To be really annoyed with my soon to be landlord.

He has refused to move out his washing machine - I have a really nice washing machine - I want my washing machine in my house. I've agreed to pay his mortgage +++ for a year I don't want to have to store his bloody washing machine. Grr. Hate renting.

My new house has a washing machine which is far better then mine Wink. I'm giving mine to that someone who can't afford to buy one. It's not the end of the world. Smile

Because Teeb having looked for months and months and months this was the only flat we have seen that is big enough and affordable for us in the area we want to live in. Our current house we have been in for just over 2 years and didn't have white goods so we brought our own and got the nicest we could afford. I didn't think about the possiblity of having to get rid - I thought that smaller places that get tennants moving regularly were normally with white goods, larger family homes normally come unfurnished - guess I was wrong. I will give mine away I guess, just irritating. Property goes very quickly where I live, often it isn't advertised even. I just feel really powerless I just want to have my stuff in my home.

Did you agree to rent it knowing that the washing machine was included? If you did then YABU but if you didn't then he should arrange to have it removed.

You are paying him rent and like other posters have said it costs a landlord a lot to rent out a property. I should know because I am one. Comments about his mortgage are uncalled for. His finances are his business. If you are spouting off just because you're annoyed then fair enough. if not then I'd hate to have you as a tenant because you sound like you could be high maintenance.

All you can do is ask OP, if you're told 'no' then it's not really the end of the world. Your washing machine will find a home, stick it on freecycle and they will rip your hand off for it.

I assure you Crispy I am not a 'high maintenance' tennant, I pay my rent, I look after my home - I just want a nice house in a nice area that I can put my stuff in. I want to stay there until I win the lottery or inherit from some long lost aunt. I don't want to have to give away a nice washing machine that I worked hard to pay for. But I will, and I know its not the end of the world its just a bit gutting. Obviously being annoyed by this makes me an awful person. I'm off to bed x

I think lots of Wine is needed by the OP and Loopy. The whole cost of housing stinks.
We managed to get on the housing ladder before things went silly, but we only have this house by the absolute skin of our teeth.

Why would you give the washing machine away? You could ask a friend if you can store it in their garage until you need it again, or you could sell it. You dont have to give it away.

I have never seen an in furnished family home rented out with washing machine and I have seen a lot lately.
Op see if you can store there's somewhere, friends garage or something. Go over and wipe it out with bleach every few months.

Does it make it count as part furnished or something? Think that gives the LL more rights.

Is he a proper landlord or an accidental one? The one's I've lived in who have wanted to sell but couldn't were rubbish. My current one is fabulous, professional but with a small portfolio.

YANBU if it is advertised as unfurnished.

Me and DP both work full time. We are not 'poor' and we have a council house. Moved in a few weeks ago. Before that I was in a council flat.
So no you don't have to be poor.

I rent a house out. Regardless of the cost of the machine, if someone threw out my stuff I woyld see that as a reason to end the tenancy. And possibly theft.

Is there a shed or anything you could store the washing machine in and plumb yours in?

Sorry but you agreed to rent the place with the washing machine. Accept it and move on. Alternatively plumb yours in and live with his in the house.

Did he agree to move it out beforehand? If not then YABVU. You sound like a bit of a nightmare tenant tbh. The landlord can't be expected to keep changing white goods to suit each tenant, and most tenants want washing machines.

I've had to do this, bought a WM and then a year later moved into my own place which had one fitted. Couldn't be bothered to swap them so I sold the old one for about 40% of what I paid. A last resort might be to offer to give your LL your WM if it's that much better. You'll miss out on the sale money but have what you want in the house. Could be a good compromise if you plan to stay long.

I don't think yabu but I do think you are over reacting slightly! I rent too and hate all the ridiculous admin fees too, whilst paying rent we can't afford to save for a deposit. We applied for social housing and are in priority band d, obviously there are people worse off than us that need it more so for now renting it is!

The last house I had the landlord had a fridge freezer and washer/dryer in, I politely told him I'd not long bought my own (his weren't in very good condition) he took his out. Could you sell your own and use the money to cover the admin fees? Or if yours is in better condition ask if you could sell his and leave yours when you leave the property? Sometimes its better not to sweat the small stuff, its just something to wash your clothes in at the end of the day!?

OP I'm in the same situation. Our LL left LOADS of shit in an unfurnished property. There's a broken fridge/freezer in the garage. A shed full of stuff we're not supposed to touch, and a locked loft. They even left food in the freezer. Free food is fine, but I'd expected it to be clean.

They're out of the country and leave us alone, but every time I walk past their stuff it irritates me.

I think the uncertainty of renting is adding to my mood. I get that the landlord could be dealing with new tennants next year, but we really want this place for several years, we can't have a tenancy longer than a year. I could get rid of my stuff and be given notice to go after the first 6 months - I hope it is unlikely, but I would love to be in a home I could make my own. My washing machine is the first one I have brought - it has a toddler lock and I can preset it the night before to have all my washing done when I get back from the school run - its lovely. We also brought our first fridge freezer a year ago and our new house just has a fridge..

I also understand the frustration of not being able to sell - we owned a flat, brought with a key worker loan - when I was pg with dc 1 - at the hight of the market we tried to sell - 11 viewers in the first week - then the markets crashed, banks stopped lending and there were no ft buyers to be had. We stayed - in a 1 bed flat until dd was 2 and I was expecting ds - we eventually were able to sell - we accepted an offer of what we paid - we were really lucky we brought when we did - obviously having a social housing loan meant that we couldn't rent it out and made buying a larger property impossible. So now we rent - and we've been really happy in our current house - family run letting agents who haven't charged silly fees - a really nice house we have loved living in - but now it is just too small. We may never be able to buy again. Housing in this country is just so silly. It just feels like we at tennants have very little say and legal protection.

Anyway the washing machine is small stuff really I guess - just upset me last night. Why I thought going to MN for sympathy was a good idea I have no idea Brew

Goodness me, you do seem to be very angry about renting. Whatever your situation its not your LL's's fault you know!! It actually doesnt make sense for him to leave his washing machine in there anyway because if it breaks he is obliged to fix/replace it.

Speaking as a LL, I can assure you that we dont get many rights either and bugger all legal protection - from where I'm sitting the tenants in my rented place have more rights to it that I do!

And yes, YABU! But I do understand your frustrations, its a shitty situation housing wise at the moment but be patient and it will improve....one day!
