Holiday makers at it in hot tub...

We have a couple of converted barns as holiday rentals. Before anyone starts, no we can't get residential permission on them and no we don't make much money at all especially now the business electricity is so high (and no we don't get help for that). Anyway, they have good sized gardens and are not too far from the sea so attract families with small children this time of year. They also have hot tubs. Last night was the first warm and sunny evening since last check in and guests in one cottage (two adults) were having sex very loudly in their hot tub at 9pm (along with loud music). I'm not sure if they thought they couldn't be heard because a hot tub is pretty loud if you are in it. Or maybe they just don't care but hot tub noise is NOT loud to surrounding gardens, fields and houses and we can quite often hear people's slightly raised conversations in them. There are not many buildings or traffic noises around to drown out noises. I shuffled our kids off to bed pretty sharpish. The guests know we live on site when they book and have heard our neighbours kids during the day because their garden is almost next to theirs and also sound travels really, really well here. Anyway this has given us the ick big time. They are here until the weekend. I want to say something to them so it doesn't put off other guests. OH does not think we should (he also wants to get rid of all hot tubs asap!) and has dragged himself to work as per usual so it's just me and the kids. WWYD?

Even in hotels, you can often hear "sex noise" from the rooms next door. Sometimes it's "vocal", sometimes it's the bedhead banging against the dividing wall, sometimes it the floor boards creaking from the bed movement.

Would you expect the hotel owners to tell their guests to refrain from sex?

The OP just needs to improve the soundproofing by better fencing/hedges/planting etc.

Yes I thought the same. Not sure why a holiday let is any different from a hotel in that regard.

And noise will travel from an open window or balcony as much as it will from outside.

actually its pretty rank they do that if its not their private tub

i would 100 percent tell them and also say you had complaints 😂 let them stew 🍲

I love a hot tub, never actually had sex in one cause I assume it's not actually that comfy but I'm under no allusions that loads of people have sex in them and I wouldn't assume those people are trash or chavs either it's just human nature. Couples on holiday will have sex anywhere and everywhere and as long as you clean out the hottub what's the big deal? People will also have sex on the sofa, chairs, tables, showers etc

The noise is another matter altogether though its very disrespectful to yourselves and the other guests but the actual hot tub sex is to be expected. It's like being shocked people have sex in a lovely hotel room- of course they do it's why couples go away to relax and reconnect and have some fun. We do have such a weirdly prudish attitude to sex in this country.

Maybe just send and email about noise levels but definitely dont say anything about sex.

I agree with PPs re email and getting rid of the hot tubs if you don't feel comfortable.

However, I do find it funny that - in a holiday let - people (as a whole) will probably have sex all over: bed, sofas, floor, bath, shower, kitchen etc. Yet no one mentions how disgusting this is and how everything needs to be bleached and burned after every changeover. Hot tubs are possibly cleaner (than a mattress, pillows, sofa etc) as they are cleaned often and full of cleaning chemicals. I know the other places I listed are "private" whereas the hot tub is outside and somewhat "public" re people over-hearing.

Precisely. It’s part of the attraction of holidays. OP should say nothing, close her windows, put on music. And she’ll have happy contented guests who will come back.

Nothing worse than being observed or listened to by others, which is why I’d never let from a nearby owner.

Well OP, you should have known what type of people would be booking if you have hot tubs .... surely they are a massive expense now too? Get rid, and you might get a better class of guests.

If you are properly maintaining chemical levels/filtration/ fully changing the water between guests etc then really there isn't a hygiene issue here, and you are naive in the extreme if you think other guests haven't (perhaps more discretely) done the same.

The issue is the noise, surely. Presumably if you have a noise curfew then you should be enforcing it. If you don't, then, well, there isn't much to be done.

Awkward and embarrassing as it is I think you have to say something about the noise to them today before you get a repeat performance. it’s not fair on your other guests (or you).

I won’t book anywhere with a hot tub because I don’t want to use one and I don’t want to hear other people in theirs.

A notice in your welcome pack and near the hot tub saying “please be mindful of your neighbours when using the hot tub - sound tends to travel further at night. Hot tubs must be vacated by 10pm and noise kept to a minimum after 8pm”

Yes I would do this, and consider removing them in future as they are expensive to run and not a universally big draw. I don’t think you can say much to the couple that are there currently unless any of the other guests complain.

Exactly this! I've heard it a few times, but it's far from a regular occurrence. I think it's one thing hearing it from a hotel room though, and another when it's outdoors and you know other people are in the vicinity and you're shouting about it. Probably some kind of kink.

Do you tell the guests this before they book @breakfastofchampions ? What if they don't go out? Don't you think they might be a bit creeped out to know that the owner is watching them so they can sneak in while they're out?? I understand your reasons (and that you're trying to be considerate) but this would really unsettle me.

I stayed in a lovely AirBNB once that was the wing of a house so had a locked connecting door to the rest of the house where the owners lived. (I'd stayed in a converted barn they also own previously so they knew me and knew that I'm a good, tidy quiet guest). I came back from a day out and realised some things had moved and it was obvious that the owners had come in while I was out. I really didn't like it! I didn't have anything to hide but it felt like a huge invasion of my privacy. I've never gone back there.

I don't really see what business it is of yours to be honest. A polite reminder to future guests that noise carries further than you think, and yes request no noise outside after 10pm. If you think other guests aren't using the hot tubs for similar purposes then you are naive, you just heard them this time!

I personally like hot tubs Grin. I prefer the kind that would be drained between guests though

They're paying to tent it, so I don't think you can tell them what they can and can't do, unless they're damaging it, which they're not.
