No sign of them at all, went out and looked through and all the lights are off, definitely not in. WTF IS GOING ON????

Oh OP what an absolute nightmare! I really feel for you and (very slightly) for your neighbours. I can't imagine how they will feel when the penny drops and they realise the absolute tonne of shit they've caused. Feeling very invested in the outcome!!

this has reminded me of my first flat, they were originally shops converted to dwellings so an odd set up but basically 4 flats shared 1 garden. It was actually called a drying green on the deeds. The odd layout meant the shared garden was behind only one of the flats, there was a little path down the side of their flat to access it. The garden was lower than the flats so it didn't feel too much like you were being overlooked by their flat. One day I went to hang out washing to discover they had replaced a window with big double doors and steps leading down into the garden making it feel very much like you were intruding in their garden. I was shocked but too young to realise I could probably have done something about it. We didn't want to upset the neighbours! They also then started to just let their dogs out straight into the garden and didn't pick up their poo. We sold up and moved soon after!!

I remember the driveway gates lady too. I wonder what happened in the end. The wife, as I remember, was a right snotty one who told her to take it up with her solicitor when she went round to discuss. I think loads of MNers recognised the address form the pictures.

OP is probably in bed now, but I would strongly advise putting cable ties round the handles to prevent the builders doing anything first thing in the morning.

So what does CFN stand for?

If the builders have left the stuff in your yard I would go get it. If they come to ask for it tomorrow, tell them they're trespassing, get the fuck out your yard and will call police.

I don't envy OP, there is something about CFN disputes that just makes you feel SO vunerable (esp. when they're such CCFFNs). We once had a build that was almost finished and the builders disappeared. They had more or less done, had not had their last payment, and left loads of expensive scaffolding.

Turned out they'd ended up doing time at Her Majety's Pleasure... we sold the scaffolding as the police said they had no knowledge of it (even though we'd asked them about it!), and that and the lack of last payment made it the cheapest bit of renovation ever Grin they never came back for the the final instalment or nuffink! Hope you get your resolution and they can be tracked down.

Good luck for tomorrow OP - Once this is all sorted out, I hope you feel you can stay and continue to enjoy your space; sounds blissful. Maybe plant a couple of nice small trees for them to "enjoy" and to block them out without being at risk of any tit for tat prosecution. Chanticleer Ornamental pear or similar...
