To be really annoyed with my soon to be landlord.

He has refused to move out his washing machine - I have a really nice washing machine - I want my washing machine in my house. I've agreed to pay his mortgage +++ for a year I don't want to have to store his bloody washing machine. Grr. Hate renting.

Name and shame the agency! I'm moving rental house soon and don't want to get lumbered with fees like that.

(Not that I would be even able to pay fees that high on top of a deposit and months rent!)

Being a tenant is shit.

If there werent so many facking landlords, there wouldnt need to ve so many tenants.
I am bith at the moment and irs enormously stressful.

check out fees and agency fees of £400+ are nornal to secue house I am afraid.

Bollocks are they. I've lived in many rental houses and never had to pay a "check out fee". It's not a hotel ffs.

The highest I have paid in agency fees is about £150.

Spotted I agree, not normal at all, not even in London, I never paid anything like that.

(I've lived in 35+ houses, I know that of which I speak!)

I'm in a private let now, best thing I ever did, I fucking hate estate agents with an unreasonable yet unbridled passion.

@Crunchyfrog It is a situation that has arisen in the last 2-3 years ime, as estate agents are not making as much from house sales.

Which estate agents did you use? Genuine question as I am about to start looking for a new rent in London. @Spotted, any tips?

Bairstow Eves in Hayes for one let, a small one man band agency in North London (that was a bad one, as it turned out he didn't actually own the flat he rented us... long story.) One in Muswell Hill, but that was a long time ago, can't recall the name.

Private is the way to go, IMO.

@crunchy frog I wasn't disputing that private rentals are the way to go. I'll have a look round agencies in Muswell Hill to see if I can find it? How long ago did you use them?

That was 10 years ago - it makes sense that the moral-free parasites would have shoved the fees up, since they aren't managing to rake in the readies the way they were when the market was good. They've got to pay for their hideous shiny ties and smarm skills somehow.

Private landlords aren't social housing providers, if you don't want to rent the place on the terms which were offered, don't sign up to it - it's not compulsory. Find somewhere else.
Then you would free that place up for someone who needs a washing machine. But I agree with the other comments - you've got a chip on your shoulder about being there at all and if it wasn't the washing machine you were annoyed about there'd be something else.

I'm in a rented house right now. I can't afford agency fees of £400 so even if the house was lovely I would walk away.

Right now I am renting through a local agency. You could always try finding a landlord directly by asking around any friends who have rentrd recently. I think my house will be rented after me by close friends.

The agency is Your Move. If there had been any other suitable houses on the market in the last 6 months I would have walked away - but the area is perfect and we want to stay here.

OP, I feel your pain too. Very annoying. We lived in a rented flat with an ancient, crap washing machine that left my clothes smelling of mildew because it didn't rinse properly. When I called my landlady (who lived abroad) she didn't believe me and said "The last tenant didn't complain and SHE was very particular about her clothes." Eventually, when it started flinging the door open mid-cycle we persuaded her that we had to have a new one to protect her precious cork floor she gave us the number of the cheapest model on the market and made us go to Currys to buy it. Halfway through the tenancy her bank account details changed to a Jersey one. So I informed the tax office......

Your Move, oh dear! They were the letting agents at our last house, and very clearly rip off merchants. We had been intending to stay in the house for at least 5 years but they said we first had to sign a 6 month contract and that after that the contract could be as long as we wanted. Cue at the end of the 6 months them informing us we could sign for another 6 months or end the tenancy, rather than just give us the option of going onto a periodic tenancy or signing for x amount of time. Naturally with each renewing of a 6 month contract would be a fee at the same time, it seemed clear enough this was a ploy for them to squeeze as much out of us as they could get. All irrelevant now though, one letting agent we will be avoiding like the plague!

We have been renting for the past few year since being re-possessed thanks to the (non existent double dip). Our first rental was advertised as unfurnished and came with built in cooker and dishwasher (which didn't work) , no light fittings nor curtain poles.

Second rental - again unfurnished came with a cooker but again no curtain poles.

We are looking at moving again and the house we are hoping to move to is advertised as unfurnashed but comes with cooker, fridge, freezer curtain poles & curtains.

They vary so much in what they do/don't provide but I've never come across one whilst looking that provided a washing machine. Like you OP I rather like my washing machine and have got used to lugging it from house to house.

Renting sucks but needs must........

We are renting through Featherstone Leigh, pay £160 admin and contract and £70 references. Yours is very steep.....

As a landlord myself I can honestly say if you had come to me to rent a property with that attitude you would be looking for somewhere else. You don't like it then buy a house . You are not paying his mortgage either by the way you are paying your rent. Really get a life.

Yabu. I let mine with white goods. They didn't want them & chucked them out. This left me out of pocket for the next let & unable to recover costs from the deposit dispute.Not all landlords make a huge profit. You should've checked before you moved in.

As a landlord who always lets to HB tenants never uses references because to be frank they tell you nothing and does the whole thing herself I have a few thoughts. Firstly landlords it is a business if you give good customer service they tend to stay with you, you need to be flexible I offer both AST or fixed term lease depending on the customers circumstances. From what I have experience three quarters of tenants are fantastic and look after properties, one quarter are a disaster and when this happens you just have to take it on the chin.
You largely only ever hear about the bad landlords and bad tenants which makes the whole rental market appear a lot more fractious than it actually is.

Cravey What attitude are you referring to? The only attitude on this thread appears to be from the hords of landlords who seem amazed that tennants don't like to be ripped off by letting agents or landlords. Or from those who think believe that anyone not happy with letting should 'buy a house then'. Are people really so totally lacking in empathy that they can't relate to how annoying it is to be renting when all you want to do is buy a nice place for your family?

The attitude to which I was referring was the whole oh I am paying his mortgage for a year. The reason I am a landlord has nothing to do with empathy I provide a service for which people pay. All the op needs to do is move the washing machine or use it and store hers. Simple really. I also stand by my statement of not liking it then buy a property yourself. Landlords often get bad press and I do realise that some are not good landlords however some of us also have bad tenants who feel they can do what they want when they want and then moan about having to pay rent. I also cannot empathise with anyone wanting to buy a home for family. If someone wants it that badly then I am sure they could do it. Oh and can I just state that I certainly do not rip anyone off as you so nicely put it.
