A little bit of advice needed for good areas in Manchester ...Follow on post

Hi everyone,
I posted a couple of weeks ago about moving to Manchester and got some helpful responses, but still need a little advice...
Previously almost everyone suggested south Manchester, sale, Hale , Altrincham, as well as the moors and parts of Stockport.
I have 4dc and like I mentioned my budget is ideally max of £310k for a 4 bed, but that doesn't seem to get me much in those areas.
I was wandering if you guys could enlighten me on Eccles ( seen lovely affordable new builds there) , which parts of Stockport and stretford and prestwich (again lovely new builds) are good in terms of schools including secondary? I'm after good family locations not too rural.
I've noticed checking school checker on right move most primary schools seem good but secondary are touch and go, although they all seem good in the south but again just more pricey.
Any help would be appreciated?
Thanks

Generally speaking, south is more expensive than north.

I'd concentrate on Prestwich and Whitefield (both in Bury). I don't know the schools myself, but I have friends with school age children there so I assume they are at least 'good enough'.

It does depend though where you'll be working because commuting time can be crazy.

x2boys · 16/03/2019 13:15

Always on these threads people always as South Manchester ,I'm from Bury and it's a lot cheaper plus we have some great scenery ,i.used to live in Eccles but over 20 years ago so not sure what's it's like now ,Bury has some good schools as I think Prestwich does, but live in Bolton now and it very much depends where you live regarding schools there ar e some utterly crisp schools and some decent ones.

shouldiorshouldinot · 16/03/2019 13:19

Yes I have noticed every one recommends south but I'm considering all areas. Prestwich and whitefield are both bury I believe ? Significant price difference compared to the south. Are there any areas in prestwich or whitefish I should avoid?

Stretford is part of Trafford and therefore has free grammar schools and excellent primaries. It also has a great tram service into the city centre. It’s only round the corner to Chorlton with all its bars/ independent shops/ restaurants etc...Best part of Stretford is near Longford Park / the Chorlton side. Lots of greenery by Turn Moss and Chorlton Ees.

shouldiorshouldinot · 16/03/2019 13:22

Frolie Rhys what I heard but also heard there's bits around there to avoid? I'll check on the map of areas you suggested thanks

Anyone who knows about schools personally

Hi OP you asked about Stockport. Try Romiley and Marple. Both are nice little towns and really easy to Manchester. Good schools too. Cheaper than Hale and Alty!

nattynoonoo821 · 16/03/2019 14:18

eccles is rough as toast. i lived there and its scary! we live in stretford by urmston. its a great central location. 15 mins from town on train 15 mins chorlton 2 mins from m60 and you can get 3 bed semi for about 250 k.

RussellSprout · 16/03/2019 14:26

The Heatons in Stockport has good schools and is close enough to commute into the centre very easily. We have a 4 bed which is worth around 250k.

shouldiorshouldinot · 16/03/2019 14:34

Sandalsinthebin thank you I will check those areas, I think marple has come up a couple of time before so definitely worth a look. Thanks

natty definitely crossing Eccles odd the list then. I like the sound of Urmston but not many properties come up 4 beds and in budget ? What's the area near Urmston which is in stretford you mentioned? It's worth a look thanks

Russels that's very reasonably priced, will definitely have a look as it's also come up a few times. Thanks

Hi OP

Eccles is a bit rough! Have you looked a bit further up the east lancs? Astley, Boothstown and Tyldesley are all nice areas

FloatingthroughSpace · 16/03/2019 14:37

Northenden is worth a look too, as I said on the other thread.

RussellSprout · 16/03/2019 14:39

OP just to make you aware the Heatons is composed of four areas, and is usually referred to by the name of the particular area so

Heaton Moor
Heaton Mersey
Heaton Chapel
Heaton Norris

Moor/Mersey slightly posher/nicer. You may get more for your money in the other two.

shouldiorshouldinot · 16/03/2019 14:45

Creepypasta oh I haven't considered those areas at all. Will have a look thanks

Floatinhthroughspace i have looked at northenden but there doesn't seem to be much around maybe it's the 4 bed requirement that's the problem. I'll keep checking though thanks

shouldiorshouldinot · 16/03/2019 14:46

Russell thanks I knew there were 4 but didn't know which were the better two. Thanks

maddening · 16/03/2019 15:00

What is Timperley like near altrincham? www.rightmove.co.uk/property-for-sale/property-58633671.html

maddening · 16/03/2019 15:05

Knutsford is very nice www.rightmove.co.uk/property-for-sale/property-79092854.html

shouldiorshouldinot · 16/03/2019 15:05

Xboys ill have a look at worsley but I've heard Ramsbotham is beautiful but very quiet?

Maddening where did you find that ? It hasn't come up in my search. I'm wandering why the price is so low, if I'm correct timperley is quite expensive, but I do like the sound of it

Most of Prestwich is nice. I’d avoid the Polefield estate. There are some new builds going up behind the Tesco which are a bit tucked away. Simister is a sought after area but doesn’t appeal to me as a bit close to the motorway. On the doorstep of a good primary and a good secondary though.

My son is starting school in September and I’m happy with all the schools we’ve seen, would be happy with any of our choices. The two main secondaries in Prestwich are Parrenthorn and Prestwich Arts . Also St Monica’s if you are Catholic. Of the two non-faith I think Parrenthorn currently has the better reputation but not paying too much attention st the moment as things change in 7 years. Some kids also go up to Philips Park in Whitefield.

SparklySneakers · 16/03/2019 15:10

Marple, Romiley, Bramhall, Cheadle, Cheadle Hulme. All nice areas although Romiley is hit and miss.
The Heatons are quite trendy except for Heaton Norris and Heaton Chapel which are not somewhere I'd live. I'd class them as more Manchester-like than Marple, Cheadle Hulme, Cheadle, Bramhall and Romiley.

I'd happily live in Cheadle Hulme, Cheadle, Marple or Bramhall.

New Mills? On the train line to Manchester (35 mins) and Sheffield and has a lovely park and riverside historical walks and is in the hills.

Homerjsimpson · 16/03/2019 15:12

Marple is definitely worth a look but traffic in and out can be a bit of a nightmare depending on where you’re working. Two train stations with trains into Manchester though so not too bad if you can commute that way.

Davenport is worth a look as well

shouldiorshouldinot · 16/03/2019 15:13

Colidifox those new builds begins the Tesco I really liked I called them but I've been told the only ones left are available only for bury residents under the help to buy scheme which is such a shame. I guess it's like anywhere the good schools are over subscribed. I'll look at the schools and areas you've mentioned thank you

Gobbolinothewitchscat · 16/03/2019 15:14

that house in Timperley looks on the "wrong" side. It's very near Wythenshawe and probably not within Trafford Council boundaries so schools not as good and no grammars if that is an issue.
