A little bit of advice needed for good areas in Manchester ...Follow on post

Hi everyone,
I posted a couple of weeks ago about moving to Manchester and got some helpful responses, but still need a little advice...
Previously almost everyone suggested south Manchester, sale, Hale , Altrincham, as well as the moors and parts of Stockport.
I have 4dc and like I mentioned my budget is ideally max of £310k for a 4 bed, but that doesn't seem to get me much in those areas.
I was wandering if you guys could enlighten me on Eccles ( seen lovely affordable new builds there) , which parts of Stockport and stretford and prestwich (again lovely new builds) are good in terms of schools including secondary? I'm after good family locations not too rural.
I've noticed checking school checker on right move most primary schools seem good but secondary are touch and go, although they all seem good in the south but again just more pricey.
Any help would be appreciated?

And we are back to people recommending South Manchestsorh againGrin ! Ramsbottom is lovely it's a quaint little town with lots of shops and pubs I wouldn't say it was quiet but probably not loads of entertainment , but it's only a couple of miles from Buryb

Eccles is perfectly fine (in my opinion) it is a bit scruffy in parts, but I’ve never felt unsafe there. I think I know which new builds you’re looking at, and the estate is going to be so big you’ll be pretty much completely surrounded by the (expensive for the area) new builds anyway. It’s also very close to the tram stop and Monton.

It really depends on how close you need to be to the city centre. There are nice areas within your budget, but they usually come with a grim commute into Manchester.

We live in Bredbury and whilst you do get some rougher areas we live on a nice street and haven’t had any problems.
There is a lovely pub down the road, an ‘outstanding’ primary school around the corner, and a train station locally which goes into the city centre in less than 25 mins.
The traffic in Stockport is pretty dire, so if you’re planning on driving to work then it may be a pain, I think I remember you saying work was in the City though.

We won’t be staying around here when DC goes into secondary school, unless the school change drastically, as the secondary schools here aren’t great (with the exception of SGS) and catchment areas aren’t wonderful.

Marple and Romiley are quite nice, but Marple traffic is horrific and there has been a lot of problems in Romiley recently with burglaries.

Ellesmere Park and Monton are the naice bits near Eccles, then Worsley/Roe Green. I went to Eccles College and was always a bit scared of the actual town centre, it gets a bit lively. The bit of Swinton immediately adjacent to Worsley is styling itself as "South Swinton" now, and is meant to be the fancy end, but I think it's more a case of trying to justify Worsley prices on a bog standard 3 bed semi with nowhere to park. I'm from the other bit of Swinton and think most of it's fine, btw. I would avoid Pendlebury/Agecroft but Newtown and Clifton are mostly okay, too.

I’m in Heaton Chapel and I think it’s the best of both worlds really. I’m a 10 min walk from the posh bit of Heaton Moor but my (lovely) house was about £100k cheaper than the same house would be on the Moor. 4 beds are few and far between in the nice bit of Chapel but it’s definitely worth considering.

Marple is really nice too but I can’t be arsed with the hills.

I actually went to look at one of those houses in Whitefield recently. Not in a nice area, you have to drive through a gritty estate to get there from the motorway/Manchester/Whitefield centre

I live in Eccles, near Ellesmere Park. We have a 4 bed Victorian semi w/2 receptions, bought for £370K last year. Fantastic neighbours, leafy streets. If you're on the Monton side of the motorway, it's absolutely fine, not rough at all. Eccles town centre can be a bit rough on a summer evening when people have been in the cheap pubs too long, but so can any town centre.

Hi notforonesecond we must be neighbours! Totally agree with what you said about the houses being cheaper, but also we have LOADS more outside space than we would’ve got in the Moor.

That Eccles new build is right behind the high street and near the motorway, not the best area. Have a look on the other side of the motorway, around half edge lane.

Eccles is a dump, sorry. Urmston Urmston Urmston all the way, has everything you need. I include Flixton and Davyhulme in that, everything in the M41 postcode

Have a look at Partington, though theres not much going on it is close to Urmston and Flixton. It's been regenerated especially now they are building loads of houses at nearby Carrington.

Yes Urmston, Flixton, Davyhulme and woodsend are all M41 and Trafford.

OP how closely are you looking at 3 bed properties in Stretford/Urmston/Flixton/Davyhulme?

There will undoubtedly be 3 bed houses, with a loft conversion style study in your price range. They can't quite call it 4 bed legally; might need a few £'s to change the pitch of the stairs to make it a legal bedroom.

I'd personally avoid Partington, it's not very nice. Flixton and Davyhulme come under the Urmston M41 postcode
