Depends who owns the land. It’s worth nothing if someone can whack a dirty great building in the way and block the view.

Location obviously has a massive impact on pricing but it's impossible to put a price purely on the view

I imagine that the waterfront location and view will attract lots of interest for the property (although might put off prospective buyers with young children)

This is the view from the balcony of an apartment I own, and I can tell you that it cost 10% more than the identical apartment with a pleasant garden/fell view but no glimpse of the lake.
That was 3 years ago.
Does that help at all?

Depends if the road is busy. Also where you are. But if you are asking if two exact same houses were being valued but one had no view, then I would guess 30k

Location is Scotland 35 miles west of Glasgow or roughly an hour commute if you were working in Glasgow.

The view is lovely but the road interrupts it, even if it's not that busy. I think a house with the same garden but without a view of the lake would be about £25k less.
