We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

Please ignore those saying get rid of conservatory and pebbledash. Just improve the look of them. It’s easy and not too £££

I’d run a mile from a pebbledashed/rendered house because it’s a huge damp encourager and expensive to solve. I think you should try and give the garden a facelift and I agree with others that the floor of the conservatory is odd. I think you might be suffering from comparison with next door’s brick and white painted windows.

You could make the garden look much better - the bins should have been moved out of the photo. Also add a few large pots of tulips, get rid of the rabbit hutch, cut the grass and get the photos taken on a sunny day, not when it's raining.

Plants and flowers in the lounge.

Move the coffee table from in front of the fireplace.

Colourful rug in the conservatory.

Colourful cushions and throws on sofas and beds.

Large fluffy, bright towels in bathroom.

It would be a no for me just for the stairs. The rest of the house is lovely although the outside area could do with brightening up. But no those stairs don't look safe and I would bet that they put a lot of young families off buying.

I suggest you search ‘selling a house’ on Pinterest. There are loads of tips on there. It’s also worth checking out tips from Sarah Beaney. Apparently £100 worth of plants in your front garden can add £1000 to the selling price, so some well targeted investments may pay off. Good luck.

You are clearly marketing this as a family home but it doesn't have that central hub that is very popular with families right now.
I understand the last thing you want to be doing is spending loads of money if you want to sell but i think the key is making your kitchen and conservatory into a family kitchen diner.
Your conservatory right now looks cold and unloved. It needs to be open to the kitchen with a small table and chairs and a small sofa.
The 2 living areas are also confusing. The front room needs to have a purpose even if you have no intention of using it. A play room, Music room, Library! Doesn't matter what but give it a reason to be there!
The outside areas could do with brightening up. I know pictures taken at this time of year can be dark and dismal but i think investing in a white coat of paint on that pebble dash will make all the difference

I think the main issue is the photos! they need done in the day. preferably a bright sunny one. that would make everything look nicer and warmer. a good estate agent wouldn't let you have gone on the market with those pictures.

also agree re the conservatory. I thought it had just been done on the patio Blush

It does seem very dark and la king in natural light. Definitely needs better photos and lighting.

I’d tidy up the garden a bit and put a rug over the stone/tile floor in what I assume is a conservatory it will warm it up a bit, I think it’s nice but maybe needs to feel a bit more homely. I was confused by two sitting rooms.

Your house is lovely and will sell. I love the stag paper.

Remove the entire picture of the stairs slide - it is overwhelming the room. Maybe take it from the opposite end of the room, or get rid of it altogether.

Get rid of the pet paraphernalia from the garden (just for the pictures - don't get rid of your pets, lol). Buy a really elegant bedspread for your double bed and put some cushions on - say 4, piled up, 2 + 2. Accessorise the living rooms (cushions, attractive vases, nice lamps, flowers, etc).

Get pictures on a more sunnier day and ask them to focus on the garden and not the surrounding area.

Finally, give the conservatory a real wow factor. Put a table in the middle and dress it for the pictures - matching crockery, glasses, napkins, candles, centre point. Think a lovely wedding table but scaled back. Really go for it. It will give the room a purpose, show buyers a proper dining area and entice the buyer want your lifestyle. (if your budget stretches, you could do the same with the garden - table, fairy lights, etc). A few changes won't cost mega monies - get a second hand table if necessary, using your own chairs.

Best of luck. Love your house. It is spacious and lovely layout with good proportions. Buyers will see that, it's just getting them through the door that is key :-)

It's end of terrace which is a bonus, but the pebble dash, if it is that, is a real no-no for me. Can you paint it?? It would look so much fresher. Also I would paint the brick fireplace, and lose the coffee table that is detracting from the log burner. Where is your dining table, I can't see that unless I'm being dim. If there isn't one currently, could you put a dining table in the conservatory and lose all the wood furniture (sorry it looks a bit office-y) The bathroom is lovely! Lots of things are nice, I think it could be a few tweaks here and there. Good luck!

Externally compared to next door doesn't look great.

Also it looks to me as though the photographer has done the dodgy "make the rooms look deceptively large when they are not really" and that would put me off too.

Did you add the render? Presumably it has been done to keep the place water/weather proof, and the question in my head is 'why, what was wrong with the brickwork, that it required such extremely ill-matched repair'.

It would stop me offering, unless the price was so low, I could rip it off and renovate the brickwork.

Ex neighbour of mine did just that - took off render and some repointing. Looks lovely. She’d lived in it for 40 years and just hated it always and had been saving.
Having said that, op the render doesn’t look in bad condition and not everyone would walk away from render. There’s been so much good fairly inexpensive advice. Really good luck selling.

Market it as a two bedroom plus nursery. That way people who need the third bedroom for that purpose won’t be put off.

If there is potential to extend into the loft when another bedroom is needed make sure the EA knows this and adds it to the description.

Your house needs to be clean and welcoming. All of the rest is just personal taste.

I agree, get new photos, they really make a difference. The first pic doesn’t have to be of the front of your house. Don’t worry too much about inside decor but think about how you would ideally have used the space as a family and try to sell that- give purpose to the front room and conservatory. I think more curb appeal would really help, even if you just paint or creosote that bit of fence at the front and put out flowers.

I think it’s hard to work out what people want , do you know what your target buyer is ?
As others have said can you make one sitting room a dining room ? And maybe the conservatory a play room/ family room . Also get a big cheap rug to put on the floor .

Big plants look good and mirrors .

Could you paint the kitchen tiles to a plain colour ?

I’m not sure the photos do it justice maybe get some more done on a sunny day?

I think you have a lovely house but you obviously just need to get people to view so the pictures need to pull peoples attention .

Had a quick flick thru the pics. My suggestions would be as follows:

  • make the outside of the house more inviting and improve on its curb appeal, a lot of people choose weather to view a house based on its exterior
  • remove the blue sofa and put a dining table in there to show it’s usable space. I really like the room with the log burner
  • buy a plain bed sheet for your master bedroom as the wallpaper and bedspread clash
  • put a large rug over the flagstones so it doesn’t look cold/like a patio

Overall looks like it has good potential though. Hope it sells.

I’d make one of the lounges more obvious as the playroom or an office, I love the cream one so keep that as it is definitely. The conservatory is the room I have the biggest problem with, it looks worn, bare and just needs something else. It doesn’t really look like a conservatory. Could you move some of the furniture from the play room into the conservatory? The. Put more toys and shelves plus a few kiddies but from ikea that you will use again in it to make it obvious it is a play room. The garden could be improved cheaply now with the grass mown, a bit of tidying up and some baskets. It is very hard to get the balance as we have been told if we want to sell/rent we need to tone down our house. Not taken the plunge but gradually toning down a bit in case we do. Good luck

When you compare your house to the one next door, you can see why it sold. The colours are neutral, the layout of the house just flows nicely. So, if I was looking for a house and I saw both online for the same price, it's a no brainer.

You need to neutralise the colours, give it a lick of paint to hide the deers. The house is nice and big, maybe paint the outside to add curb appeal, or, just knock 10k off the price
