I don't want to let gas man in

I don't want to let the gas man in. I have already cancelled twice. Every year I get warning letters.. I don't want to let anyone in. I don't want have any form of interaction. I don't want anyone physically in my house. I don't even know when they are coming. I just know its an afternoon appointment.

Wer carry out these checks on bahalf of landlords and local councils.

The gas company will have your phone number. The individual engineer may not . That is so that we can limit who has your personal data.

CHecks take as long as they take I am afraid. The engineers are personally liable. That means that if they don't take the proper care and something bad happens they can be personally prosecuted. As one of our engineers said to me me lately. I'mplaying with people' slives, it isn;t worth it.

It is difficult to give exact times as you never know if the job before will run under or over.

I remind mine the night before that they are due at my flat the next day so there is a digital trail

I was just looking at messages from them. Gas checks is meant to be yearly? But the 2025 appointment says October. But there was an appointment for 2.25 made for 2nd July.. so thats 9 months.

OP, its gas safety and if you are not careful, they can turn up at your door with police and a lock smith to gain entry.

Wether you are in or not.

Its none negotiable, you have to let them in.

I know you wernt speaking to me but i will have to take the security risk and leave my door open when mine is due as the temps this shithole gets up to exacerbates my IBS so i could be on the loo. Like i was several times the Monday just gone

I just found messages on my pld phone it says they tried mid September 2025 also 26th September. Then it gos to my newer phone to October. So i must have let them in. When it was October.

Makes no odds really, they have to come when they have availability. Mine sometimes cancels because they have a bigger job somewhere else, I make sure I can contact them directly though so I’m not waiting around too long.

Sorry they didn't come yesterday. If you have a history of refusing entry they might book you in earlier to give leeway without going over 12 months.

Maybe the original date years ago was July and they just stick to it, especially if it’s been delayed in the past.

Yes, it will be on the database for each July but if it has been delayed every year that will have pushed the date back. Plus gas engineers are very busy from Octobetr onwards with breakdowsn when everyone switched their heating back on when it gets cold. They don't want to be clogged up with doing safety checks when 92 year old Mrs Jones or Mrs Smith with a newborn baby has no heating.

Yes, this and as @ElizaSchuyler says. Your annual check is due in July. It remains July, even if it is deferred/delayed repeatedly. The October attendance will count as a fulfilment of the original July appointment in their system. That's how it is for me.

If it's a council or housing association, they probably have at a minimum hundreds of properties to service each year; their system would likely struggle to cope with fluctuations of next-appointment-calculations from the date of actual attendance at each individual property. It's easier to manage with a system that generates appointments and checks along the lines of "All properties in area XT31 9: 1 - 15 July, All properties in area XT31 10: 15 - 30 July, All properties in area XT31 11: 1 - 15 August... etc."

Yes, that's it exactly.🙂 I know it makes not much sense to us individually, but to big organisations it's the simplest and best way of managing things.

Most Housing Associations and Councils start trying to get access about three months before the gas safety expiry because the check is a legal requirement.

If you’ve refused access before, you’re already flagged and they will escalate faster because they know you’re likely to delay again.

Where I work, we issue a Notice of Access at week 6. By week 8, the legal process starts.

Before anything goes near court, legal letters are sent out and housing officers will have already made several attempts to contact you — phone calls, emails, out‑of‑hours calls, and even attending in person, every single attempt is recorded by evidence. If there’s still no access by week 11, we apply to court.

Once that application is made, the tenant is liable for the costs, usually £400 or more, even if they suddenly decide to cooperate afterwards.

Anxiety doesn’t change any of this. It’s understandable, but it doesn’t excuse refusing access.

Gas safety checks are mandatory and the landlord has to comply with the law. The court won’t accept “I was anxious” as a reason for blocking a legally required inspection.

Most HAs and Councils have trackers on their vans now, so they can easily prove they attended your property. My employer’s trades also take photographic evidence of every Notice of Access, time‑stamped and dated on their handheld unit, and it all gets logged in the system.

Any claim from the numerous attempts, claiming that they “never came” or “didn’t try” won’t stand up because the evidence is already heavily recorded.

So when you say you have always been like this, I can't see that is true, there must be a trigger for things beginning to change and escalating to where they are now.

Sometimes they will do it 2 months early. (So if it was done in October one year, it will likely be in August the following year.)

The safety check HAS to be done every 12 months, and if they organise it for 12 months to the day, and the tenant is out, then they are in trouble, because it's gone past the date. Doing it every 10 to 10 and a half months, usually ensures this is doesn't happen.
