No sign of them at all, went out and looked through and all the lights are off, definitely not in. WTF IS GOING ON????

They won't be developers. No developer is that stupid. And if they are they won't be developers for long.

I reckon they have seen your doors and fancied some of the same. The fact the builder is one man and a van a hundred miles away indicates either they know him or he's the only builder stupid enough to agree to do it within that radius.

Either way they are fucked.

Have you cable tied the doors closed so they can't open them? Otherwise they may sneak home at 3am and you'll find them in your garden having a hungover snooze when you wake up Grin

The builder was clearly shitting himself. What on earth can the owners be thinking? I'm on tenterhooks for the planning officer's visit - had a bloody grotty day of everyone having colds, the toddler wouldn't sleep until fucking half past ten tonight and I'm only just getting some dinner, but this thread has seen me through!

We live in a place with lots of very old buildings (our own house included) and have to bite our lips when neighbours moan on and on about having to comply with listings and do what the local conservation officers have told them they must do.

People are so lucky to live in beautiful old houses and yes, it is expensive and inconvenient sometimes but that's the deal. Your neighbours are absolute vandals OP, and I hope the conservation officer throws the book at them. It makes me so furious.

I was agog reading this earlier have to say- if planning are getting involved I can imagine you won't have much to do with the actual dispute as they'll probably roll their balls deal with the making good et al. The listed thing might save you the bother of getting into a dispute re. use and access to the garden. Even if they were so enclined what's the chances they'd have the money or energy after going through the ringer with the planning dept/English Heritage? What idiots- how did they think they'd get away with damaging a listed property and just get use of someone's private garden?! Are they on crack?

Can't wait to see what planning say.

If they've renovated internally also, which you've suggested they have, then inform the planning officer as if the building is listed EVERYTHING needs to be cleared with planners, down to paint type and colour, tiles, flooring etc.
Again, I wouldn't sweat it too much as listed equals untouchable really so it's the neighbours that need to worry now. They're either young and thick or older and thicker.
Such a nuisance, the thickness.

If anyone other than the planning person appears in your garden tomorrow, I'd be tempted to call the police and report that there are intruders in your garden. They must have been super keen to get in there as they've literally knocked down the wall...

Bless you OP, like so many others I've also read these threads with my mouth open and just feel so sorry for you! Hopefully planning will be helpful. It's reminded me of a situation about ten years ago at my parent's house- our next door neighbours moved and began renting their house out, one of the families that moved in came from a country where the cultural norm was for all gardens to be treated as shared communal space... which we learnt when their three children started regularly walking through the hedge into our garden and bouncing on our trampoline!! My parents felt too embarrassed to bring this up with the family (who were genuinely lovely but didn't speak much English just to complicate the situation!) so in the end had to speak to old neighbour/owner who kindly explained to them why this was a no-go. Turns out the kids had been using other people's front gardens down the road as well! Hope planning can advise you in reaching a resolution OP- unlike our renting neighbours yours just sound utterly bonkers/entitled!!

I'm actually pleased that they haven't returned home as they would likely be banging on your door. Far better to let the Council deal with them tomorrow.

TheCraicDealer yes, the builder could also be in the shit. According to Historic England:

'The offence is committed by the person who carried out the works (possibly a builder) and by anyone who caused them to be carried out (someone instructing a builder).'

So no wonder the builders tried to remove the stickers and skedaddled!
