexible extra room plus all the loft potential, THEN all of a sudden it seems like a house with a lot of potential. Good Luck OP, put a rocket under your EA.

my first thought was that I'd need to spend at least 25k to put some things right. I probably wouldnt' want to do that though if there are similar houses in the same area with all the work done already. The most off-putting things for me are the stairs, the garden area (awful photos and the buildings overlooking the garden are ugly) the wall and floor coverings and the huge bathroom (the space isn't being used properly, looks like an empty space, bit pointless) and the front of the house. These are quite huge things to alter. I'd take 20k off your asking price.

Beg or borrow a double bed , or a second twin for the second room perhaps - market it as a double room.

I'm sorry but to add to the other voices - legally bed3 may be possible, but the plans and photograph via the virtual tour really show it isn't. Most people search for houses based on minimum bedrooms - those looking at yours will have put 3, but the reality is they can't really use it as a proper bedroom.

I'd market is as 2 bed with an attached nursery or walk in closet.

Flowers, vases, pots - bring some colour to the inside and out.

You need lots of pot plants especially outside and in the conservatory and get rid of that random gurniture in the conservatory if possible.

I’ve just had stairs not dissimilar renovated, so there’s now risers, spindles and banisters in a more traditional look. Cost about £1700, it would have been cheaper to put new stairs in but couldn’t do that and meet building regs.

I think you need a rug in the conservatory, and something to add colour. The brick fire place for look date and although they are easy to get rid of it they look more complicated

The bathroom looks AMAZING. But the rest (don't take this personally!!) looks like a "project", which puts off a lot of people. Sorry... I'd consider a little painting spruce up and, as someone said, the stairs aren't family friendly...!!

I’d also consider the fact that you bought it for 120k four years ago and haven’t done anything to it but are expecting 26% increase in value over that period. I don’t think that’s realistic sorry.

Bathroom is such a waste of space, I’d rather have that as the 3rd bedroom. Not particularly keen on the layout. Doesn’t appear to have any flow. Decor needs updating but wouldn’t put me off. The main lounge is inviting. The conservatory needs staging, table adding and remove random furniture.

Some might come in and think it’s just a bit of decorating but I would view it as a project. I’d want to redo the bathroom and kitchen as well as the other living spaces

Have a look at the competition that have recently sold near you, both at kerb appeal and interior layout, including your neighbour. I can see why you would struggle to sell, yours may be end terrace but even the neighbours roof makes yours look like it needs work

On the photos it looks as if there is no where to eat and how can you sit under the stairs without knocking your head or the noise running up and down and from above? The table in front of the fire looks as though it is hiding something. The brick fireplace and conservatory floor are not good.

I think a family need to envisage how they can live in a home and use the space and I would be thinking of all the work that needed doing and then looking at the competition. Can you make a dining area where the stairs are?

I think you need new photos with curtains and blinds open and some finishing touches. I think the idea from a pp above of 2 bed with walk in closet, nursery or study is worth considering.

Sorry it does have some lovely features I’m just saying what I would be thinking.

It's a lovely, tidy house and ready to move into.
I agree with the ideas about a rug in the conservatory and prettying up the front and back gardens with big tubs and hanging baskets of flowers. The bonus is that you could take those things with you if you moved.

One room needs defining as a dining room,2 lounges is confusing.The decor looks fine to me,anyway new people will always have their own taste. The conservatory needs some greenery and a nice big rug to make it look more enticing.A few tasteful nik naks as it looks very bare. But your bathroom is lovely and so big.

I agree with PP - you are next door to a house with much better kerb appeal than yours. I would get rid the pebbledash or at least paint it white. The brown windows are dire.

The photos make all the rooms look really long and narrow. Can you move furniture around so that it's not all lined up against the long walls. I don't like the stag wallpaper but I wouldn't bother changing it as whoever buys it can do that.

If you cannot change conservatory floor, put a gigantic rug down.

I think for the price the house is great! To make it even better, I'd paint the currently brown exterior white or cream. You would make more £ if you converted the currently enormous bathroom into a larger bedroom and a smaller bathroom and you turned the tiny middle bedroom into a jack n Jill ensuite bathroom - hence 3 good sized double rooms and 2 bathrooms. Better, more sellable and a better asking price. Kitchens a bit dated too. Apart from that it's good.

Here's my thoughts (although probably repeating previous comments):

Picture 1: I would repaint the front of the house - a cream rather than the dull colour, Make it look loved from the outside - hanging basket?

Picture 2: the blinds are doing much for the look. Draw them back and try to plump up the curtains. Maybe nice rug and vase of flowers on mantelpiece

Picture 3, 4 5 looks nice and homely

Picture 6: not good. Large rug, bigger furniture (Freecycle?), make it looked used and lived in

Picture 7: nice. Maybe better co-ordinating bed linen and smooth it out before pictures

Picture 8 and 9: nice

Picture 10: you need to add some greenery/flowers - put some pots in with bamboo or cypress trees to block out the surrounding buildings. It's the perfect time of year to do that now. Remove the pet cages etc - just leave nice flower pots and the table/chair set

Ditto picture 11 - move the bins out of sight for the sake of the photos. Add some flower pots - you can even move the same ones from picture 10 around although an attentive buyer will spot the trick

Other tips: buy a few nice toiletries, even if you just put them out when buyers view. You're creating a lifestyle/view of a home that is loved
