Soo I’ve just had a call from our letting agent went to voicemail as I was on a call and my fucking husband hasn’t paid the rent for the last 2 months….

The bastard is at work and his phone has been switched off

I don’t have the money to pay it all - I did wonder why he had some extra money

We have separate accounts he pays rent etc I pay other bills it all works out fair

I am so bloody angry I daren’t phone the letting agent back and I’m off to check his emails 😡😡😡

Years ago I did this. I didn't pay rent for a month as the Standing Order wasn't renewed (by me). I didn't have online baking at the time and was only in the habit of checking my account when the statement arrived in the post.

I was mortified whrn my landlord called me to ask where the rent was.

TenderDandelions · 10/08/2023 10:44

If he's had a couple of stays in hospital, perhaps his salary was lower and there wasn't enough in his account for a standing order to go out?

I don't always check my bank account. That said, if there isn't enough money in the account to pay a SO, I do get a notification from the bank.

If he doesn't check his bank account, didn't get a notification and the emails were in Junk, then it's feasible he has no idea.

I'm glad you've had a change to take a few breaths before you speak with him OP and hope you can resolve it easily.

Fizzology · 10/08/2023 10:49

Don't panic. Stop calling the letting agent. Send an email to the letting agent, thank them for calling your attention to this and ask for 24 hours to investigate.

Then calmly speak to dh when he's free.

I haven’t managed to get hold of him yet! His phone is still off

The last email from the letting agent said the landlord can now apply for a section 8!

If he's normally on the ball, it sounds like a genuine mistake. Not necessarily surprising if he's been in hospital. Maybe he set up a standing order and it has stopped for some reason. He clearly wasn't getting the emails if they were going to junk. I think you need to find out a way of both checking that payments are being made in the future.

Just let it go for another few hours. This situation has been ongoing for 2 months now, you don't need to resolve it in the next half an hour.

Doormatnomore · 10/08/2023 10:52

Oh god this reminds me when I got a letter about unpaid council tax. No details just non payment for 2 years! It was DH’s bill to pay and I lost my mind like op. Dh was in work in another city and was insisting he’d paid. I drive to the council office to pay with savings, fully intended to throw him out. If he hadn’t told me and wasn’t prepared to tell me why we were over. I called my mum and everything to get dc’s because it was over. Got to the council like a mad woman crying but mad as hell. We’d moved mid year and they rate had also changed at another point in the year. We were £2.11 out in total. Was like a horrible dream.

I know it's scary, but please stay calm. It's likely that they have included that as part of a standard template.

A possible outcome of this is also that the letting agent needs to improve their chasing process.

peebles32 · 10/08/2023 10:57

OP. The landlord will have rung him before this. We were late making a payment as out standing order had ended and the agent rang us after 5 days. I would be really surprised that they have not rung before then.

Just out of interest does the landlord still get paid through the agent if a tenant is late paying rent?

weirdoboelady · 10/08/2023 10:58

I disagree that this can wait a few more hours. I would be paying a month's worth NOW if you can afford that, with an email to the LA saying emails have been going to spam and you are in the process of sorting it. Should freeze any action.

6WeekCountdown · 10/08/2023 10:58

Well if you had a joint account you would know what had and hadn't been paid with the click of a button 🤷‍♀️. As for posting on here when you haven't actually asked your husband, I find that bizarre, it could literally be a mistake on their part. If my husband paid the mortgage and we'd missed a month or 2 my mind wouldn't jump to "omg he's keeping the money", it just wouldn't. Is there no trust to start with given separate money and jumping to conclusions?

The last email from the letting agent said the landlord can now apply for a section 8!

Just pay it to less than eight weeks rent and then they can't. (Though could still section 21 but that seems pointless if just an oversight)

RentNotPaid · 10/08/2023 10:59

I don’t have a full months rent in my accounts to cover it, I will do tomorrow as I get paid weekly.

Should I send what I have now? It’s £100 short of the full £1500?

I’ve been kicked out of my isa account so I can even see what I have in there

@RentNotPaid What a complete nightmare.
No one would ''forget'' to pay rent or mortgage, surely..It's such an important bill to pay.
I just hope that your husband has the money to pay it, and that nothing bad will happen to your tenancy.

peebles32 · 10/08/2023 11:01

Also it could have gone to the wrong agent account. My mum kept paying hers into a deposit account and the landlord did not notice

PickledPurplePickle · 10/08/2023 11:01

Just wait and speak to OH first

Then work out next steps once you have all of the information

peebles32 · 10/08/2023 11:01

Yeah just wait. It might have been paid.

reducemug · 10/08/2023 11:01

Wait and speak with him. Just give it a few hours.

Maybe speak with DH first to check bank to make sure it's at your side not there's,and then as long as it's under 8 weeks they can't seek a section 8 .

buckingmad · 10/08/2023 11:02

Pay a months now as a gesture of goodwill and explain about the emails being in the junk. It's not really an excuse as rent is a pretty obvious bill to pay each month and I would definitely notice if our mortgage money hadn't come out of our account but at least it shows you're not trying to mess around.

Redglitter · 10/08/2023 11:02

I'd leave phoning the LA until you've spoken to your husband. They're only going to tell you what you already know - the rents not been paid.

IhearyouClemFandango · 10/08/2023 11:03

Honestly, if he is normally switched on with money my first reaction would not be "fuming". Email the letting agent, say you're not sure what has happened and will find out and come back to them. That you haven't been ignoring them, but the emails went to junk. Then wait and talk to your husband.

RentNotPaid · 10/08/2023 11:03

Our rent is £1500 we owe £3000, I have £1400 I can scrape out of my main account and bills account shall I pay it to the letting agents while I await my husband to call me?

I don’t have another £1500 to send the other months amount
