Why isn’t my house selling?

Honest feedback please. We recently had a buyer pull out and after re-marketing it 6 weeks ago we still don’t have a buyer. I just don’t understand it, our house is very well priced for the area, we live walking distance to town, train station and a popular school.

The fact it’s Leasehold will put a lot off

It will be the leasehold in this case, though, rather than 'it's too grey' or 'lack of kerb appeal'.

Yes we moved in to our current house in 2024 and our conservatory has a proper roof and radiators which has made it year round extension of the house. I remember viewing a house that had a nice big conservatory and the owner gleefully telling me it gets to 45 degrees in the summer! We saw no fun or point in that especially with the heatwaves now.

Solidarity OP. Our house has had one lowball offer (12k more than we paid in 2017).

It IS the price, ultimately, but it's also not only the price right now, because there aren't enough buyers in the market to meet even reduced prices. Buyers are in a better position because of the sheer volume of properties available, and because sellers have usually come to the crunch point of needing to move Vs buyers who can be more speculative.

You just have to remember that you are also a buyer in this system, and the value of the house you want is no less impacted.

I have a viewing list of six houses I want to make lowball offers on because they've been hanging around since April, so I can hardly whine when someone does it to me.

It's Leasehold. What are the terms? If the Ground Rent is increasing every few years that would be the reason.

What’s your price is based on? What was your purchase price and how long ago, are there service/management charges?
What similar properties sold for in the last 12 months?

Nice house. If a bit grey. Add some colourful cushions and a rug, Habitat is great for this. A coloured blind or kettle in the kitchen will drag ppl in. Ditto bathmat! Remember, ppl are stupid and can't see it if it's not right in their face.
Oh and the wardrobe cupboards over the bed are really dated & make it feel smaller
Also u have d epc, ppl want a c to let or the future.

I think for that area of Congleton the price is not unreasonable. Main things that would put me off are the garden looks very overlooked and lacking in privacy, stairs are off the lounge instead of the hallway, no dining room and the bedrooms look rather tight size wise. But as others have said, get the price right and everything will sell.

The size of the bedrooms would put me off - there doesnt seem to be much storage, where do you keep your clothes? There looks to be 1 double wardrobe and one single, i could fill that myself before my DP even got a look in! I cant see any drawers either, or space to actually put any.

I also agree with others who say that thwe conservatory is more like a lean-to. I doubt you could even put a proper roof on it as it doesn't have any walls, not even half ones.

The more people do that the quicker the market can return to normality.

1. Leasehold charges - It currently states £10 every six months I think. I’d state this is fixed, if it is, and I’d set out any further charges clearly. People assume the worst if the truth isn’t stated in black and white.
2. I absolutely love your garden. I think it’s a huge selling point. However the agent has uploaded a shot which halves the length of the garden for some weird reason. I’d cut that photo. Can you add more of the shed, if it is well organised?
3. Someone else mentioned the AML charge. Is it usual for buyers to have to pay this? If not, change to whatever the normal practice is.

I dont think its just the price, its on at comparable price for what's sold recently in the area. The 2 smaller rooms however, are quite small which is what would put me off. Its also not been on for long enough to say either way imo (its typically at least 3 months around us on average these days). Its clear a good few of the houses in this area are leasehold so if anyone is looking in this area it feels like something they would be aware of already

It’s looks a really nicely presented family house, and seems an attractive price. It is just the market right now. Where we live is a very popular area, never seen so many properties on the market and they are often taking a long time to sell. Unless you really need to move now, I would take it off the market and try again in early spring. Good luck.

No real dining area and a cold conservatory add on that is also boiling in the now summer heat waves we are getting. Grey decor is very dated. Looks a bit tired and could do with some style updating, eg paint the front door, repaint the grey walls. Can’t you add a round table for 4 in the kitchen and change the conservatory to a home office type area?

I’d see leasehold and not even look at the photos.

Yes, I actually have no problem for selling our house for what we paid for it, it's the speed of the market that is driving me mad.

The person making an offer first saw our house eight weeks ago! And they're revising their offer now - and it's been a week.

I mean, the price is the price, and is reflected across the entire chain, but the turgid movement is maddening.

Many people have to sell for less than they paid, getting your money back isn"t necessarily how the property market works? Not sure what you mean by the "price is the price" buyers can change their offer right up to the last minute, and 8 weeks isn"t long if it is a big purchase for them, they might be re-considering or have funding problems?

It’s modern and move-in ready. 2 bedrooms are too small but it will sell for the right price.

But MNet should not approve these threads without OP listing 5 closest competitors 😃Because we can make sense of the prices for random areas only comparing with other properties in the area.
