Couldn't remember the title of the last one so thought that'd do!

No sign of them at all, went out and looked through and all the lights are off, definitely not in. WTF IS GOING ON????

Looking at their lack of consideration in not discussing their plans to gain access to your walled garden, I don't hold out much hope in there being any meaningful conversation to be had. Hopefully you'll get allocated a Council person who has robust balls and gets this mindless vandalism made good asap.

I wonder what their deeds say. A few years ago we discovered our neighbour's deeds showed they had access to our outbuilding which was a glaring error as they would have had to come through our house to use it. Thankfully they are lovely and have become great friends.

Hope it's resolved in the rightway and quickly for you OP. We had issues with CFN's in our last house over a boundary. They were in the wrong but still we had to endure months of enforcement officers, the whole planning committee and the local MP rolling up at our door. All who admitted the CFN's were a bloody nuisance but they had to follow up complaints. I went through a lot of coffee for my unwilling visitors!

Would the builders be liable in anyway? When I did some work on a conservation area house the builder was all over the planning permission & paperwork before he started
The wording is along the lines of the ones who caused and the ones who instructed are both liable. Ignorance of the law is no defence.

When we bought a grade 2 listed cottage the solicitor went through and made sure we knew that grade 2 listing meant if we wanted to do anything other than paint the internal walls and ceilings or change the carpet we had to apply for planning permission. It is considered a criminal offence to destroy any part of a grade 2 listed building.

Fintress it doesn't matter what the deeds say . They could own 15 acres of pretty flower beds and lawns. You cannot bulldoze a wall of a grade 2 listed building to access them.

If they've renovated internally also, which you've suggested they have, then inform the planning officer as if the building is listed EVERYTHING needs to be cleared with planners, down to paint type and colour, tiles, flooring etc

This isn't true. You can change things like kitchens, bathrooms, carpets, wall colours etc unless they are specifically inc in the listing ( which would be highly highly unusual) without permission, listed buildings are supposed to be lived in and planners don't want an application every time your lounge needs a lick of paint.

What you can't do is remove original features, fireplaces, floors, beams, window, doors etc and you can't make strutuctural changes without permission. You also can't do things like change the colour of your front door, but you can decorate your house and do normal stuff internally like any other house. You simply can't change the character of the house and need to preserve it as a heritage asset. But a new kitchen or bathroom is totally fine.

Peony yes rhe builder is liable and has also committed a criminal offence.

Just make sure that you do a video of how it has been left with you talking about how it used to be and all the different bits of mess, close ups of all the shoddy bits etc to go with the photos. And have your phone primed ready to record your meetings with CFN when they return so that you have a record of it - even if it's just audio. Likewise if the builders return. So they can't lie and say that you had given them permission or that you were rude.

Thanks for the diagram, I missed the first one. Just got up and first thing I've done is check this out. Truly hope all goes well today OP . I also hope your CFN are thick, that way they'll be mortified, if they've done it intentionally and staking a claim then you'll be stuck with the neighbours from hell and you've enough problems as it is. Once again as others have said let the authorities deal with things, they have the power. What have your other neighbours been saying, esp the other garden owners, they appear to have been very quite.
