IncrediblySadToo it is accesable swimming/kayaking/fishing, we. Have done all of the above from the shore right across the road from our drive, you can walk along the shore for miles

It's lovely and there's a lot of potential in the house - air bnb possibly or small guesthouse - but are you trying to find out if it's overpriced? At the moment the housing market is virtually flatlining which could explain it if you've had no interest.

If that’s Garelochhead it won’t be much depending on the house size. Maybe £280k? With a road interrupting the view it’s not so desirable and that part of Scotland has something like 4 x the rain of the South East. So you can probably barely see the view through midges and rain anyway. Better off the other side of Scotland.

View is just as important to me as the house, maybe more so so I’d be happy to pay a premium. 10/15%?

I do think much here depends on your target types of buyers for the property.

Dozer, true it does, but with homeworking on a fiber connection in a pretty rural location, it should be a broad target audience

It’s a difficult area because the Park has more “Loch view cache” but (generally) an awful place to live, but property has a base-level value as holiday rentals. Not sure that Clynder/ Rosneath have that really, lots of MOD and not great commute anywhere. Doesn’t have water frontage, and on an A road. Might be significantly better properties for the money.

Nearest town Helensburgh but that’s an odd place, with the overly-fancy and the opposite end of the scale and not much else.

A view is difficult to price though. My house had amazing open country views. It will sell the house, but a new build with no views in the village will sell for as much as this 300 yr old cottage. For all it’s wonderful view there are other things that will put people off too!
