Why isn’t my house selling?

Honest feedback please. We recently had a buyer pull out and after re-marketing it 6 weeks ago we still don’t have a buyer. I just don’t understand it, our house is very well priced for the area, we live walking distance to town, train station and a popular school.

Still very early days. There's many houses by me still up for sale over a year later. There are always some that get snapped up quickly, but most seem to be in the market for months and months and unwilling to drop the price.

Makes you wonder if the sellers ever watch financial news or have a clue about how house prices are set?

I mean things that would put me off

  • 3rd bedroom is too small
  • conservatory is more a “lean too” and not a proper dining room
  • stairs in the lounge
but then different people like different things it’s very well presented tho

The market is difficult right now. The one thing which would put me off is that it looks like access to garden is via the conservatory. I would imagine that you can’t open the doors out to the garden from the living room and it might get really hot in the summers and it’s also a nice thing to be able to do.

Having had these in previous homes though - 1. stairs in living room and 2. Conservatory used as dining room, they would put me off although I know you can't change that. Issues with sound travelling up the stairs and conservatory too hot/cold.

For 250k I'd expect a nice, maybe older 3 bed semi, with hallway and dining room at least.

Main issue as I've previously said, most sellers (where I am, similar kind of area to where you are) are in for the long haul at the moment, several months to a year or more to sell.

The house looks lovely. The leasehold thing would put me off, in fact I would only have freehold ticked on rightmove anyway

I really like it and leasehold wouldn't bother me. I wonder if it'd be worth getting planning permission for a small extension on the back - there is obviously potential and people might be encouraged to buy if they can see how they could add value. I'm not sure how much that would cost though.

For me the stairs in the living room would be a big no no, both because of heating and noise.

So if you mean well priced compared to similar sized houses that have a seperate hallway with the stairs, you're wrong because you're not comparing like with like.

Looking into buying the freehold is a good idea. I’d be slightly put off by a leasehold house but not too much given the low ongoing cost.

I’d be put off more by the conservatory (which looks more like a lean to?) and small bedrooms personally. Could you put the dining table in the kitchen and retake that photo? The conservatory probably needs to just be knocked down and it would be useful to see how usable the space is without it.

It’s a lovely house though which has obviously been well looked after, so there isn’t too much you can do unfortunately.

If you paid £227k in 2021, what makes you think it's worth £250k now?

@rootsandwings89 not sure why it's not selling but can recommend a good idependent estate agent in the area that we sold our house through last year.

But it's not just about how many years are left on the lease, there's also issues around ground rent/service charges. My understanding is that the proposed legislation changes around leasehold properties haven't come into effect yet so I think a lot of people will just swerve anything leasehold.

Yes, the arrangements around OP's house might be fine, but it would still make me wary, just becuase I've heard leasehold is a problem and I don't understand it fully, e.g is the peppercorn rent sometbing that could change? . In a market where there are loads of similar and similarly priced properties, I'd just move past this one.

The leasehold will be causing a problem so it's a good idea to resolve that if you can. But also, the two smaller bedrooms are tiny. The conservatory is very small and won’t be usable for half the year because it'll be too hot or too cold, you already know that is an issue as it’s the reason your buyers pulled out.

I don’t think there is very much you can do, other than reduce the price.

Or the fact that sold prices in the area show a similar increase? Nr 90 bought for 250k in 2021 went for 300k in December 2025 so clearly there has been a price rise in the area.

What do you think it’s worth?

Oh Lord, these posts make my teeth itch. Every one’s got an opinion and it usually starts with ‘I would put some lovely….’ OP your house is a perfectly nice clean house. The market is awful, it’s the price, sadly it’s always the price. Good luck.

I agree it’s beautifully presented no need to change anything or putting flowers here and there. It’s just how things are at the moment. Wait a bit longer then reduce the price a little. But certainly there is nothing wrong with it. Be proud of yourself for keeping it a lovely home. Be positive.

Adding to the 'I wouldn't buy anything leasehold' chorus. Apart from anything else, they're harder to sell than freehold properties.

Did the EA talk you into selling 'offers in the region of' £250k (increase of 13%) because I can't see how it's justified? OIRO is never helpful for a potential buyer.

For that price in your area I would expect two of the bedrooms to be bigger, as well as the bathroom and for there to be a hallway.

I'm really surprised your EA didn't state the peppercorn rent in the listing, so that makes me think they're crap. Having said that, I understand that the freeholder can change some of the terms and conditions when they want to?

Worked in property for decades and I’m afraid it’s because it’s a leasehold house. This will greatly affect the price.

A) it’s very grey
B) I know there’s nothing you can do about it but I would never again buy a house where the stairs go up from the living room. All the heat gets lost upstairs and also the noise stops the kids from sleeping.

Apart from the kids rooms, its very grey and dull. Inject some personality with colourful cushions, pictures, flowers.
