Why isn’t my house selling?

Honest feedback please. We recently had a buyer pull out and after re-marketing it 6 weeks ago we still don’t have a buyer. I just don’t understand it, our house is very well priced for the area, we live walking distance to town, train station and a popular school.

There is no legwork, you just type a postcode into the internet.

OP are the agents’ measurements correct for the bathroom and third bedroom? I’m not sure they are, or were they measuring the bathroom floor rather than wall to wall? The third bedroom measurements don’t make sense either. The agent is silly to describe it as having three spacious bedrooms though, they’re all tiny.

And? I would never buy a leasehold property. Never. I want to own the property not just the right to live in it. If there is any chance of being able to buy the freehold I would consider it - but only in that situation.

DH can’t deal with stairs in living rooms - not sure why, but he says no any time we see a house with that layout.

Yes, mis-description like that will just piss off any potential buyers, they won"t come back if they are conned like that.

It's very much a first time buyer's house. I doubt that a FTB would want such a big garden though. It's a huge commitment. Other snags: leasehold
no downstairs loo
stairs off lounge
tiny bathroom (can't see a shower)
conservatory
third "bedroom" too small to be useful
swirly ceilings?
My house is smaller than yours, but still has a downstairs loo and a shower over the bath.

Most wouldn"t buy one again - Because most will never be leaving the one they already bought, or more realistically "borrowed"!

OP have you queried /checked these measurements?

The bathroom can’t possibly measure 3 feet 5 inches between either set of parallel walls, widthways apart from not fitting a loo, basin and bath surely it must match the third bedroom, lengthways it wouldn’t be long enough to accommodate a bath.

Frankly I think the agents seem incompetent and those errors along with hopeless photography are sufficient reason to drop them.
